WHAT CAN WE EXPECT FROM THE 2018 HOUSING MARKET?

It’s the time of year when we look into our crystal ball and offer housing market predictions for the coming year. And by crystal ball, we mean Windermere’s Chief Economist, Matthew Gardner, who has been traveling up and down the West Coast giving his annual forecast to a variety of real estate and financial organizations. Based on his predictions, and some observations of our own, here are our thoughts on the housing market and what you can expect in 2018. HOUSING SUPPLY

In 2017, there continued to be a significant imbalance between supply and demand in many markets along the west coast. Home sales and prices rose while listings remained anemic. In the coming year, there should be a modest increase in the number of homes for sale in most major west coast markets, which should help relieve some of the pressure. HOME SALES

We are expecting a modest 3.7% increase in home sales in 2018. In many areas, demand will continue to exceed supply. As mentioned above, though, we should see a slight increase in inventory, which will help take some heat off the market. Because of inventory growth, home prices nationally are likely to rise by a more modest 4.4%—down from 5.5% in 2017.

MILLENNIAL BUYERS

Millennial home buyers are expected to be one of the biggest influencers in the U.S. housing market in 2018, despite the increasingly high cost of homes in many west coast cities. As this generation matures and becomes more established in their careers, they’re saving money for down payments. Many are also having children and are looking for a place to raise their families. INTEREST RATES

Interest rates continue to baffle forecasters. The rise that economists have been predicting for several years has yet to materialize, but we expect rates will rise gradually in 2018 to 4.9% for a conventional 30-year fixed-rate mortgage. HOUSING BUBBLE

We continue to hear concerns about an impending housing bubble. Home prices have been rising across much of the country at rapid rates, but if this growth starts to taper–as we predict it will in 2018–this should provide relief in many markets where there are concerns about a housing bubble forming. The bottom line? The increase in home prices may slow moderately in the coming year, but inventory will still be very tight, resulting in a strong seller’s market. –

The Multiplier Effect Oregon’s Windermere Realty Trust helps foster the future of at-risk youth with a new collaborative housing project. FOR WINDERMERE REALTY TRUST CO-OWNER AND VICE PRESIDENT JOAN TATE ALLEN, GIVING BACK TO THE PORTLAND COMMUNITY IS A TOP PRIORITY.

“We’ve always loved the idea of collaboration among charities,” says Tate Allen. “It makes our dollars go farther, and we want to help people have opportunities in life who otherwise wouldn’t, for a variety of reasons.” As such, when the opportunity to support a collaborative effort between two trailblazing Portland non-profits—Bridge Meadows and New Avenues for Youth—was presented, Windermere Realty Trust quickly got involved. Tate Allen explains that her company has supported Bridge Meadows since its inception in 2004. The nonprofit builds place, permanence, and purpose for foster youth, adoptive parents, and elders. Additionally, Tate Allen and her Portland team have also been supporters of New Avenues for Youth, a Portland nonprofit dedicated to the prevention and intervention of youth homelessness. Since 1997, its programs and services have impacted more than 20,000 young people. From supporting basic needs like meals and housing to providing opportunities for education, job training, counseling, and employment, New Avenues for Youth quickly gained notoriety in Portland.

This spring, the two nonprofits are joining forces to create the New Meadows Dolly Lemelson House. With homelessness being a common outcome for youth transitioning from foster care into adulthood, Bridge Meadows and New Avenues for Youth have joined wellknown local philanthropist Dolly Lemelson to launch an innovative housing community. The New Meadows Dolly Lemelson House will offer youth who have exited foster care a safe place to live while they pursue education, train for jobs, and develop life skills. The facility will feature 10 studio and five one-bedroom apartments, and is located just blocks from Bridge Meadows’ North Portland community, which offers the benefits of intergenerational care and support. Staff from New Avenues will deliver individualized wraparound services that help occupants prepare for the future. Tate Allen, who has worked with New Avenues for nearly 20 years and has helped support funding for the New Meadows Dolly Lemelson House, adds, “We’re all very curious to see if these kids can attach and connect in this new environment.” If the proven track records of these two non-profits are any indicator, Portland’s at-risk youth are poised for future success. --bridgemeadows; newavenues.org

fter the 2017 Napa and Sonoma wildfires, the North Bay Fire Relief and Redwood Credit Union were quickly established. As county officials released statements surrounding the community’s incredible resiliency while continuing to battle the blaze, wine aficionados from around the country starting donating. Today, as the community continues to rebuild, nearly $32 million (at press time) has been raised through the North Bay Relief Fund. While the physical and emotional landscape of Napa and Sonoma heals, the message from this coveted U.S. destination is loud and clear: Come visit. Stay a while. Drink Napa and Sonoma wine at your next dinner party. As such, a curated, 48-hour itinerary to California wine country.

DAY 1 10 A.M. After a scenic drive from San Francisco, your first stop is Ram’s Gate. On December 7, 2017, the Windermere Santa Social hosted more than 500 clients in Salt Lake City. Attendees enjoyed dinner, drinks, and Santa meet-and-greets.

On December 15, 2017, Windermere’s Henderson offices held their annual holiday party and silent auction of children’s artwork for The Marty Hennessey’s Inspiring Children Foundation in Henderson, Nevada. “The Art of Intention” was led by Windermere’s Kia Murphy and Nancy Archambault. All 17 pieces of artwork were procured.

Held January 31, 2018, Windermere’s Escondido’s office hosted a “Welcome to Windermere” Meet and Greet Happy Hour for the four Carrington offices. New agents mingled with veteran Windermere agents and owners.
