Buyer Compensation & Seller Strategy – What Really Matters?

Michelle: Today, we’re tackling the hot topic of buyer compensation - what it means for sellers, buyers, and how it affects the offers you receive.

Deborah: The way buyer agents get paid is shifting. Sellers now have a choice: offer a specified commission, offer no commission, or be open to negotiation. And with these options come some important pros and cons.

Michelle: Exactly. And at the end of the day, the real focus should be on attracting the best buyers and getting the strongest offer.

Deborah: It’s important to remember that negotiations are fully negotiablethey are not set by law, a trade association, or the MLS. Buyers have the ability to negotiate for their representation, just as sellers negotiate the terms of their listing agreements.

Option 1: Specified Commission Offer

Michelle: Let’s start with the most traditional option - offering a set buyer agent commission upfront. The biggest advantage? It reassures buyers' agents that their clients won’t face out-of-pocket costs for representation. Plus, it establishes a clear baseline for commission negotiations.

Deborah: It creates transparency upfront, reducing uncertainty during negotiations. The downside? Some sellers may worry about overpaying, while others may risk limiting their buyer pool by specifying a buyer’s compensation.

Option 2: No Buyer Agent Commission Offered

Michelle: Then there’s the option of not offering buyer agent compensation at all. This means the buyer would be responsible for their agent’s feeeither out of pocket or rolled into their financing.

Deborah: The pro here is that you’re not committing to a set cost upfront. But the big risk? You might limit your buyer pool, because some buyers won’t be able - or willing - to pay their agent directly.

Option 3: Open to Negotiation

Michelle: Then we have the middle-ground approach: leaving it open to negotiation. This gives you flexibility to assess the offer as a whole and decide if it makes sense to contribute to the buyer’s agent fee.

Deborah: The benefit? It keeps options open without scaring off buyers from the start. But it can also mean added negotiation layers.

The Bottom Line

Michelle: So, what’s the right choice? It depends on the market, your goals, and how you position your home. The key takeaway? Focus on the net - the bottom line after all costs and negotiations.

Deborah: Right. The best offer isn’t just about price - it’s about terms, certainty, and ultimately how much you walk away with. Whether you cover buyer compensation or not, the goal is to structure the deal that makes the most financial sense.

As we welcome the vibrant season of spring, I want to take a moment to congratulate our newly elected HOA Board members! Your willingness to serve our community is truly appreciated. I also extend my sincere gratitude to all the candidates who participated in the election and to the residents who took the time to vote and attend the Annual Meeting. Your involvement helps make our community strong and successful.

Spring is always a busy time for the HOA team! Our landscaping efforts are in full swing, with crews working diligently on mowing, edging, and plant enhancements throughout the community. Fresh blooms and neatly manicured lawns will soon create a beautiful and inviting atmospheres for all to enjoy. In addition, our team is hard at work preparing the amenities so that they are ready for you to enjoy.

Design Review is at its peak, with owners adding decks, landscaping, and pools as they prepare for summer fun. We appreciate everyone’s cooperation in following the guidelines to maintain the beauty and integrity of our community.

One of the highlights of the season is the muchanticipated opening of the pools and splash park on Memorial Day weekend! Warmer days are just around the corner, and we look forward to seeing families and friends enjoying these amenities. The Native Nursery at Willowsford

This year marks the third year of our Native Nursery at Willowsford! The idea for this project started when Sam, our Assistant Manager of Land Stewardship, realized that much of the landscaping in our community offered great aesthetic value, but very little ecological value. For him, starting the nursery right here in Willowsford would serve as a way to “bridge the gap between wanting to establish more natives within the community and providing an opportunity to educate on their importance.” We knew the nursery needed to go beyond just growing high quality, regionally adapted plants, but serving as a resource for guidance and expert advice in helping you select, plant, and care for these species.

Virginia is home to an abundance of native plants that are not only beautiful, but provide important ecosystem services for people and wildlife. Because they evolved in the region, they are well adapted to the specific climate and soils of the area. They are more resilient and require significantly less maintenance than introduced non-native species. By planting native, you’ll save time and money by watering and fertilizing less frequently. They also provide essential habitat for our local wildlife as mammals, birds, insects, and more depend on native plants for shelter and food.

This year residents can shop for native plants at the Farm Stand in The Grange and at the Boat House in Greens on select days throughout the main planting seasons in spring, early summer, and fall. Our first sale of the season will take place at our Annual Earth Day Celebration on April 25th. For those who prefer shopping from home or just want to see what we have, we also offer an online store where you can browse our selection, read up about different natives, and place an order for pick up. As the Native Nursery at Willowsford grows, we are excited to see more residents embrace and appreciate the wonders that natives will bring to their landscapes from flower beds to containers!

In our Native Nursery, we grow dozens of species that will thrive in a variety of conditions. Whether your yard is shady, sunny, wet, or dry, there’s a native that will fit right in. Check out some of our favorites to see if they’ll be the right fit for your garden!

CARDINAL FLOWER (LOBELIA CARDINALIS )

Cardinal Flower is a beautiful perennial that produces bright red flowers throughout the summer. This plant prefers full and partial sun and prefers moist, rich soils. This is a great species for a rain garden or low-lying spots on your property that have some moisture. It grows 2-4 feet in height and can be a prolific self seeder. It is a favorite of hummingbirds!

WOODLAND PHLOX (WOODLAND PHLOX )

Woodland Phlox is a great ground cover species that produces stunning blue flowers throughout mid to late spring. Naturally found in deciduous woodlands, this species likes partial to full shade and can spread quickly due to underground rhizomes. Its fragrant flowers attract butterflies and hummingbirds!

BUTTERFLY WEED (ASCLEPIAS TUBEROSA )

Butterfly Weed is beautiful bushy milkweed with striking orange flowers. Like all species of milkweed, it is the larval host plant for Monarch butterflies and provides excellent nectar for all kinds of other pollinator species including bees. This species will do best in a very sunny location and can tolerate dry soil due to having a long tap root. This species can sometimes take a little longer than other natives to emerge so keep an eye out for when it becomes available later this spring at the Nursery!

BLUE-EYED GRASS (SISYRINCHIUM ANGUSTIFOLIUM)

Blue-eyed grass is another stunning option for ground cover! These small plants pack a lot of punch with their vibrant little flowers that bloom in the spring through the mid summer. While the leaves look like grass, this plant is actually part of the iris family. This plant is great for pollinators like bees. They prefer full sun and well draining soil.

Honoring Ashley Theruvath and Katie Saleeba

In Willowsford it’s easy to find Notable Neighbors, but Ashley Theruvath and Katie Saleeba stand out the most to me. When I first met them at the bus stop they always said hi and smiled. On our street, they’re really the unofficial neighborhood hostesses, always welcoming and kind to everyone.

I have enjoyed going to some of the parties they have organized. My favorites have been “The Nightmare on WE Street” and for the last day of school. It’s fun seeing everyone and playing with all my friends and neighbors. It’s fun for the parents too. They make sure everyone feels invited and comfortable.

When I asked what motivates them to put together all the parties. Ashley said, “Seeing all my neighbors smiling, having fun, and creating our own community. The parties are a group effort, anyone who wants to help is invited to collaborate.” They genuinely enjoy creating a positive atmosphere and seeing everyone interact and build relationships.

Preston Family of giving back!

Two years ago, Araceli Zambrano and Anthony Preston made the Greens in Willowsford their home, bringing with them a rich heritage of cultural traditions, military service, and a deep commitment to family. Araceli grew up in a very traditional Mexican household on the outskirts of the city of Chicago. At an early age, she says, she was taught the importance of respect, family unity, and hard work. her mother often said, “Family is the heartbeat of

the home.” Sundays were reserved for church, and holidays were filled with the flavors of Pozole soup and the sounds of Mariachi music, tying her back to her Mexican roots.

Araceli met Anthony in Jacksonville, Florida when she was stationed at Blunt Island Command as an active-duty Marine. There, she specialized in procurements and logistical services for the Command. Anthony was serving as a Deputy Sheriff with the Jacksonville Sheriff’s Office and as a Military Police Investigator in the Army

Reserve. In 2010, Anthony was recalled to active duty and retired from the U.S. Army in 2017 after 28 years of service. He loves being outdoors and enjoys hiking, cooking, and listening to music.

Araceli and Anthony’s dedication to service didn’t end with their military careers. Today, they run Precision Focus Training and Consulting, a defense consulting firm supporting the national and civil defense community, where Anthony serves as CEO and Araceli as CFO.

Their daughter, Gabriella, 17, is a junior at Lightridge High School and an exceptional student with a passion for Business Law and Literature. Gabriella stays very active with her school programs as a member of the National Honor Society, PEER, and PALs. She enjoys reading, walking around the neighborhood, and exploring the Greens with her friends. As a big sister, “she’s always demonstrated positive behaviors to inspire her little brother and others”, her mom shares. “She makes it her responsibility to set a positive example to old and young alike. We couldn’t

have asked for a more thoughtful, responsible, and caring daughter.”

Ethan, their energetic five-year-old, keeps the family on their toes. Whether it’s swimming, playing basketball, or riding his bike around Willow Lake, he’s always on the move. Making new friends comes naturally for him because he’s so welcoming, sociable, and inclusive. Now in kindergarten at Henrietta Lacks Elementary, Ethan is already showing signs of leadership. “He’s a fierce negotiator at just five years old,” Araceli laughs. “We can always count on him to keep the household energized.”

Every summer, the family visits Chicago to see family and friends and visit

their favorite restaurants, with stops at Aurelio’s for pizza and Scrementi’s for classic Italian dishes. “We always cherish those dinners together,” Araceli shares. The family’s most recent vacation was to the Primland Resort, where they were able to appreciate the beautiful fall foliage, hiking, horseback riding, ATVs, and the breathtaking views of the Blue Ridge Mountains of southwest Virginia.

For Araceli, Anthony, Gabriella, and Ethan, life in Willowsford is a perfect blend of community, adventure, and tradition—one they are grateful to call home.

NEIGH-BORLY BONDS

Friendship in the saddle!

Willowsford is a community full of equestrians! I had the chance to interview two residents, who are friends, and their sweet horses at Cadence Stables in Purcellville. The ladies’ names are Lauren and Liberty.

LAUREN AND BENNY

Lauren has a horse named Benny, his registered name is Monsieur Benoit! Lauren has had Benny for only 1 year, but she is building a fast relationship with him. Benny can sometimes be impatient, but overall, he is a big sweetheart. Benny is a thoroughbred and a retired racehorse, he has over fifty starts on a race track! Lauren taught me that is the definition of a war horse in the Equestrian world. Lauren has been riding for ten years and rides around 4-5 days a week at Cadence Stables. Lauren and Benny have done a few shows together and hope to do more. After shows, of course, Benny deserves some tasty treats. Speaking of treats, what are Benny’s favorites? He loves peppermints, hard candies, carrots, apples, and horse muffins! It was a special treat for me to get to visit with a real racehorse.

LIBERTY AND MARCO

Liberty owns a horse named Marco. He is very sweet and so smart. Liberty has owned Marco for 10 years, so they have quite a bond. Marco’s registered name is Marco Polo, isn’t that is a great name? Liberty rides around six times a week, she is very dedicated to her sport and her horse! The most interesting fact I learned interviewing her is that she and Marco have competed in National Level dressage shows. That must be a lot of hard work, but also fun and stressful! When Liberty is not doing a show, she rides Marco for pleasure.

With Marco, Liberty says your stress will go away! For my interview, I brought a bucket of soft peppermints to share, but Marco is not allowed to have sugar because he is diabetic. While I didn’t get to share my peppermint candies with him, I did learn his mom had some of his favorite treats waiting; German molasses muffins. My favorite quality about Marco is his beautiful coat, he appears almost white, until you get close and see that he has a faintly spotted pattern.

This year marks Earth Day’s 55th anniversary, which will be celebrated on Tuesday, April 22nd. Founded in 1970 by Senator Gaylord Nelson, Earth Day has become an international movement that raises awareness about protecting our environment. This year’s theme is: Our Power, Our Planet. Earth Day organizers are encouraging people to focus on ways to increase the use of renewable energy worldwide. Renewable energy comes from replenishable natural resources, like the sun, wind, and even water. This energy is referred to as clean energy because it does not create greenhouse gasses or global warming. For more information about this year’s theme and how you can get involved in protecting our planet, check out EARTHDAY.org. In honor of Earth Day, I created a poem to promote awareness about deforestation, conservation, and endangered animals. I hope it inspires you to help our planet this Earth Day.

THE ESSENCE OF CONSERVATION

In the nook where we don’t care to look is a longing creature from the brook. From a time in which creatures were free from humanity’s babbling ideologies, for the forest was nature’s domain. When one could look at the heavenly celestial sky and feel for a moment that immortality was but a grasp away.

A time when the circle of life flowed freely not swallowed by the eternal abyss of smoke. When industrial meant humble shelter not overtaking broad cities. A time when the gentle butterfly or the graceful hummingbird could artistically fly through the breeze. When through storm, flood, and flame creatures thrived and bested those conditions with love. A time when nature in its everlasting beauty was magic. But with our polluted planet every day that magic is fading away.

We must work together as a team to restore our planet’s self-esteem. To save the ocean, forest, sky, Glyptodont or Canine. Fight, fight to save this day and to always see our sun’s smiling face. The first thing I have to tell you is very important. While driving home from the airport, we noticed lots of graffiti in seemingly nice neighborhoods. What I wish we would’ve known is this: most neighborhoods in Portugal have a lot of street art and graffiti but that DOESN’T mean it’s an unsafe or bad place. Some of it is actually art like paintings, sculptures, and murals. Be on the lookout for animal sculptures made from recycled materials. These are really cool 3D sculptures made to spread awareness about animal endangerment from our trash. They are actually made out of the materials that affect that animal! These are one example of the type of street art in Portugal. Anyways, on our first day we went to the “End of the World”. It is the most western point in Europe that was long considered the end of the earth. As everyone thought the earth literally ended after that point. Check it out for amazing views and monuments. After that we toured the castles in Sintra. They had very bright colors and amazing tile mosaics. Tip: If you end up going inside, find the stained glass window (there should be lots of

people around it) and zoom into the small castle window. This may seem kind of strange, but it has the royal family tree engraved inside! After this we went to the famous city named Lisbon for some Portuguese delicacies. There we visited the place where this baked good came to life, Fábrica de Pastéis de Belém, and it had lines out the door! None of the other places were nearly as good as this one. This pastry is called the Pastéis de nata. It’s a warm egg custard tart with a crispy shell. Tip: the traditional way to eat it is with sugar and cinnamon. Any good place will provide you with some when eating. Lookout, it could come in small packets, or be on the table in powdered sugar shakers. This bakery was so good, we went back 3 times! I also recommend getting a tuk tuk tour. It is basically like a golf cart tour around the city. Off topic but very important to know, do NOT get on the city tram. There are pick pockets on the train that will take your things when you least expect it.

If you are still reading this, then you are about to hear another local tradition called Fado music. It is a special style that the Portuguese are famous for. We saw it performed by professional singers at a restaurant downtown. There are many Fado restaurants and clubs to visit. Tip: be prepared to walk as the streets in the Fado music part of town are too small to accommodate cars. The next day, we drove a long 3 hours to get to the city of Porto. In Porto we toured Clerigos church with an extremely tall bell tower. A little claustrophobic but the views are worth it. They also had the Livraria Lello, Porto, the famous Harry Potter bookstore. It is where J.K. Rowling wrote the entire Harry Potter series. It is a huge library with many good selections (I bought a book as well). We then went to lunch and had another delicacy that was made from hamburger, sausage, bread, completely covered in cheese, and drowned in gravy called the Francesinha. If I ate the whole thing I would have had a heart attack. I recommend splitting it as it’s very large. We then saw local street performers where they impressed us with athletic ability. There is this beautiful river full of tiny shops and amazing food nearby all these landmarks. It’s a great place to get souvenirs and sweet treats.

I also recommend going to the aquarium in Lisbon as it is the largest in Europe! The sky tram next to the aquarium was an equally fun experience. If you really want to get a good feel for city history, go to the Jeronimos Monastery. It has glistening white pillars and lots of artifacts. Including the tomb of a former prince. Right across the street is the Monument of Discoveries. It has full people carved out in white granite, kind of like Mount Rushmore. This is basically the historical part that even has a preserved war tower! The Algarve region was also super fun but a totally different setting. There we headed down to the beach and golf courses. I even convinced my Dad to go horseback riding with me at Lagos horseback riding! The horses were very well trained and it’s a fun family activity. If you’re looking for family fun, go to the water park ZooMarine. It has amazing wildlife shows including a bird, sealion, and dolphin show, rides, a zoo and aquarium, and other experiences. The dolphin trainer even did a backflip off the

tip of her dolphin’s nose! Just be careful the theme song doesn’t get stuck in your head like it did mine. Our trip ended with a shopping and souvenir town trip and then we flew out the next day. I hope all the tips will help you if you ever decide to stop in Portugal. So to close out, I would like to strongly suggest you visit Portugal on your next vacation. I am so glad to finally pass off the idea to unsuspecting listeners and readers like my friends and family did to us. Spring break trip anyone?

ON SUNDAY, FEBRUARY 23, the community came together for an afternoon of food, fun, and philanthropy at Lost Rhino Brewing Company for Stroll Shell-a-Bration, supporting the Dulles South Soup Kitchen. Attendees enjoyed a lively and delicious event filled with fresh seafood, refreshing drinks, and exciting activities—all for a great cause.

Guests indulged in freshly shucked oysters and steamed shrimp, expertly prepared on-site by Pro Shuckers, alongside classic comfort foods like Sloppy Joe sliders, coleslaw, creamy mac and cheese, and hot dogs for the kids. A huge dessert bar

Transforming a porch into the perfect outdoor living space

Creating a comfortable and stylish outdoor space can elevate the entire feel of a home, and resident Sabeen Khattack set out to do just that with a stunning porch remodel. The goal? To blend the serenity of outdoor living with the warmth and elegance of an indoor retreat.

The inspiration behind this transformation was simple yet impactful: to design a functional and modern porch where family and friends could gather, relax, and enjoy the fresh air. Sabeen had a clear vision from the beginning, meticulously planning every detail. “I wanted to create a brand new space where my family could enjoy the outdoors with all the comforts of being inside,” she shared.

At the heart of the porch’s design is a striking covered area, complete with skylights and large windows that bathe the space in natural light. A contemporary black and gold vine marble gas linear fireplace serves as the centerpiece, adding a touch of sophistication and warmth. “It truly blends indoor comfort with the beauty of outdoor living,” Sabeen noted.

While the homeowner took the lead on the design, a team of trusted contractors helped bring the vision to life. “All of the design ideas were mine, but my contractors were amazing, especially with the installation of the fireplace and skylights. Everything was done to perfection,” she said. A vision board helped guide the process, ensuring that every selected material and element contributed to the cohesive aesthetic.

“Start by creating a vision board and gathering samples of materials and colors you love. Take your time, explore different stores, and find pieces that truly speak to your style.”

The design process was an exciting journey, with visits to home supply stores like Tile Bar playing a key role in material selection. From choosing the perfect marble for the fireplace to finalizing tile choices, every step of the journey added to the excitement of bringing the project to life. The finishing touches included timeless furniture pieces from Restoration Hardware, including two elegant sofas, a chandelier, and a marble table that perfectly complement the modern yet cozy ambiance.

While the project was completed in phases—starting with the framework and fireplace before moving on to furnishings and decor—the end result is nothing short of spectacular. When reflecting on the experience, Sabeen had only one minor consideration: “If I could do it again, I’d probably experiment more with the furniture arrangement to optimize space for gathering and entertaining. But overall, I’m incredibly happy with how everything came together!”

For the Junior Writer Team’s February meeting, we visited the Morningside House of Leesburg - Assisted Living Community. While we were there we discussed interviewing tips and learned more about page layout and design, before working with Susie Davis, the Director of Life and Enrichment at Morningside. Ms. Davis’ role at Morningside is to plan activities for residents including outings and trips. Recognizing that Valentine’s Day was fast approaching, the team worked to create Valentine’s cards and decorations for the residents. A few residents came to join us in our arts and crafts session as we made Valentine’s-colored yarn trees and fancy Valentine’s cards to be distributed to the residents. It was an incredibly soothing atmosphere and the stories from the residents incited much curiosity.

Morningside House of Leesburg - Assisted Living Community is an assisted living facility that provides personal care and individual apartments to all of its residents. The spaces include a serene library, a sunroom, outdoor walking paths and features, among other amenities. The community hosts a smiling staff as well as resident pets such as Max the dog and lovebirds Ricky and Lucy. Alongside their assisted living program which provides support for daily activities while maintaining independence and autonomy, Morningside offers a memory care program for

DURING OUR TIME AT MORNINGSIDE I was able to connect with one of the residents there and learn more about his life and his experiences at Morningside. Michael is an incredibly friendly man who happily shared some of his stories with us as we did Valentine’s day crafts together. When he was a kid, his favorite thing to do was play ball with his family and it’s a memory that continues to stick with him many years later. Now, some of his favorite things to do are very creative and include woodworking, crafts, and building various items. As a young adult, Michael worked as a teacher and served in the Air Force. When asked about his experiences in the military and how they changed his life, Michael shared that he hopes that his experiences changed his life for the better. During his time in the military he was able to visit a multitude of places around the world that he wouldn’t have been able to see otherwise, and that travel shaped parts of who he is now. Michael believes that his biggest accomplishment was being able to build his house up from the foundations alongside his father. His one piece of advice to his younger self and to those around him is just to be yourself; few things impact your life more than how you present yourself and it’s better to

yourself than to imitate someone you’re not. Finally, Michael shared that his experiences at Morningside have been wonderful and have allowed him to meet a community of many fine people that he now gets to spend his days with.

TACO ‘BOUT TASTY

Mi Azteca brings fresh flavors and festive vibes to the neighborhood!

Mi Azteca is a new family-owned Mexican restaurant, which opened on September 7, 2024. You can either dine in or order takeout. The overall atmosphere of the entire restaurant was casual.

Inside the restaurant, there are both booths and tables with no steps or stairs (very handicapped accessible). It is very clean and has colorful, festive decorations. They also have multiple TVs and a speaker system that was playing music when we visited. It wasn’t extremely busy, when I went at dinnertime, we were seated right away.

Almost all the food prepared is freshly made, warm, and made in the kitchen.

The menu is very large and has a wide variety of food. They have both lunch specials and dinner options, including a selection of seafood and vegetarian choices and a kids’ menu. The kids’ portions still provide a good amount of food. They also had a wide variety of non-alcoholic juices, sodas, and alcoholic drinks.

Once inside, it was very quick to be greeted by the friendly staff. Almost all the food prepared is freshly made, warm, and made in the kitchen. The server greeted us with complimentary chips and salsa; both were delicious. We also ordered a side of queso that was a hit at our table. For dinner, we ordered a chicken enchilada, cheese quesadilla, beef soft tacos, and refried beans and rice. Everyone enjoyed their food, and we were all impressed with the generous portions. For the price, it was a good value. The experience was nice, and so was the service. I highly recommend you give this new local restaurant a try - it’s a great addition to our community!

WHERE WILDERNESS AND WONDER MEET

Step into nature’s classroom, where winding trails, diverse wildlife, and hands-on learning make every visit an adventure!

When you go down to the woods today, you’re sure of a big surprise. Never have these song lyrics been more true than at Banshee Reeks Nature Preserve. This hidden sanctuary is a county-owned preserve located in Loudoun County. This park has been deemed an official Virginia State Treasure and is forever protected as both historic, and conservation land.

Its winter hours are 8 a.m. to 5 p.m. Saturday, Sunday, Tuesday, Wednesday, and Thursday. The preserve is closed on Monday and Friday. Starting in April, the preserve will stay open from 8 a.m. to 8 p.m. Banshee Reeks has been open for over 20 years and provides recreation, education, and adventure programs to the public. The preserve has 15 miles of interconnected trails and pathways and is in total, about 695 acres. Here, you can watch everything from black bears, white-tailed deer, foxes, coyotes, birds, and so much more in their natural habitats. You can also see a handful of rare plant varieties on these trails.

But that’s not all! They also have a visitor center with a discovery zone filled with different animal specimens and other ways to explore the rich history of Banshee Reeks. If you bring your children along, be sure to check out the exploration zone. Here they can experience fun, hands-on learning activities. Want to get really up close and personal with the inhabitants of Banshee Reeks? Go visit the catch-and-release pond for a great day of fishing. Banshee Reeks also hosts themed events monthly and on special occasions, such as Soil Saturday, the Pollinator Festival, and more. The crowd favorite is their monthly Full Moon hike. You have the opportunity to learn about nocturnal animals while hiking through the peaceful woods. If weather permits, they even have a campfire and smores afterward! Sign-ups and detailed descriptions of the events can be found on their website, as well as a more in-depth summary about Banshee Reeks.

To get the inside scoop about Banshee Reeks, I interviewed the Naturalist of Banshee Reeks Nature Preserve, Wende David. Wende has been working on the preserve for almost 4 years. She handles the behind-the-scenes of all events and gatherings. Wende makes sure everything runs smoothly, so that you can create lasting memories with family and friends. This inspires David’s point of view that “Banshee Reeks is special because it’s a hidden gem in the middle of a very developed area.” I agree with this perspective, as even though concrete walls are being built around us, the foundation of our world is the dirt underneath. Banshee Reeks and its employees do a fantastic job of protecting and preserving our land. Wende gave some well-deserved shout outs and I thought I would mention them now. First and foremost is the staff and volunteers who work to keep Banshee Reeks looking good and running smoothly. I also would like to mention the Virginia Master Naturalists who have trained so many to become master naturalists themselves. I 100% recommend visiting Banshee Reeks!

Our community is heartbroken as we remember Justyna and Brielle Beyer, a mother and daughter whose love, joy, and spirit touched so many. Justyna was the heartbeat of her family, creating magic in everyday moments, while Brielle’s

sparkling personality and passion for life lit up every room she entered. In their honor, neighbors have tied pink bows on mailboxes and at Brielle’s school—a small heartfelt tribute to a little girl who brought so much brightness to the world.

Family and friends gathered on Monday, March 3rd, to celebrate the lives of Justyna and Brielle with a funeral service at Corpus Christi Catholic Church in Aldie, a burial at Fairfax Memorial Park, and a Celebration of Life at The Barn at Brambleton. Andy shared that the day was everything he could’ve hoped for “The open microphone was especially touching because I got to hear so many stories from people who remembered my girls exactly the way I hoped they would. The generosity of the community and the special help of my neighbors, who are now like family, made it all possible and it meant the world to me. It was beautiful.”

“Some of my favorite memories since moving to Willowsford involved socializing with Justyna, Andy, and our families. Most recently, Justyna worked so hard prepping and setting up for Brielle’s 12th birthday party in January. I remember calling her a few days before to see if she needed help- she spent a lot of time pumping up balloons for the big display. “They were two of the first people I met when we moved in. Because of the pure kind and welcoming nature of Justyna, I felt like we had moved to a wonderful neighborhood. Over the years here, I often saw them out on our street, and one of my most vivid memories of Brielle was standing at my mailbox sharing her figure skating, and she told me that day she would go to the Olympics. It was her dream. Often, we meet young kids and they shy away but her light was the most refreshing! Justyna and I shared some deep conversations about my youngest and his seizures and rare disease. She was offering ME her love! She remembered him from church. Just the most beautiful, personal and truly genuinely caring.” –

“Justyna was incredibly talented and crafty, not just with the balloon displays we adorned at birthday parties but in many other unique ways. One of my favorite memories of her takes me back to a pumpkin carving event my family hosted for a few neighbors. We prepared everything for the kids to kick off one of our beloved Halloween traditions. When the Beyers arrived, I expected Kallen to eagerly join in the crafting, but he wasn’t interested. Justyna, on the other hand, was! She came equipped with a Dremel power tool and a strong sense of determination. Without saying much at all, she got straight to work. I was covered in pumpkin goop and goofing around, but Justyna remained focused on her task. She skillfully carved her pumpkin into a perfect Jack-O’-Lantern while remaining composed and graceful.

Justyna was always put together, even when transforming a vegetable into art. She was always confident and always followed her own moral compass. Above all, she was never afraid to be herself. She approached pumpkin carving with diligence and seriousness, and that was that.”

“We moved into our home a few months before the Beyers moved into theirs. At that time, and for the first three years, there were just 5 houses on our street. So, our families quickly became friends. Our youngest daughter, Finley, had an instant connection with Brielle at the age of 5 that continued throughout the years. The girls spent countless hours running back and forth to each other’s homes, swimming at the pool, sledding at the sledding hill, spending birthdays together, and convincing their parents to extend playdates well through dinner time. While Brielle and Finley enjoyed playing outside, art projects, cooking together, including Kallen in their play, solving scavenger hunts created by our oldest daughter Kaitlyn, and playing soccer with our middle daughter Haley, the number one thing they enjoyed together was playing Barbies. I’ve never seen such imaginative, creative play like what I witnessed from the two of them. Every holiday had new Barbie house decorations planned and created by them, food they made out of clay or paper, wallpaper they designed for each of the rooms, and elaborate plot twists in their imaginative play. It was magical and the type of friendship you pray for your elementary-aged child to have. Brielle truly was amazing and such a wonderful friend.

She was funny, kind, fun, creative, and the type of child who brought out the best in ours. Finley and Brielle’s friendship was the tie between our two families and getting to know their family well.

Justyna was my first friend in the neighborhood and was always up for having fun! She planned many gettogethers to create connections with neighbors, like a watch party for the reunion of Beverly Hills 90210, convincing a group of us to tour new homes being built on our street as they were nearing completion, planning our first block party and throwing the best birthday parties! Justyna was always joyful and fun; her laugh was contagious and I will miss the casual conversations that often turned into long ones outside when we were doing something as simple as getting our mail. I typically spent time with Justyna fun atmosphere, but one time I got experience another amazing side of Justyna when her professional ER nurse experience saved the day. The only time oldest daughter went into anaphylactic shock, Justyna rushed over and helped us through the entire episode, knowing exactly what to do in a calm, reassuring way. I will always remember her help that day and just how grateful I was for her. Brielle and Justyna were wonderful friends whom our family was honored to know. You were the love of my life and my true soulmate. I miss all of the moments large and small. I miss sharing the details of our day, rejoicing in watching Brielle and Kallen grow and thrive. I miss our date nights, our trips to Home Goods, our vacations as a couple and then as a family. I am forever lonely without you. You were an amazing wife and an amazing mother. Please watch over us until we meet again.
