As the glow of December fades, January greets us like an old friend—fresh and full of promise. It’s a time to reflect on the past year and set intentions for the road ahead.
2024 brought milestones, laughter, challenges, and triumphs. From community gatherings to stories shared in these pages, we’ve celebrated the people and moments that make Willowsford extraordinary.

food that was prepared by Chef Emily of Willowsford Kitchen, paired with some seasonal wines. The Jingle Handbell Concert was another holiday event that was a wonderful way to wrap up the season.
January is typically a slow month for HOA programming as residents recover from the busy holiday season. This month, residents will be able to register for the Murder Mystery Dinner Theater and a kid’s culinary event, both being hosted at the Sycamore House.
The 2025 budget cycle in November and early December included some of the most widely attended meetings in the history of Willowsford. The next HOA Board meeting and Meet the Candidates Night is scheduled for February 13th. There are two seats up for election this year; you will hear more about the opportunity to volunteer to run for the HOA Board in future correspondence from the HOA. Be sure to subscriber to the Willowsford Weekly to stay in the know!
The HOA approved a significant reduction in security services to reduce the 2025 Budget. We continue to encourage you to keep an eye out for suspicious behavior. If you see something, say something … by reporting it! The main way that we enforce good behavior in Willowsford is by residential reporting of suspicious activity to the Loudoun County non-emergency number (703-777-1021). Reporting these incidents will also likely encourage the Sherrif’s Office to increase local patrols.

WINTER BRINGS SO MUCH JOY —think
cozy snow days, steaming mugs of hot chocolate, and snuggles by the fire! However, it also comes with the challenges of icy roads and sidewalks. As we embrace the winter season, it’s important to be prepared and aware of our shared responsibilities in keeping our community safe and welcoming.
To help everyone navigate the snowy months ahead, we’ve put together some helpful procedures and guidelines. By working together, we can ensure a safe and enjoyable winter for all our residents. Let’s make the most of this magical season!
RESIDENT RESPONSIBILITIES
Shoveling Driveways & Sidewalks
Residents are responsible for clearing snow and ice from their driveways and sidewalks adjacent to their homes. It’s important to ensure these areas are safe for pedestrian access and to minimize hazards.
Bus Stops
Residents are also responsible for shoveling the bus stops adjacent to their homes. Keeping these areas clear ensures safe access for students.
HOA RESPONSIBILITIES
Common Areas
The Association is responsible for maintaining common area sidewalks, bus stops adjacent to common areas, loop lanes, courtyard homes, Village Greens, and parking lots associated with community amenities. This ensures that shared spaces remain accessible for all residents.
The Virginia Department of Transportation (VDOT) is responsible for plowing most of the roads within our community. For detailed information about which streets fall under VDOT’s jurisdiction, please refer to the street responsibility list found on WillowsfordLife.com > Resources > Snow Removal.
Plowing Schedule
• Threshold for Plowing: Snow plowing typically begins once the snow depth reaches 2 inches and is still falling and/or no later than four hours after snow stops completely.
• Timing: Plowing will commence no later than 4 hours after the snow stops falling. This schedule is designed to ensure roads remain safe and navigable for residents.
• Sleet & Freezing Rain: In the event of sleet, freezing rain, or refreezing after melting, road conditions will be monitored. Sand or salt may be applied in trouble spots if conditions are icy and the temperature is forecasted to remain below freezing for an extended period.
Stay informed of Willowsford winter weather updates by signing up for “Notify Me” alerts through the website. Alerts will keep you updated on building closures and trash delays and other important weather-related information.
TRASH SERVICE
American Disposal Services will typically provide notice to the Association if trash and/or recycling removal services will be impacted by weather. Notices will be sent via e-blast, social media and through the Willowsford alert system on the website.
Resident Tips
• Keep Shovels Handy: Residents should ensure that shovels and ice melt are readily available for immediate use after a snowfall.
• Parking Considerations: During snow events, please adhere to any temporary parking regulations to facilitate efficient snow removal.
We encourage all residents to check on neighbors, especially the elderly or those with mobility challenges, to ensure they are safe and have the necessary support during winter weather.
By understanding the responsibilities of both the Association and residents, we can work together to keep our community safe and accessible during the winter months. After all your hard work shoveling snow, head to the Sledding Hill in The Greens to make some wonderful memories with friends and family.

AS WE ENTER THE new year, all of us at Willowsford Conservancy want to take a moment to reflect on the wonderful memories we’ve made together in 2024. From seasonal festivities to craft days, nature walks, and farm tours, this year has been one for the books! We’ve loved seeing so many of you come out to enjoy, learn, and connect not only with the work that we do but also with each other. Whether you joined us for the first time or have been a familiar face at our events, we are deeply grateful for your support. We invite you to reminisce with us about the highlights of the year and look forward to even more exciting events and connections in 2025! Thank you for making this year such a special one. We couldn’t have done it without you!
The Conservancy kicked off the year with a community-wide canvassing. Our staff and some dedicated residents knocked on all 2300+ homes in Willowsford to invite everyone in our community to the Farm Table in 2024. We loved not only connecting with each of you, but learning how our team can continue to serve you better!
1 / BLUEBIRD MONITORING
The addition of our new Eastern Bluebird trail in The Grant, our bluebird season was better than ever with a record 65 bluebirds hatched across all trails. This data is promising that our bluebird populations are healthy and growing. Thanks to all our incredible monitoring volunteers!

We hosted our third annual Hiking Spree in May and June! This year, we included five guided hikes which were a blast. Thanks to everyone who showed up despite the brutal heat and shared photos (and animal sightings!) from their hikes.
This year, we added a new program at the Farm: Meet the Chickens! We’ve
loved teaching kids and their adults all about our wonderful flock of nearly 500 laying hens.
Another new thing we added this year was our Farm Stand at the Boat House! We tested the waters in the spring with weekly egg sales, and grew it into the proper Farm Stand it has become! It’s been great to meet so many new residents and customers who can’t always make it to our Farm Stand in The Grange.
Our 2nd annual Let’s Talk Trash event was a hit with nearly 1,000 lbs of trash collected and 150 volunteers. We’re also happy to say that we were able to recycle 77.75 lbs of what we collected, woo!

After a successful inaugural year in 2023 of our native plant greenhouse, we expanded the program! Not only did we host more native plant sales throughout the season and start selling earlier, but we also created a convenient online store for exploring and ordering plants. We love that so many residents are supporting our local ecosystems by bringing natives into their yards and gardens!
We hosted our annual Earth Day Celebration back in April with live music from the Knuckle Dusters, picnic boxes from Willowsford Kitchen, delicious drinks from Honor Brewing, and a lovely evening enjoying the beautiful home we collectively call Earth!
With so many great fishing spots in Willowsford, we love being able to host this event to teach our community how to fish safely and responsibly! Thank you to the wonderful members of Trout
Unlimited who share their time and expertise with young anglers at this event.
After a few stellar Yoga classes at the Farm Stand in 2023, Jennifer of JKS Yoga came back this year for monthly Farm Stand yoga classes! Attendees got to start their morning right with some relaxing yoga on the lawn.
While we work on improving our facilities to bring back Farm Camp, we wanted to be sure to offer something this year. We ended up partnering with Natural Leaders to bring their Ultimate Explorer Nature Camp to Willowsford in July. Campers had a blast with Counselor Emily while exploring creeks, learning how to make a fire, and even creating pottery out of the clay they found in the forest!

We kicked off Back to School with a fun day at the Farm Stand! Not only did we have wagon rides, but Farmer Deb brought one of her sweet goats for everyone to meet. Additionally, Sarah led some stream monitoring excursions throughout the day and we had so much fun looking at our findings under the microscope!

This year was 10 years of this signature event and we couldn’t have had more fun. The foam party was a hit, the BBQ and Lark Brewing beer delicious, and the fireside was cozy.

We held our second annual Harvest Market which was a total success! We were astounded at how many people from our community showed up to support local small businesses, kid makers, and the Farm Stand.

Jorie, a special education teacher, and Jay, an economist who works in cybersecurity sales, were already pretty busy raising the little Sonis—Kieran, Sophia and Mila. Then, neighbors started asking for Jorie’s birthday cakes, and a delicious side hustle (@whisknwinebakery) was born.

Anjali Konderpalli and Kanyovardha Grandhi got together the “old fashioned” way—their parents arranged their marriage long-distance. After work, Kanyovardha loves all the outdoor activities Willowsford offers, and Anjali is still passionate about her research into herbal treatments for diabetes.

Air Force veterans Kirsten and Roger Lang compiled impressive service records. She was the first female maintenance officer in her squadron, retiring as a Colonel. Roger flew more than 1000 hours of combat time over Iraq and Afghanistan and even piloted Air Force Two. He’s now a commercial pilot while Kirsten is a full-time mom to daughter Addyson and son Archer.

When their two oldest kids wouldn’t nap, Sandra and Hamed Ghaemi would pack them in the car and drive around the countryside, which is how they found and fell in love with Willowford. Fast forward a few years and those two kids, Kylie and Kenzo, are way too busy to nap, and now have an adoring baby brother named Kairo.

Michelle: Let’s dive into the entry point to buy a home in Willowsford. We’re focusing on the lowest home prices in the community for 2024, based on MLS data as of December 9th, 2024. Please note, this doesn’t include private sales that may occur outside of the MLS.
Deborah: Eight years ago, in 2016, the lowest resale home price in Willowsford was $590,000 in the Grove section. Fast forward to 2024, and prices have nearly doubled! This year, the lowest-priced home in the community, an Integrity Homes property at 24965 Greengage Place, sold for $1,100,000. This 4-bedroom, 3-full bathroom, and 2-half bathroom home offers 4,027 square feet of living space and sits on a 0.17-acre lot.
Michelle: Currently in the Grant section, the entry point is similar. A home at 4063 Blue Beech Lane sold for $1,115,000. This MI Homes property spans 4,273 square feet, sits on a 0.35-acre lot, and features three main-level bedrooms and 2.5 bathrooms—a desired layout for a subset of buyers.
Deborah: In the Grange section, the entry point this year was $1,225,000 for the home located at 41625 Bloomfield Path Street. This 5-bedroom, 3.5-bathroom K. Hovnanian home with 4,568 square feet, was initially purchased for $684,890. The sellers nearly doubled their investment showcasing the strength of the Willowsford market.
Michelle: In 2024, the Greens section had the highest entry point. The lowest-priced home this year, located at 40959 Cutleaf Lane, was a 4,775-square-foot Beazer property with 5 bedrooms and 4.5 bathrooms, which sold for $1,260,000. Originally purchased in 2019 for $805,055, the sellers experienced significant equity growth.
