Stormwater Management Aftermath of a Downpour by Lillian Robison Willowsford Resident

The Robison Family

That sure was a lot of rain last year! On average, Virginia accumulates about 40 inches of rain each year but last year we had more than 60. Experts say that 2018 was the wettest year on record and ranks as one of the top 10 warmest.

We all love living here in Willowsford, but something you may not think to appreciate is our well thought-out and effective water management solutions. Our community was designed with the needs of managing all of this rain in a productive manner and to comply with all laws and regulations. This wasn’t an afterthought, but a critical component of land development decisions and processes that led to the community we have today. Perhaps you’ve seen these rainwater and run-off management features while enjoying the community? Or wondered about their purpose or function?

“We enjoy the nature and wildlife that has been preserved here in Willowsford.” My family lives in The Grant and we walk a lot! As a family of four, plus two dogs, we are often out walking on the paved sidewalks and hiking The Grant Loop. Frequently we find ourselves on a path that encircles a large pond which rises and falls as a function of the rain and run-off we receive. It can change dramatically from day-to-day, month-to-month, and over the course of the year, providing habitat for wildlife including a variety of birds and amphibians. Several homes

overlook this pond and it’s really a major feature in our landscape along Everfield Drive near Bryndon Hall Place and Abbey Knoll Court. There are dozens of engineered features just like this all across the four villages of Willowsford. Given my interests, I met with our Community Manager, Rebecca Lyons, and we talked about my impression of our stormwater management and also my curiosity about the approach the community applied to making all of these wise decisions along the way as Willowsford was designed and originally established. We gathered together to meet with the Landscape Architect, Mark Trostle, and took a look at a few of the designs while talking about the processes the Developer originally followed which the community continues to implement today in coordination with local officials to monitor

VillageVoice and manage rainfall and runoff here in our community. Willowsford is comprised of 4,000 acres in Loudoun County which means we have a big responsibility in the watershed to manage this water properly. I walked away from our meeting completely amazed with the professionalism and talents of the team we have working to carry out this mission. Did you know that just 16 years ago, right here in Loudoun County, there was a major flood? Portions of Route 15 and Evergreen Mills Road were underwater for days while nearby residents waited for flood waters to subside. Development and runoff has only increased since then and the possibility of flooding in this area is ever present. It’s a relief to know that our land is managed in a way to reduce flooding and that we all live on lots in homes that have been built in a manner to avoid the areas of highest flood risk. Streams like Broad Run drain this area and carry the water to other parts of the watershed. My family lives along the tributary about half a mile upstream of the North Fork of Broad Run which is known to be a flood hazard area where the risk of flooding has been studied and mapped for the surrounding areas. Loudoun County adopted this study about two years ago to inform land use and land development decisions. Prior to this study, the data available for this area was nearly 40 years old. Although we live in an area determined to be of minimal flood hazards, my husband and I decided last year to research and eventually purchase flood insurance. Like most homeowners, we found that our insurance policy does not cover flood damage. Although this wellplanned community contains mostly areas at low or moderate flood risk, we had to accept that we do live

The following information on historical flooding in Loudoun County is provided by FEMA in their Flood Insurance Study of our area: “Large floods occurred in Loudoun County in August 1937, October 1942, June 1972 (Tropical Storm Agnes), October 1976, and September 2003. Based on flood discharges from the Goose Creek and Catoctin Creek long-term gaging stations, Tropical Storm Agnes was the largest flood in the lower reaches of both streams. During Agnes, flood damages were mainly to roads and bridges, agricultural land and crops, homes, outbuildings, and lumber yards. For the upper reaches of Goose Creek near Middleburg, the September 2003 flood was greater than Tropical Storm Agnes in June 1972. During the morning of September 23, 2003, about 6 inches of rain fell in 4 hours on top of ground already saturated from Hurricane Isabel, which occurred a few days before. Across the county, over 50 roads were affected by flooding with Lime Kiln Road, Evergreen Mills Road, and U.S. Route 15 underwater for over 24 hours after Goose Creek exceeded bankfull stage by nearly 11 feet.” in the vicinity of flood hazards and, historically, floods have happened here. In fact, statistics show that we are five times more likely to experience flood than a fire in our home over the next 30 years. You may decide for your family to make this same decision and take on added insurance to protect what you’ve built. We enjoy the nature and wildlife that has been preserved for our enjoyment and care here in Willowsford, and appreciate that the persistence of these wetlands are a great source of vitality to this ecosystem as we learn to live with and manage the risks.

Resident volunteers team up with the Conservancy to help clean-up and restore our local watersheds, which start in Willowsford and eventually run into the Chesapeake Bay.

Negis Life in The Grant by Kacie Ward HOA Communications Coordinator Vinod and Sue Negi have resided in Virginia for the past several decades but a few years ago made the decision to call Willowsford home. They were drawn to The Grant for its slower pace of life, picturesque landscape, and nature trails—a splendid backdrop to the impressive, modern architecture styles constructed by Line K. The line between indoor and outdoor is blurred with fully retractable doors that open their entire living room to flow right onto the covered patio. “It’s absolutely gorgeous when it rains,” says Sue. The covered patio is their favorite spot to sit, read a book, and admire the tranquil view of the open yard that backs to woods. The open space which is so abundant in Willowsford reminds Vinod of his hometown of Dehra Dun in India, which is located in the rainy foothills of the Himalayas and nestled between two rivers—well-known for its natural beauty.

“They were drawn to The Grant for its slower pace of life, picturesque landscape, and nature trails...” Downstairs in a fully furnished suite with a sauna and private gym lives Niki, the couple’s devoted daughter who splits her time between Willowsford and a condo in Alexandria. The “princes” of the home are Veeru, a Yorkie, and Jacques, a Lhasa. The pups’ names are a nod to the main characters in Sholay, a 70’s Bollywood hit, one of the family’s favorite films. The Negis were the last family to move onto Lavender Valley Court but any fears of not fitting in were quickly dispelled. Sue enjoys hosting and promptly invited the neighbors over to get to know everyone. Talented in the kitchen she can win anyone over with her specialties of chicken curry and rajma. Adjacent neighbors Keryn and Valerie Gonzalez say, “We love the Negis as friends and neighbors. They’re fun, supportive, and welcoming and we always enjoy our time spent together.” Vinod and Sue met 35 years ago at a travel agency in New Delhi, India. Sue was attempting to purchase an anniversary trip for her parents, but was sent to the wrong desk. It was at that desk where she met Vinod, a manager at the travel agency. “I had never seen someone so beautiful,” Vinod reminisces. He swept Sue off her feet and ended up proposing to her on their first date. They were smitten and eloped just three and a half weeks after that.

Warm Weather Safety Tips

Dehydration & Overheating

Similar to humans, animals are susceptible to dehydration and overheating on a hot day, especially if they’ve been running around. Animals will pant to dissipate some of the heat, but that isn’t always enough to help them cool down. This is especially true of flat-faced (brachycephalic) breeds that cannot pant as effectively, making them even more prone to overheating. If your pet by Alice Ignaszewski, DVM, MS is unable to cool down, their internal body temperature Willowsford Resident may rise to unsafe temperatures, often referred to as a heat With summer upon stroke. Summer Must Do’s for Pet Owners Summer is a glorious time of year, but it’s important to remember that it often gives our pets more opportunities to get into trouble outdoors! As always, be sure to consult your veterinarian if you are concerned about your animal’s health. Never leave your animals alone in a parked vehicle. Even with the windows cracked or air conditioning running, temperatures can still rise quickly enough to put pets in danger. Always make sure your pet has access to clean water and shade outdoors. Be careful not to over-exercise pets, and keep them indoors when it’s extremely hot. Hot pavement can burn an animal’s paw pads. Keep walks to a minimum when temperatures are extremely high, or utilize grassy areas instead. If the pavement is too hot for your bare feet, it’s too hot for your pup! Cats are at risk of falling if sleeping in an open window. Make sure all windows are closed and have well-fitting screens. Fireworks and summer storms can be stressful for our animals. Exposure to lit fireworks can potentially result in severe burns or trauma, and even unlit fireworks can contain hazardous material. Please leave your pets at home when you head out to enjoy Family Picnic & Fireworks at The Lodge! Make sure to give your pet his flea, tick, and heartworm preventives. Check your pet for ticks daily and watch for symptoms like fever, swollen joints, lethargy, vomiting, weight loss, bruising, and cough, which may signal a tick- or mosquito-borne illness.

Summer2019

Lawn Care Spring and summer are the time many of us lay fresh mulch and fertilize our lawns, but are the products you’re using safe for your pets? The chemicals and fertilizers applied to your lawn can vary in toxicity, so it’s important to follow the labeled directions and keep animals off the lawn until these products are absorbed by the soil. While many of us may opt for organic fertilizer thinking they’re safer for our pets, certain types of organic fertilizer made of blood, bone, or fish meal can be dangerous. These “meals” are extremely tasty to pets and ingestion can lead to an upset stomach, foreign body obstruction, or inflammation of the pancreas (pancreatitis), depending on the product. Read carefully about the safety of the lawn products you are using, and consult a nearby nursery or your lawn care service if you have any questions about what’s in the products you’re using. Backyard Barbeques Now that the weather is warm and the yard is green, it’s time to fire up the grill and celebrate! And while you’re enjoying the day with friends, Max may be taking snack breaks at the buffet table when no one is looking. Remember, not everything humans eat is safe for animals, and allowing your pet to binge on fatty foods puts them at an increased risk of developing pancreatitis. Always keep a watchful eye on your pet, especially when tasty temptations are within reach.

A Walk on the Wild Side Wonders of the Open Space by Erich Lierman Willowsford Resident Work brought me back to my home state, Virginia. After fifteen years in Arizona I asked my wife to make that leap. Being from South Bend, Indiana, she was not into cold winters. My son asked if there would be coyote. We had grown used to living where rattlesnakes ate quail eggs under our rosemary bushes. Javelina, a stinky and cantankerous boar-looking animal more related to rodents than pigs, trod behind our house and coyote hunted rabbit in the front. My wife began a year-long search in a suburban boom, for a place that still had a bit of wild. She found Willowsford, an oasis for suburbia. A place where the wild and suburbanites can coexist. Willowsford Conservancy is what provides that juxtaposition. Most moved here because of the unique philosophy of the Founders. The coexistence of the urban life interwoven with the natural life. A place where a person can raise a family and rest their heads while their soul is nurtured from being connected to the land in its natural form.

An expanse of wheat or corn—a spectacle with its precise beauty—is the opposite of a natural landscape. A natural landscape was never meant to be monogamous, as farm fields must be. The wild is a polygamist, and a multitude of native plants is what nurtures the creatures and restores the splendor of the wild.

management to encourage native plants and thwart invasive ones. Careful observation with sound planning bring back native flowers and plants which support the amazing, native wildlife Virginia has. A vital tool in balancing the wild with our needs for comfort while managing invasive plants is bush-hogging. For native plants and flowers to thrive, they need to realize a full life-cycle from seed to seedling, mature plant, flower, and back to seed. A more complete understanding of plants that live in an open space (or habitat) comes from allowing the plants to go through their life cycles. This period of discovery makes some areas look unkempt in

Bush-Hogging Preserves Natural Grasslands & Supports Wildlife by Iris Gestram Conservancy Executive Director The Conservancy manages grasslands to improve wildlife habitat and ecosystem services. We also consider resident needs and preferences when determining grassland management strategies. Each grassland has differing characteristics—from proximity to resident property to species composition and wildlife value. We use a set of objectives to determine effective management of each grassland to balance conservation goals and resident needs:

Reduce impacts on wildlife. Mowing inherently disrupts wildlife which are most vulnerable during nesting season when adults build nests and raise young. Mowing less frequently and at specific times reduces negative impacts on wildlife. Increase food resources. Wildlife food includes fruit, seeds, vegetative matter, pollen and nectar, along with insects that are food for birds, reptiles, amphibians and mammals. Mowing after wildflowers have set seed (November or March) produces more wildflowers and provides nectar and seed for animals and pollinators. It also maintains aesthetically pleasing wildflower meadows and seedpods in winter. Provide winter cover. Wildlife require refuge from winter conditions just as humans do. Mowing in early March provides standing vegetation for overwintering nests. It may also keep wildlife away from

WillowsfordLife

WillowsfordConservancy a haven for pollinators like butterflies and bees which benefit native plants as well as local crops, a place for small mammals to live which provide hunting for raptors, and nesting for the multitude of song birds. That large field of “weeds” in winter was during summer a field of Black-Eyed Susan with their eye-catching yellow leaves shining brightly in the morning sun, providing a perfect home for amusing goldfinch who depend on seeds for food before migrating to Mexico. That same stand of so-called weeds will provide shelter for small animals through the winter and return in the spring in a burst of color, the cycle repeating. Just as there is beauty in the manicured landscapes, there is beauty in the wild. And even in Virginia—coyote.

resident homes in the winter. Control invasive species. This is a key component of the Conservancy’s land stewardship plan. Bush-hogging suppresses certain invasive species. Bush-hogging twice a year helps reduce autumn olive, lespedeza and johnsongrass. By mowing before these plants set seed, we can decrease their expansion to other areas.

grassland height while avoiding nesting season. Buffer strips provide visual and physical transition to natural grassland habitat. Late-season mowing (November or March) supports wildflowers and maintains the meadow aesthetics.

Reduce encroachment. Mowed buffer strips reduce spread of undesirable vegetation onto private property and recreational areas and help mitigate unwanted wildlife encroachment.

Maintain grassland habitat. Nature will attempt to convert grasslands to forests through the process of natural succession. To increase habitat diversity and maintain valuable grassland ecosystems, we bush-hog to reduce woody species growth in grasslands. Bush hogging every 3-5 years reduces woody species, maintains open grassland and improves habitat health.

Maintain landscape aesthetics. Some consider tall grass to be “overgrown” or “unmanaged”. While subjective, we take this into consideration in highly visible locations or where mowing emphasizes other features (i.e. viewsheds, signs, amenities). Mowing twice a year (August and November) helps reduce

Allow reforestation. Left unmanaged, grasslands will revert to forest through natural succession. In certain areas, reforestation is a desirable outcome and the Conservancy will not bush-hog to allow trees and shrubs to establish. These areas are monitored and selectively treated for invasive or undesirable species.

Willow Grove Pond & Splash Park Making an Amenity

Scheduling for such a unique project is difficult to predict and subject to many outside factors, but we are hopeful that Willow Grove Pond & Splash Park will open later this summer. The Association is currently busy developing Amenity Usage Guidelines for this amenity. Further information and details will be provided as we approach the Grand Opening. We hope you and your family will enjoy the newest addition to Willowsford!

by The Willowsford Development Team With its picturesque farm pond and scattered trees, this northwest corner of The Grove has long been intended for a park of some sort. Several years ago repairs were made to the pond’s old spillway and dam, and later on, a gravel parking area, reconstructed corn crib, and paths were installed so the area could be enjoyed for passive recreation. Two years ago the Development Team realized that the meadow sloping down to Willow Grove Pond would be the ideal setting for a terraced, splash pad recreational area. We collaborated with the landscape architecture firm LandDesign, Inc. to develop concepts for what is now known as Willow Grove Pond & Splash Park. The idea grew for a fun, creative space where children of all ages and abilities could enjoy frolicking in fountains while their parents relax and take in the view. The final design, including multiple boulder walls, shade sails, terraces, and lush landscaping was completed by Urban, Ltd. this past winter. Sitework preparation started earlier this year and Loudoun County began reviewing the construction documents for permitting.
