A LEGACY OF INNOVATION

WALDORF ASTORIA RESIDENCES DEER VALLEY
MONUMENTAL BY NATURE. LEGENDARY BY NAME.
For nearly 130 years, Waldorf Astoria has represented a place where architecture shapes memory, service becomes instinctive, and every arrival carries the promise of something extraordinary.
Now, that legacy ascends to North America’s most remarkable alpine setting.

Perfectly positioned, Waldorf Astoria Residences Deer Valley introduces an exceptional collection of 105 hotel condominiums and private residences overlooking the Green Mountain ski run and North America’s largest ski beach. Visionary architecture by KPF, richly layered interiors by AvroKO, and over 60,000 square feet of amenities combine with the legendary service of Waldorf Astoria to create an address as extraordinary as the locale.
Two sculptural towers rise from a finely crafted stone podium, connected by a dramatic skybridge that frames expansive views of the Wasatch Mountains. Every element has been imagined not simply to complement its surroundings, but to become part of them.
This is more than a new residence.
It is the next chapter in one of hospitality’s most enduring stories.

02 Pedigree
A LEGACY OF INNOVATION
THE BRAND THAT CHANGED AMERICAN HOSPITALITY
Its story began in New York in 1893, when William Waldorf Astor opened the Waldorf Hotel on Fifth Avenue, establishing a new standard for elegance, service, and social life. Four years later, the neighboring Astoria Hotel, developed by his cousin John Jacob Astor IV, joined the original property to create what was then the world’s largest luxury hotel—a destination that quickly became the cultural epicenter of New York.
Within its grand public rooms, society gathered beneath soaring ceilings and glittering chandeliers. More than a place to stay, Waldorf Astoria became the city’s living room.

Many traditions now considered synonymous with luxury hospitality were first introduced or perfected here. Personalized concierge service. Elevated in-room dining. Culinary innovation. Thoughtfully choreographed arrivals. Above all, an unwavering belief that gracious service should feel effortless rather than ceremonial.
When the legendary Park Avenue
Waldorf Astoria opened in 1931, it reaffirmed the brand’s role as an
architectural and cultural landmark, a second home for presidents, royalty, artists, and visionaries.
At Deer Valley, that legacy finds an entirely new expression. The mountains may replace the skyline, but the experience remains unmistakably familiar: an extraordinary address shaped by enduring values and an unwavering pursuit of excellence.

A PORTFOLIO OF THE EXTRAORDINARY
THE WORLD’S MOST DISTINGUISHED ADDRESSES
Across the globe, Waldorf Astoria occupies some of the world’s most celebrated destinations. Each property reflects the character of its surroundings while sharing the unmistakable qualities that define the brand: extraordinary architecture, exceptional culinary experiences, gracious service, and an unwavering attention to detail.
Yet no two Waldorf Astoria properties are alike.
In New York, the reborn Park Avenue landmark continues one of the great traditions of American hospitality. Beverly Hills embodies the glamour and ease of Southern California. Rome Cavalieri overlooks the Eternal City with museum-quality art collections and panoramic terraces. In Amsterdam, monumental Dutch architecture is reimagined with quiet contemporary elegance. London’s Admiralty Arch transforms one of Britain’s most significant historic buildings into a new expression of luxury hospitality. Together, these destinations represent a collection of places that have become woven into the cultural fabric of their cities.
Waldorf Astoria Residences Deer Valley joins this distinguished lineage as the brand’s most compelling mountain destination, creating a distinctly alpine interpretation of the Waldorf Astoria experience. It is, quite simply, a destination worthy of the name.

MEET ME AT THE CLOCK
THE LANDMARK THAT WELCOMES THE WORLD
Every Waldorf Astoria has its traditions.
Few are as enduring as the clock.
For generations, the iconic Waldorf Astoria clock has served as more than a timepiece. It is a place of reunion and anticipation, where celebrations begin, journeys conclude, and memories quietly take shape.
“Meet me at the clock” has become part of the language of Waldorf Astoria.

At Deer Valley, that ritual is thoughtfully reinterpreted for the mountains.
Positioned beside North America’s largest ski beach, the Waldorf Astoria clock overlooks the lifts, the Green Mountain ski run, and the vibrant energy of Deer Valley East Village. Skiers pause beneath it before setting out for the day’s first run. Families gather there after an afternoon on the mountain. Friends reconnect as the sun settles behind the Wasatch Range and the village transitions effortlessly into evening.
Some traditions are inherited.
Others are destined to begin here.

05 East Village
A VILLAGE AS MONUMENTAL AS THE MOUNTAIN
THE FUTURE OF DEER VALLEY BEGINS HERE
As the largest new mountain village in North America and the centerpiece of Deer Valley Resort’s most significant expansion, it establishes an entirely new gateway to one of the country’s most celebrated ski destinations. More than 3,700 acres of additional ski terrain nearly triple the resort’s size, expanding it to 5,726 acres served by 37 lifts and 238 runs across ten peaks.

Designed as a true alpine community, Deer Valley East Village brings together curated boutiques, destination dining, and vibrant public gathering spaces centered around North America’s largest ski beach. The experience is one of effortless walkability, where every aspect of mountain life unfolds within a short stroll—from morning coffee and first chair to evening cocktails and fireside conversations.
Its accessibility is equally remarkable. Located just forty minutes from Salt Lake City International Airport and minutes from Heber Valley Airport, the village offers a rare combination of extraordinary mountain seclusion and exceptional convenience.
For generations of owners, Deer Valley has represented one of North America’s most coveted alpine destinations.
East Village marks the beginning of its next chapter.

PLACE MATTERS
THE BEST LOCATION ON THE MOUNTAIN
At Deer Valley East Village, Waldorf Astoria occupies the village’s most exceptional setting. Positioned along the coveted northwestern edge of the village, it commands uninterrupted views over the Green Mountain ski run, North America’s largest ski beach, and the dramatic ridgelines of the Wasatch Mountains.

Its orientation is equally intentional. Morning light pours across the mountains, afternoons are framed by the movement of skiers descending toward the village, and evenings settle into a panorama of illuminated slopes beneath expansive western skies.
The mountains are not simply a view; they are an essential part of the experience. Every terrace, amenity, and residence has been orchestrated to engage with the landscape, creating an uninterrupted dialogue between architecture and nature.
Exceptional hospitality begins with exceptional location. In Deer Valley East Village, no address is more naturally distinguished.

07 Design
TRANSFORMATIVE AT EVERY ANGLE
ARCHITECTURE AT ONE WITH THE MOUNTAIN
Great mountain architecture is measured by its ability to belong.
Internationally acclaimed architects KPF have conceived a building that responds to its alpine setting with remarkable restraint and confidence. The architecture frames the mountains as its defining work of art.
The composition begins with a substantial stone podium that anchors the development to the terrain. Above, two elegantly proportioned towers rise in warm-toned metal and expansive vision glass, their refined material palette echoing the timber, stone, and changing light of the Wasatch Mountains.

Connecting the towers, an interior skybridge seamlessly links residences, hotel services, and amenities while creating one of the project’s most recognizable design elements.
Equally memorable is the dramatic resort deck extending toward the Green Mountain ski run. Suspended above the landscape, it appears almost to float over the mountain itself. At its center, a singular pool with a circular glass oculus creates one of the most distinctive moments within the entire development.
Throughout the project, architecture and hospitality become inseparable. Expansive glazing dissolves the boundary between interior and exterior. Covered terraces encourage year-round outdoor living. Public spaces unfold with the quiet confidence of a grand private residence.

DESIGN AS RICHLY TEXTURED AS THE SETTING
AVROKO BRINGS THE MOUNTAINS INDOORS
AvroKO has created an environment that feels inseparable from the alpine landscape beyond its windows. Their approach is deeply layered—a sophisticated interpretation of mountain living, inspired by Deer Valley’s mining history, informed by craftsmanship, texture, and an appreciation for natural materials.

Throughout the residences and shared spaces, richly veined stone, finely detailed millwork, burnished metals, hand-finished plaster, and tactile textiles establish an atmosphere that is both elegant and inviting.
Natural light becomes an essential design element. Floor-to-ceiling windows frame changing mountain vistas while warm wood tones and sculptural furnishings create interiors that feel intimate despite their generous
proportions. Fireplaces anchor gathering spaces, inviting quiet evenings after a day on the slopes, while expansive loggias extend living spaces into the landscape.
The public interiors are equally compelling. The soaring crystalline pavilion housing Peacock Alley introduces a dramatic sense of arrival, while lounges, libraries, restaurants, and wellness spaces are composed with the intimacy and warmth of a finely crafted private club.

09 Peacock Alley
APRÈS SKI & SCENE
THE LIVING ROOM OF DEER VALLEY EAST VILLAGE
Every great hotel has a place where the day naturally converges.
At Waldorf Astoria, that place has always been Peacock Alley.
Since its earliest days in New York, Peacock Alley has served as the social heart of the hotel—a setting where morning conversations evolve into afternoon gatherings, where cocktails precede dinner, and where celebrations unfold with effortless elegance.
At Deer Valley, this celebrated tradition takes on an entirely new character.

Positioned within a soaring crystalline pavilion overlooking the ski beach, Peacock Alley becomes one of the mountain’s singular gathering places. Expansive glazing frames panoramic alpine views while richly layered interiors and inviting terraces create an atmosphere equally suited to a quiet morning espresso or a lively evening of après-ski.
Beyond Peacock Alley, a thoughtfully curated collection of culinary destinations transforms the property into one of Deer Valley’s most compelling social addresses. The Living Room welcomes residents and guests throughout the day with
relaxed sophistication, while Wood Lore Brasserie celebrates elevated American cuisine inspired by the traditions of mountain lodges. A signature restaurant, led by an acclaimed chef, introduces destination dining worthy of the Waldorf Astoria name, complemented by an artisanal coffee bar that anchors the rhythm of each morning.
Residents may begin the day with breakfast before the first chair, gather with friends as skiers return to the village, or host family for an evening that never requires leaving the property.
