Courtyard Comments:

1. After discussion with Brightview, SAS recommends adjusting the planting layout to swap out the 5 limelight hydrangeas originally intended for in front of the window with 3 of the taxus intended for the courtyard. See attached plan for final planting layout.

2. Brightview has submitted a proposal for repairing and upgrading the lighting the terrace. Square Acre Studio suggests to replace all existing uplights with in-grade well lights to eliminate vandalism but understand this may be cost prohibitive.

3. Two trees pits in the back of the plaza are in need a a fomal cobble installation to match the one completed tree pit in the fountain. The cobbles should be set at the existing edge of the steel. Three bands total should be installed (one long paver ring and two square). The middle should be left as gravel.

4. Paving jointing throughout the courtyard has deteriorated and needs to be rejointed. This may be possible with polymeric sand, but should be power washed and cleaned before that final decision is made. DO NOT repair with portland cement mortar.

5. Tree pit adjacent to sidewalk and plaza entrance is sunken. SAS recommends installing the same cobble pattern as previously mentioned, using gravel and DG to raise and set new cobble.

6. Irrigation rings closest to all established tree trunks should be removed as needed or otherwise buried into soil to prevent showing.

South Sun Terrace Comments:

7. SAS recommends the addition of river rock by the side door to cover utility lines. The quantity needed is small and may be obtained from a less visable area of the terrace.

8. The planters on the far south side of the terrace contue to struggle after last year’s issues. SAS recommends adding irrigation to these beds. If this is not possible, then it is recommended that daily hand watering take place during dry periods. SAS recommends the following plants be installed to infill this space.

(5) Sedum ‘Autum Joy’, (5) Nepeta ‘Catlins Giant’, (3) Pennisetum ‘Hameln’.

North Sun Terrace Comments:

9. The (2-3) junipers along the side of the grilling space have long been in decline and should be removed. The replacement planting for these have already been approved. SAS recommends for this season infilling the other bed at the grill with (10) Lantana ‘Bandana Yellow’ or Orange.

10. In general, this terrace has already improved since last year. A small amount of thinning out of dead leaves and branches is needed in the grasses and groundcover shrubs.

9th Floor Terrace Comments:

11. As a general note, it is recommended that the height of the juniper hedge in the tall planter be maintained to be no higher than the hand rail behind it to decrease the likelihood of the planter tipping over in the wind as it has done

On Site: Tom Salaki, Krysta Bryant, Kolie Forest, Rado Vendel, Jonathan Tracy Elizabeth Fontaine in the past when the plants became too tall.

12. SAS recommends adding a total of (8) Creeping Jenny to the low planters between the built-in lounge chairs.

13. SAS recommends installing (2) Panicum ‘Shenandoah’ to the tall trough planters on either side of the grill space for a total of (4) plants.

14. The low juniper hedge on the west side of the terrace should be hand pruned as needed to maintain a height of no more than 3’.

Children’s Terrace Comments:

15. Play mats are creating trip hazards. Quotes have been recieved and project is pending budget allowances. In the meantime, continue to reset tiles after windy days.

16. Winter scouring has pushed soil and mulch into the gravel edge around the stairwell tower. It is recommeded that this be kept clear of debris as much as possible.

General Comments:

17. Square Acre Studio is reviewing all proposals for additional work from Brightiew in accordance with our scope of work as consultant.
