A NEW STANDARD FOR OFFICE SPACE

BUILDING FEATURES As a new hub for business, collaboration and innovation, Gateway Tower will support a variety of modern workplace environments. The 20-story, 260,000sf LEED Certified Class-A office tower features efficient floor plates from 17,000-22,500 square feet with first floor retail lining St. Pauls Boulevard and structured parking including alternative transportation accommodations.

Gateway Tower will be equipped with smartbuilding-technology systems to enhance secure Wi-Fi and cellular phone service throughout. The building offers full-height windows surrounding modern interiors and independent roof terraces on multiple floors with panoramic views of the waterfront and downtown. It will also include a large common roof terrace, for use by all the tenants, overlooking the Civic Plaza which features landscaped areas for dining, meeting and recreation.

SUSTAINABLE + RESILIENT

GREEN INFRASTRUCTURE The Gateway Tower sets the new standard for resilient and sustainable design in Norfolk. The tower and its surrounding grounds will reduce water use and runoff through integration of bioswales, rain gardens, green-roof technologies, and native landscapes.

Building glazing, lighting, and mechanical systems will significantly reduce energy usage while creating a healthier and more productive work environment resulting in a significant reduction in energy and operations costs to tenants.

Directly adjacent to the City Hall Light Rail Station and with valet/drop-off accommodations for alternative transportation choices, the tower is easily accessible and convenient to shopping, dining, entertainment and businesses throughout downtown and the entire region.

BOLD ARCHITECTURE DESIGN The Gateway Tower will rise to frame the entrance into downtown Norfolk. The design builds upon the new architectural vocabulary set by Slover Library and The Main. The form is derived through the stacking of contextually-scaled program blocks to break down the mass of the building.

The tower varies floor plate sizes as it rises in height to create a variety of tenant spaces. Each of these glazed building volumes are shifted and rotated as they stack to capitalize on views and increase natural light to the spaces. The stacking creates various elevated outdoor terraces, extending life and social interaction outdoors.

The tower reconnects the Waterside District to the Civic Center with wide-pedestrian walkways, landscaped gardens and open spaces. The public outdoor space extends and embraces the tower connecting the large public gathering areas and allowing for easy access to the building from multiple directions.
