Site Context. The property is located in the rural region of Rocky Hills on Tasmania’s East Coast. 12 Kilometres south of Swansea, 37 Kilometres north of Triabunna, 117 Kilometres north-east of Hobart. Swansea has clear blue waters and white sand, combined wirh breathtaking views across the bay to the Hazards Mountains of Freycinet National Park. The beauty of Swansea is based around its environmental conservation context and rich history, given that it was the first municipality in Australia to be established after Hobart and Sydney. Built infrastructure such as accommodation, heritage activities, adventure tourism, eco tourism, gastronomic experiences, recreational activities.

Ve g e t a t i o n Mostly Native Surrounding vegetation on the site and in within the wider area. Marram grassland covers the majority of the land, especially the cliff face running towards the shoreline. The grass is a hardy, coarse, spreading grass which thrives in coastal environments. Brachyloma plant, a hardy, dry leaf with small flower is another common plant on site (see appendix image 8). Eucalyptus trees, Acacia wattle, Banksia, Cushion Bush are other natives surrounding the property (see appendix image 1,8,9,6 Across the bay, 40km drive away is the frecinet national park which is home to many native flora and fauna species.

Transport and vechicle traffic. Direct access to Tasman highway, also known as ‘The great Eastern Drive’. The highway is 410 km long connecting Hobart to Launceston. The traffic on the highway thins out near site and becomes less congested. However, A noise managament wall could be placed for benefit of guests and wild life. Most tourists travel by car in this area due to convenience and long distances. The site currently has a gravel car park area providing roughly 7 car spaces. There is opportunity for this area to be expanded for more car spaces. Another mode of transport is bus and there are 3 bus stops located in the town of Swansea 12 km away. Many tourism coaches follow route from Hobart through to Swansea and the local national parks.

Demographic Domestic and international travellers move up the east coast along this highway. Swansea and the surrounding area is one of the most popular destination for tourists in Tasmania. Many campers, Trekkers, weekenders. Other laerge property Accomodations have found that they attract many couples or groups that are wanting a relaxing and luxury stays after multiple day trekking. Stats show that a total of 1.32 million people visited Tasmania on scheduled air and sea services during the year ended December 2019. Half of these people were middle aged and willinging to spend money on 5 star accomodation. Post covid life will mean that more main land Australians will travel to Tasmania opting for experiences.
