HUGO — Schwieters Properties, LLP, got the city’s blessing to begin a major expansion across the street from its current headquarters in the Bald Eagle Industrial Park. The process required city approval of a fi nal plat, text amendment, site plan and conditional use permit. At its May 7 meeting, City Council members approved a fi nal plat to be known as “Roy Molitor 3rd Addition” to create one lot and one outlot at 13676 Fenway Blvd. North. The 30-acre property was owned by the Molitor family. It includes 11 acres of wetland. Planner Rachel Juba said the applicant was also requesting approval of a site plan for a 144,000-square -foot manufacturing/warehouse building with associated parking and exterior storage on the site, a Conditional Use Permit for the exterior storage and a Conditional Use Permit for a campus development to allow multiple buildings on one parcel. A zoning text amendment was required for the exterior storage of raw lumber material stored outside for manufacture of roof trusses and floor panels inside the building. Future phases will include additional buildings for warehouse and office space for a total of four. The site plan approved May 7 was only for the manufacturing building. Future buildings will require a site plan application to go before the Planning Commission. Staff is also working with the applicant on screening exterior storage, required by city code. A 4-foot berm and 6-foot evergreen trees will be added to ensure screening. At a public hearing last month before the Planning Commission, residents expressed concerns regarding traffic, lighting, and noise. The applicant addressed those concerns and acknowledged there would be more traffic. The expansion means 50 employees on each shift and truck traffic will be SEE SCHWIETERS, PAGE 7
