I cannot believe just how quickly the past year has flown by, and 2017 now stands before us! Here’s to a happy and prosperous New Year, and a fond farewell to 2016! Earlier today, I was browsing through New Year quotations online and admit to this one attributed to Edith Pierce as being one of my favourites: “We will open a book. Its pages are blank. We are going to put words on them ourselves. The book is called opportunity and its first chapter is New Years Day." Why should people buy from you and not the place down the road? Every business has something that’s their own, or something no one else has claimed as their own yet. So, before you begin choosing and implementing your marketing plans, take some time to work out your USP. Write out a list of at least 100 reasons why your business is great and people should buy from you. Get your team to help you. Look at your business 42

Ask your employees what makes them proud to work for your company. Have fun with this! Then, once you’ve got this list of great things about your business, turn them into benefits to your customers of buying from you. One of the great things about my service is that I teach business owners how to define their USP. This turns into a benefit to my clients that they can get more customers from their target market and increase their sales and their profits. Work through all the great things about your product or service in this way. It should boil down to 6 or 7 benefits to your customers which will be the starting point for some great marketing. Your USP is the combination of the benefits to your customer of buying from you. A strong USP should be truly unique and exciting to your target market. It should also get people talking and can’t be easily copied, or people will recognise that’s been copied! Then, turn that USP into a great marketing tool that entices customers to start knocking on your door. Above all, have fun with this!

The Whitby Winterfest was certainly not to be missed with its ice rink, beach hut themed Christmas market and fabulous live music. The annual Santa Express, running from Whitby to Glaisdale, is a Whitby tradition loved by kids young and old where you can meet Santa himself in his winter grotto aboard the train while sampling delicious mince pies. Those feeling particularly brave can take part in the annual Boxing Day Dip and, even if you don’t fancy paddling in the cold waters of the North Sea, the fancy dress on display is a sight to behold!

The shops on Church Street have lots of fabulous little gifts for last minute Christmas shopping and pottering along the cobbles and looking in the windows at all the

pretty little trinkets and locally crafted gifts is certainly giving us some great ideas for our office Secret Santa! We’re feeling very festive in our office on Flowergate, our Christmas tree is now taking pride of place in the window and is decorated with our adorable pompom Ingrid Flute sheep! We also have a Christmas tree on display at St Mary’s Church where every year local businesses, community groups and local schools fill the Church with a variety of beautifully decorated trees. From the traditional to the wacky, there’s a tree for all tastes and we are happy to be celebrating our 5th year of being involved! This year we’ve been encouraging all our cottage owners to get into the Christmas spirit too by decorating their properties or leaving special welcome packs for guests. From Christmas cake and chocolates, to carrots and cookies for Santa and his reindeerthose little touches are always appreciated by guests and ensure a great first impression upon entering the holiday cottages. It certainly is great to see so many of our fabulous holiday homes decorated for the festive season: the trees are up, the twinkly lights switched on and the log fires burning- what a lovely and cosy place to relax after a great day having festive fun in Whitby! A growing number of Online Estate Agents have burst onto the scene offering to sell properties at rock-bottom prices. Adverts from these companies have filled day-time advert breaks and left people wondering – why would I pay more for a high street Estate Agent when online agents say they can sell my house for as little as £400? The popularity of Online Estate agents has not taken off as quickly as predicted and, in most areas of the country, they have had little impact on High Street Agents. This could be mainly down to the fact that there is much more to selling a house than placing basic details on a few property portals. So what are the differences between these 2 types of agent and who should people trust to handle their most important financial transaction.

PERSONAL SERVICE

High Street Agents- Allow the luxury of being able to walk into an office and get advice from an experienced member of staff in person. At Hendersons our office is open on weekends and until 7pm on week-days meaning we’re available to see our clients at times which work around their work schedules and busy lives. Online Agents– Many operate from nation-wide call centres, meaning customers will often converse over the phone with someone without local knowledge and face-to-face meetings are not an option.

MARKETING

High Street Agents- A good agent will pay a visit to measure rooms, draw a floorplan and take the most attractive photographs possible to ensure the accommodation is being marketing to its full potential and standing out from the crowd. Online Agents- Again, it varies. However, many request owners take their own photographs and floorplans are often none-existent.

VIEWINGS

Online Agents – Different companies offer different packages but the majority arrange viewings but usually leave property owners to carry them out.

VALUATIONS

High Street Agents – Spend time carrying out research, looking over comparables and visiting homes to ensure that the right market price is set. Many potential sellers opt to have valuations carried out by several local agents before making a decision on which is best suited to them and their accommodation. Online Agents – Sometimes send out a representative, usually from from out of the area, but also often value using just online data.

FEES

Online agents will always beat High Street Agents hands-down when it comes to fees. An office, advertising on major portals, experienced staff able to effectively conduct viewings and carry out valuations, interactive touch screens, keeping a modern and evolving agency website running, LED window displays, newspaper advertising, professional photographs, and all the many other services a really good high street agent will offer, can not be done for a few hundreds pounds. Would an online agent offer value for money? A high street agent is not just trying to sell their vendor’s properties – but trying to sell them for the best possible price for the owner. This can be most easily and effectively achieved by an experienced negotiator. Also, bear in mind an online agent will likely ask for an up-front fee as opposed to the no-sale-no-fee approach meaning they have been paid regardless of whether they manage to sell the property or not and regardless of what price. Anyone confused about what type of agent to use would be best advised, as a starting point, to look online at the quality of marketing different agents offer. Also, researching into the services they offer, as well as the level of market exposure, could set you well on the way to deciding between bricks and clicks.

High Street Agents – Will happily take care of viewings meaning that whether vendors are busy, on holiday or at work, viewings can take place. A member of staff with first-hand knowledge of the property can show potential buyers around and answer any questions they may have.

IT’S NOW OR NEVER WITH? MUSIC IN HOSPITALS

A charity whose aim is to improve the quality of life for people in hospitals, care homes and day centres through the use of professional live music has requested a little less conversation and lots more rock and roll in their search for Elvis Presley performers.

Music In Hospitals (North East) whose strap line is ‘creating joy through live music’ has listened to patients and service users’ requests and is now looking at rock and roll to soothe the soul.

The charity arranges around 1000 concerts per year across the North of England with professional musicians engaging patients and their families. For many years, the popular genres of music have included traditional folk, popular show tunes000 and wartime reminiscence songs but increasingly, some patients are asking for Elvis to entertain them. Alison Forbes who is the Development Officer in the North East is looking for professional Elvis and other rock and roll performers to audition.

“We work with professional musicians who are carefully chosen by audition and who all have the right communication and engagement skills to help them to interact with the audience irrespective of their illness, disability or age.

“We will be auditioning acts in the New Year in Newcastle and I’d urge any one who has the talent to perform and the passion to benefit vulnerable people to come forward. We operate across the whole of the North of England, so we hope to find a number of suitable performers. “ Prospective Elvis Presley’s should have a band (max 3 in total) or perform solo with an acoustic guitar. One talented musician who is looking to work with the charity is Jamie Bell who fronts the successful Baldy Holly Band. “ This is a great charity and they have got it right when they say that people want to hear rock and roll. I’ve been hooked since I was a small child when I heard Buddy Holly and Elvis. They inspired me to get a guitar and perform.”
