Hello and welcome to the February edition of the Whitby Advertiser, the number one choice for advertising in Whitby and the surrounding district. I hope that you will enjoy this new edition of our magazine, whether you are a resident or business owner, or a visitor or holidaymaker to the area As you can see from both the front and back covers of this issue, February brings us St Valentine’s Day, the day dedicated to lovers all around the world. Red is the colour, hearts are worn on the sleeve and love is well and truly in the air. Restaurants, flower shops and gift shops are just a few of the many businesses that see a surge in trade this month as sweethearts young and old want to celebrate the love that this day brings. Don’t forget too that it is a leap year, so it is role reversal on Leap Day 29 February when tradition has it that women can propose to men! If you are still looking for some great Valentine’s ideas such as a romantic meal, beauty packages, spa treatments or flowers to enjoy the loving spirit with your loved one, just browse through the pages of this month’s edition. Our crossword was very popular last month, bringing many entries. Entries came from places outside our distribution area, which was really good to see – our magazine certainly gets around! Why not enter the crossword this month and win a Made in Whitby lampshade kindly donated by our sponsor Meadow? Did you know that the Whitby Advertiser celebrates its 10th birthday this year? Now delivering 22,000 copies every month throughout Whitby and the surrounding district, we are the number one choice for advertising in the area, with many of our customers having advertised with us since our inaugural issue in May 2006. If you are a business and would like to advertise in the Whitby Advertiser, do not delay – give us a call today and your advert could soon be in our magazine, bringing extra trade to your business. For the successful delivery of your message, choose the Whitby Advertiser. Your business is our business. We are here for you. We are your Advertiser.

Most of you will know that Chancellor George Osborne announced a new additional 3% stamp duty rate for landlords and second home owners in the Autumn Statement as part of the government’s plan to boost home ownership by dampening the buyto-let market. Whilst this is currently still at the consultation stage and will be until the 1st February, general opinion is that there are likely to be few changes before the new rules come into effect on the 1st April. So what does this mean to the owners of property in Whitby and its surrounding area? There is no simple answer – the laws of supply and demand, interest rates, the weather are just some of the many factors that can affect the housing market as well as interference by the Government through legislation.
I would first suggest that anybody who is considering buying or selling should take it upon themselves to look what the likely changes are to be. You can do this by looking on the Government website www.gov.uk - a quick search will lead you to the consultation document and this should give you all you need to know and some different scenarios of how the new legislation will be effective when it is brought in. It may affect the decision you make For the vast majority of people in Whitby where the house they live in is the only home they
own, the legislation probably will not affect them – they are moving from one residential home to another, with those type of property being attractive to those buyers.
However whilst Whitby does not have a vast buy-to-let market what it does have is a big second home, holiday cottage market and these will undoubtedly be effected. If you are looking to sell your investment property this year I can only see one outcome of this legislation if all other factors remain the same – prices will stall and possibly drop in the short term before recovering later in the year. In my opinion buyers always have a certain amount of money to make a purchase, which may include the costs of solicitors, possible moving costs, possible stamp duty, etc, etc – so if they have to pay extra stamp duty it is only go to come from one place – the amount they can offer on the property they wish to purchase. New properties coming onto the market may factor this in and hope an increase in the asking price, which would be necessary to reach the prelegislation value, doesn’t stop people viewing. For those already on the market it is certainly something to think about when considering any offer that might come in or if the property isn’t selling and they are considering the options of what to do next. Whether this will affect prices we will have to see, as I said before there are many other factors which can a have contributory effect on prices, not least the lack of available properties most agents are currently experiencing. What is most important is that if you are considering selling make sure you thoroughly talk it through with your local independent agent, someone who has your interest at heart.
It is the start of a brand new year and a time when we all hope for happiness, good health and prosperity over the next 12 months. One way to ensure 2016 is a truly prosperous year is to invest your money wisely. With savings rates continuing to be on the low side, a higher percentage of people are putting their cash into bricks and mortar.
all the stress out of renting. Rather than giving up your weekends and evenings advertising, showing people around, inspecting and carrying out repairs an agent will take care of all that for you and will have a network of plumbers, electricians and other contractors ready to deal with any problems that may occur.
Changes were announced last year in the government’s Autumn review with regards the payment of stamp duty. Higher rates of Stamp Duty Land Tax will be charged on additional residential properties, such as buy-to-let properties and second homes, bought for over £40,000. The higher rate will be 3% in addition to the current stamp duty rates. Therefore, now is the ideal time to purchase an investment property, but you will have to be quick as the changes will come into effect on the 1st April 2016.
Here at Hendersons we offer 2 packages:
When it comes to ‘Buy-To-Let’ there are two main options – purchasing a property for a holiday let or a long term let. Many opt to holiday let as the amount of visitors to Whitby and the surrounding areas has increased greatly in recent years. Events such as Whitby Regatta, Folk Week, The Railway in Wartime Weekend, Staithes Festival of Arts and ever-popular Goth weekends have ensured the area is busy with holidaymakers 12 months of the year. The flexibility that holiday letting brings is also appealing as a week here and there can be blocked out for owners, or their friends and family, to use the accommodation themselves. Here are Hendersons, we are more than happy to offer advice on which properties currently on the market would, in our opinion, let out well and fetch a good return. There are often a variety of investments being sold as a ‘going concern’ with future bookings and, in some cases, furniture included meaning the accommodation is ‘ready to go!’ But when considering investment don’t just immediately think “holiday let” have you considered having a tenant sign up to a 6 or 12-month term (known as an ‘Assured Hold Tenancy’ or AST), which can be on-going if everybody is happy? There is a huge demand for long-term rentals that is continually growing. With many desperately searching for a suitable place to rent and very little on offer, now is the time to consider this option. You may be wondering: Why do I need an agent? Well, the answer to that would be the agent could take
INTRODUCTORY ONLY – We prepare a brochure, advertise the property, organise and conduct viewings, run credit checks on potential tenants and obtain references, find the perfect person to rent from you and deal with all the admin involved. FULL MANAGEMENT – Basically, you put your feet up! We do everything included in the ‘Introductory Only’ package and then take care of the property afterwards. If your tenant has any problems they will contact us rather than you. Also, inspections will be carried out 3 months after the tenant has moved in and then at 6-month intervals. Letting on a long-term basis is a very good idea because: • Someone else is taking care of the utility bills and council tax • A steady amount of money will be coming in all year round as opposed to just in the summer months • We vet, credit check and obtain references from all potential tenants meaning we can find the right person for your property • The demand is huge meaning we can rent out all types of properties • If you decide to opt for Hendersons to fully manage your investment, a thorough report of the condition of your property is carried out prior to the tenant moving in. Also, regular inspections are carried out after they have moved in, eliminating all worries about how well your property is being kept • When one tenant leaves – we can quickly find another to take their place meaning your rental property is not left empty for long Now is the perfect time to invest and Whitby is the perfect place to invest. Call us for some friendly and no obligation advice, without delay to be in with a chance of avoiding those imminently rising stamp duty charges.
Interested in letting your property? Letting your property not only provides you with a regular source of income, it can also be very satisfying!

Look a Gift Horse in the Mouth: Equine Dentistry The Beck Veterinary Practice
Is your horse quidding or dropping food? Eating to one side? Playing on the bit or not performing as expected? Losing weight? Does your horse have a nasal discharge or smelly breath? Does your horse headshake? When did your horse last have their teeth checked? There is more to the mouth than just the teeth! Did you know oral disease can cause problems in other areas like the sinuses, nose, and the jaw joint? As the mouth is the first part of the gastro-intestinal tract, studies have shown that horses that have routine dental care are less likely to colic. Dental problems can also lead to increased chances of choke, gastric and mouth ulceration. egular dental checks can also lead to increased longevity and comfort for your horse. Horses, being prey animals, are extremely good at disguising even severe and painful dental disease by adapting the pattern of eating as a survival mechanism in the wild. Without thorough investigation of the mouth these often unrecognised diseases continue to develop, which could have been prevented and managed with early diagnosis and treatment. As with all disease, prevention is better than cure.
Every horse should receive at least one dental examination a year, and this is easy to include at the time of vaccination. Some horses needed more regular work due to conformational issues or degeneration with age. A horse s mouth is continually changing, with the most changes happening as the horse starts its working life between 2 and years of age and again as the horse becomes geriatric. A routine check-up should involve * omplete maintenance of the mouth including rasping, reduction of any sharp points and balancing the mouth, * Identifying problems such as gaps between the teeth that can pack with food leading to peridontal disease and even tooth root abscesses and sinus infections, exposed tooth roots. * Treatment and management of diagnosed oral disease, which may include removing diseased teeth. urther diagnosis can require imaging such as oral endoscopy and x-rays. If you are concerned your horse is due a check or you ve noticed any of the above signs, please call us on 01947 820333. r ibby eck
There is a pond in Whitby where fish refuse to swim. A deep, dark pond, often veiled in mist. A mist that sometimes drifts into a shape upon the water the shape of a screaming man
