Noel is a local man who grew up on a smallholding in Sleights and attended Sleights, Eskdale and Whitby School, as it was then called. He went on to study law at Nottingham/Trent Polytechnic, gaining his degree and qualified in 1987, after having served articles with local firm Buchannan and White. Noel is a lifelong resident and has lived in Ugthorpe with his wife Ruth, for the past 25 years, has 2 grown up children and a West Highland terrier called Lucy! Outside of work, Noel enjoys music, playing both the piano and double bass, gardening and classic vehicles. FIRST TIME BUYERS HAVE TO SAVE LONGER THAN EVER DATA SUGGESTS

Potential first-time buyers must typically save for eight years to afford a deposit to buy a home, data suggests. A typical 20% deposit in London is now more than £80,000, according to the Nationwide Building Society. Elsewhere in the UK, the average deposit could be closer to £20,000, the lender said. The squeeze on wages and low interest rates makes it more difficult to raise the money than a decade ago. such a deposit, based on squirreling away 15% of their take-home pay. In most regions, it would take about eight years for the typical buyer to save for a deposit. This rises to nine years in the South East of England and to nearly 10 years in London.

The Nationwide, which calculated that house prices rose by 2.6% in 2017, analysed its mortgage data for the cost of the typical first-time buyer’s house purchase in each region, based on four times a buyer’s income, and from this derived how much a 20% deposit would be. The £80,000-plus cost in London is about £30,000 higher than a decade ago. In other regions, such as the Midlands and northern England, deposit requirements are similar to 2007, when prices were at their pre-crisis peak. However, real earnings have generally fallen for young people since then and savings rates are low. The Nationwide then calculated the length of time it would take for buyers in each region to save 40

This Joint PPG Meeting followed an announcement in November 2017 that there were ‘unexpected delays’ in the redevelopment of Whitby Hospital. RABBITS - WHAT YOU NEED TO KNOW PART TWO!

Did you know that Rabbits teeth continuously grow; the top front teeth at a rate of 3mm a week! A high fiber and roughage diet is key to keeping teeth in check. We will also check the teeth yearly at time of vaccination. Rabbits have an unusual and sensitive digestive system. Food is passed through their gut and special soft droppings, called caecotrophs, are produced. Rabbits eat these caecotrophs, allowing the food to be re-ingested and the hard droppings produced. Help maintain your rabbit’s digestive health by providing a healthy diet. Rabbits are at risk from fly strike (maggot infestation that buries into the coat, skin and body of the rabbit) if not regularly checked during the hot weather so care must be taken to ensure your rabbits’ bottoms are kept clean. An obese rabbit is more prone to this as they cannot reach around to their rear end easily to eat the soft caecotrophs. These then stick to the hair around the bum, attracting flies. All rabbits should be regularly vaccinated against the potentially fatal diseases, myxomatosis and viral haemorrhagic disease (VHD). Rabbit vaccinations are an essential part of keeping your pet healthy. It is beneficial to have rabbits neutered as this lessens the risk of disease, certain cancers and behavioural problems. Neutered rabbits can also be easier to house train. Grooming is essential for long-furred varieties. Short-coated rabbits should be groomed on a weekly basis, as this will reinforce the human/ animal bond and act as a health check. Most rabbits are happy living either indoors or outside. If choosing to keep them as house rabbits,

care must be taken to keep them safe; all cables must have a protective covering, and house plants should be removed as they may be poisonous. Outdoor rabbits need plenty of room with a hutch large enough to be able to stand on their hind legs, have the opportunity to stretch out, and hop around (minimu of three hops in all directions!). There must also be a private compartment for them to retire to when they wish. A large run attached to your rabbit’s hutch allows them to exercise and eat grass when they feel the need. Rabbits kept in accommodation which is too small often become bad tempered and difficult to handle. This can be due to are depression and skeletal pain as a result of being confined. Rabbit hutches and runs should be in a shaded area away from direct sunlight, strong winds, and rain. The rabbits must have extra bedding and protection from the elements during the winter months. Ensure the accommodation has secure latches and is predator-proof as it is possible. The best type of rabbit bedding is clean straw. Rabbit bedding needs checking daily and removed if soiled. Particular attention needs to be paid during hot weather to help guard against fly strike. It is easy to litter train a rabbit. Once you are aware which corner they prefer to toilet in, place a litter tray there big enough for your rabbit to use comfortably.
