MARKET INFO MARKET INFORMATION Whistler

THE WHISTLER REAL ESTATE MARKET CONTINUED to build momentum during the first half of 2014. Strong demand from buyers combined with fewer properties being offered for sale resulted in strong improvements in both the total number of transactions and the total value of those transactions. Sales activity continues to be highly focused on properties valued under 1.5 million that maximize personal use and offer good value for the dollar. Overall, the total number of transactions increased by 21% over the same period in 2013. This was largely due to a 40% increase in transactions in the townhome segment and a 23% increase in the number of condominium transactions. This increased activity has combined with strongly increasing prices to push the total value of sales transactions up by 15% as compared to this time last year. The average value of single family homes (which increased by 14% to $1,612,326) and condominiums (which increased by 25% to $395,762) showed the greatest year-to-year improvement. However, all categories of the market (other than the super luxury market which does not lend itself to yearly analysis) have shown improvements so far in 2014. We continue to view the market as balanced overall, with some seller side strength in townhouses and within several price ranges. Well priced properties garner immediate attention so buyers are well advised to do their diligence and make decisions quickly. The pool of available properties is not as deep and with the current high levels of interest from lifestyle buyers and investors, good properties change hands quickly. - Pat Kelly

MARKET INFO MARKET INFORMATION Pemberton

THE PEMBERTON VALLEY REAL ESTATE MARKET continued to demonstrate strong levels of activity and interest during the first half of 2014. The lowest prices in the Seato-Sky corridor, combined with low interest rates, are being taken advantage of by first-time homeowners, investors, and recreational property buyers. This is bringing renewed interest and creating an active market place in our peaceful, rural community. Overall sales activity has increased 15% over the same period in 2013. The improvement is largely due to strong activity in the condominium market. The total dollar value has also increased as a result of firming prices in both single family homes and townhomes. Currently the average sales value of a single family home is approximately $503,000. Townhomes are averaging $325,000 and condominiums are priced at an average of $179,000. The Pemberton market is relatively small so we recommend using caution when reviewing statistical sales data. Although indicative of general trends, a larger, longer run perspective of market activity is likely required when investigating specific types of properties or locations.

WHISTLER STORY The history of Whistler is a true tale of the little resort that could and of a place where big dreams really do come true.

In 1915, Alex and Myrtle Philip first opened the doors of Rainbow Lodge. The area quickly became famous for its fishing, hiking, and abundant natural surroundings. It was widely known as a place for explorers, adventurers and outdoor enthusiasts to experience the ultimate summer getaway in Mother Nature’s backyard. There was no running water or electricity. There wasn’t even a road, just a small trail linking Pemberton to the Pacific Ocean. Over the years, other entrepreneurial explorers moved to Alta Lake to build homes, open businesses or work the mills and Whistler slowly grew into a thriving community. In 1962, Franz Wilhelmsen and a group of Vancouver businessmen began exploring the rugged Coast Mountains just north of Vancouver with the idea of hosting the 1968 Winter Games. That search led them here and to London Mountain. Although that bid did not ultimately succeed, the businessmen saw great potential and continued their dream to develop a ski resort. The mountain was soon renamed Whistler Mountain, in honour of the whistling calls of the resident alpine marmot species, and in February 1966 the Garibaldi Lift Company officially opened its ski area on the west side of Whistler Mountain. The development of Whistler just 14 years later and its successive growth into an award-winning, international resort is unparalleled in ski history. The Resort Municipality of Whistler was incorporated on September 6, 1975 and locals quickly began to plan for expansion into the international marketplace.The town center was moved from its original location, known today as Creekside, to the site where both Whistler and Blackcomb Mountains converge and Blackcomb Mountain opened for business on December 6, 1980. With the opening of the new ski terrain and the Village, the planners and builders experienced speedy success as the World came to visit. In 2010, Whistler became the world’s first Host Mountain Resort for the 2010 Winter Olympic and Paralympic Games. That distinction has only served to further the resort’s development and success. Building on its history of success and outdoor adventure, the community continues to expand and grow through new sports and recration choices, expanded terrain, unique festivals, and enhanced cultural facilities, such as the much anticipated Audain Gallery. 64 WHISTLERREALESTATE.CA 604.932.5538
