Strong sales activity continues to characterize the Whistler real estate market in the first half of 2015. Favourable currency exchange rates, low interest levels, a reduced number of available opportunities, and strong demand for Canadian real estate among both domestic and international buyers has continued to support an upward trend in prices in most sectors of the market. As we move into a busy summer season of festivals and events we expect that continuing interest from both those familiar with Whistler and those just discovering our year-round mountain playground will keep the market strong and active.

reduction in available opportunities and this has led market prices to trend higher with the average condominium sale value at $391,000 and the average townhouse valued at $774,000. As the number of opportunities to purchase quality, improved property has decreased, we have seen a renewal of interest in building sites for home construction as well as stronger interest in the higher price ranges within each market segment.

Overall market activity has matched that achieved in the same period a year ago and the five-year high that we expected at that time. Both the total value of transactions and the average value per transaction have increased as well. Overall, the typical sales transaction value in Whistler has risen by approximately 11% since the beginning of 2015.

Buyers continue to be most interested in acquiring family orientated properties that are well located relative to the resort’s amenities and are good value for money. The ability to meet family lifestyle requirements both immediately and in the future is the prime consideration when purchasing. This priority is followed closely by value for money and safety of investment.

Interest in single-family homes has been especially strong throughout the first half of the year with an emphasis on both good fixer-uppers and/or our luxury ($2,000,000+) residences. Properties with market value in the top 5% of our market range have had their strongest period of activity since prior to 2010. Currently the average value of a single-family house sale is $1,655,000, the highest value since 2006.

Many prospective buyers are also recognizing that residential property in Whistler is a bit like waterfront - they aren’t making any more of it as a result of our local government policies. Buyers, whether domestic or international, continue to like what whistler has to offer and see great value from a global perspective. Buyers continue to pursue investments aggressively.

Condominiums and townhomes are still the most active segment of the market due to their availability, affordability, convenience of use, flexibility to produce income, and the option for full time management. Townhouses and condominiums currently account for 60% of all market activity in Whistler. Strong interest in these categories has resulted in a significant

Pemberton and the surrounding areas continue to attract interest from both residential and recreational buyers but as a small marketplace, the choices available are limited. This often means that buyers are unable to find properties that meet their requirements as quickly as they may think. Activity levels throughout the first quarter of 2015 remained consistent with those achieved in prior years. Most activity continues to be focused on good quality homes that are suitable for young families and conveniently located close to the Village. HOME IS WHERE THE ART IS: ARTWALK RETURNS TO SHOWCASE WHISTLER’S UNIQUE ARTS SCENE Whistler’s artists and businesses are preparing for another summer of incredible art in Whistler. From June 27th to August 31st, Whistler village will come alive with art from over 60 artists exhibited in 35 traditional and non-traditional venues throughout Whistler village. This program is organized each year by the Whistler Arts Council with the goal of showcasing both emerging and established local artists and exposing them to a diverse audience. By housing the artwork in spaces such as cafes, retail stores, and restaurants, residents and visitors are encouraged to shop local and support Whistler’s businesses. ArtWalk 2015 will feature both new and returning host venues, as well as a mix of veteran and first-time artist participants. One of this year’s new venues will be Forlise, lululemon athletica’s men’s space, who will host work by local artists Rowan Thornton, Eric Beckstead, Mason Mashon, and Kate Zessel. “As an artist, ArtWalk, is a great opportunity to be supported by and supportive of the talent in our community,” says Zessel. “It showcases our local artists and businesses, and brings Whistler’s visitors and locals together.” Also new this year will be The Pop-up Studio, a vacant retail space in the Westin Resort & Spa Whistler which has recently been converted into a temporary artist co-working space by the Community Cultural Office in collaboration with the Whistler Arts Council. This new initiative provides a centrally located, collective workspace for local artists, and will be open daily during ArtWalk. The ongoing success of ArtWalk relies on the generosity and support of local businesses to host, sponsor, and promote this annual cultural event. Returning host venue and co-presenting partner The Whistler Real Estate Company (WREC) will host artwork by local artists Bea Gonzalez and Stacey Bodnaruk. WREC president and owner Pat Kelly is a long-time advocate and supporter of ArtWalk, citing the event as one that “allows us to show a different side of Whistler to our customers and clients.” As a business owner, he believes that ArtWalk’s value lies in its ability to support growth and awareness of Whistler’s cultural community; something that he considers to be important to the success of Whistler. Local artist Andrea Mueller is the visual arts programmer at the Whistler Arts Council and the organizer of the event. “We’re very excited to be presenting ArtWalk once again this summer. There is always an incredible range of work on display, and the diversity of styles and genres exemplifies Whistler’s artistic talent. We’re lucky to have several permanent galleries here in Whistler; the addition of temporary, non-traditional venues during ArtWalk allows our local artists to share the stage with international artists and connect with a broader audience.” Whistler’s residents and visitors alike are encourage to pick up ArtWalk guides at Millennium Place or at any participating ArtWalk venue, and collect stickers at each venue they visit. Completed guides that are returned to Millennium Place will be entered to win a number of prizes, including several pieces of art. The Gallery at Millennium Place will also host a group show during ArtWalk, including work by Allee Wells, Emily Tolmie, Kylie Millar, Lani Imre, Marcelle Armatage, Marjo Vierros, Denise Hughes, Dave Petko, and Matt Walker.
