MARKET INFO MARKET INFORMATION Whistler

THE REAL ESTATE MARKET IN WHISTLER began the year with a slower start than 2012. The past 2 months, however, have seen sales numbers catch up, and slightly pass, the number of sales last year at this time. This time last year, unit sales sat at 419 units.This year, we sit at 423 units sold (as of 09/26/13). THE BIGGEST CHANGE FROM LAST YEAR has been in the chalet market. Year-to-date sales in 2012 showed 65 chalet sales. So far in 2013, we have sold 91 chalets. Average prices in the chalet sector have remained the same at about $1.4 million. In the other market sectors, the number of sales are up and down, depending on the type. THE CONDO MARKET IS CURRENTLY UP by 10 units, while the townhome market is down by 25 sales. It should be said, however, that average values in the townhome market are up by about $50,000. The shared ownership sector is also down by 17 unit sales. Vacant land sales (an indicator of future chalet sales) are up by 10 units year-to-date. ANOTHER IMPORTANT COMPONENT in this analysis is the dollar value of total sales. Currently, and quite simply due to the large increase in single family home and vacant lot sales, total dollar volume is up by $10 million. THE FLIP-SIDE OF THE SALES QUESTION is listings. This is where the market in Whistler is getting very interesting. On average, our listings are down by a lot. In our core market (single family homes, condos, townhomes, shared ownership interests, and vacant lots), the combined listing inventory is currently sitting at 590 listings (as of 09/25/13). As we break this number down further, we can see that listings in the condo, townhouse, and shared ownership interest markets are much lower than the average of the last 3 years. Single family homes and vacant land, however, are sitting at average levels. What does this mean? Our rule of thumb is that when the number of listings drops below 600, our market begins to show upward pressure on prices. ALTHOUGH WE HAVE NOT SEEN any upward pressure on prices, we have seen pockets of pressure on listings deemed to be “good value” and/or “good quality”. For properties that are priced well, the ‘days on market’ stats are dropping and we are seeing an increase in competing and multiple offers – something we have not seen for a while. Supply and demand would indicate that prices should start to make a slow rebound (in select market areas where demand exists) as long as these lower listing levels remain.

MARKET INFO MARKET INFORMATION Pemberton

IN THE PEMBERTON MARKET, year-to-date sales are 26% higher than they were one year ago in terms of dollar volume. With 56 current sales (as of 09/27/13) as compared to 47 during the same period last year, the market has picked up some momentum that has carried into the fall. IN THE TOWNHOME SECTOR, 2 and 3 bedrooms, with an average sales price of $390,000, are the largest sellers. As inventory for lower priced single family homes in Whistler shrinks, families are coming back to Pemberton for both the affordability and lifestyle choices. PEMBERTON IS A PLACE WHERE children can bike to school and where families still borrow cups of sugar from each other. The focus of this community continues to be on recreation and culture. This is enhanced by the natural beauty and tranquility of the landscape.
