JANUARY 1985 Wind skiing was a new sport for Alta Lake.

Winters at Alta Lake were a quiet season for the small community without the crowds of summer visitors. Whistler Mountain did not open for skiing until 1966 and downhill skiing in the valley was uncommon. Instead winter sports centered on and around Alta Lake.

In addition to cross-country skiing, snowshoeing and sleigh rides, activities that took place on the frozen lake itself were popular within the small community.

In 1924 Sewall Tapley built an iceboat for his daughter Myrtle after she injured her leg. He used a few boards, old skate blades and a sail and thus introduced a new activity to Alta Lake. With a good wind the iceboat could easily outpace the skaters. While the iceboat did have a tiller attached it was not an effective means of steering. Instead, Myrtle recalled, “we’d crash into the snow bank on the other side of the lake, get out and turn it around to get home.” In the 1980s a new generation tried sailing on Alta Lake, this time using “windskiers” which hopefully had much better steering capabilities.

The lake continued to be a community gathering spot for Alta Lake residents through the 1950s and into the 60s. In the January 5, 1960 edition of the “Alta Lake Echo”, the weekly newsletter put out by the Alta Lake Community Club under various names from January 1958 until June 1961, it was noted that “a good crowd turned out Friday night to skate and spectate at Rainbow Rink. Cabin 8 was cosy and warm for the less hardy types and those whose feet would not fit the available skates.”

The evening ended with hot dogs and hot chocolate provided by Alec and Audrey Greenwood, then owners of Rainbow Lodge.

The same newsletter also reported on the annual New Years hockey game that was postponed “due to poor player condition after New Years Eve. Rescheduled for 2 pm Jan. 2nd, game commenced promptly at 3:30.” On the side of the Alta Lake Amatoors were Frantic Fairhurst (foreward front and centre) and Non Stop Crankshaft, Capricious Croaker, Gummed Up Gow and Fearless Ferguson (all playing defense). The Rainbow Rockets lineup featured Sky Scraper Skip (“centre, right and left, fore and back”), Spud Murphy (“goal defense and generally against Alta Lake making a goal”), Gallopping Greenwood, and GoGetter Gordon.

Despite having fewer players, Rainbow took an early lead that they kept for a final score of 7-1, though the accuracy of the score is questionable. According to the sports report, “before the first half of the first quarter was over the judges retired to the warmth of Cabin 8 and the score was rather hard to keep track of.” Clearly the residents treated this game with the utmost professionalism.

The opening of Whistler Mountain shifted the focus of winter sports away from Alta Lake, though it took only one winter with very little snow to return people to the lakes. According to the Whistler Question, in January 1977 Whistler Mountain closed due to “adverse weather conditions”. Instead skating, hockey, and even ice stock sliding kept the community busy.

Today, if the lakes have a safe layer of ice, ice skating and hockey games can still be seen on lakes throughout the valley.

JANUARY 1980 Ice stock sliding, a sport introduced on Alta Lake during a particularity bas snow year, it remained popular for some time.

A WHISTLER REAL ESTATE QUICK REFERENCE GUIDE I’m a non-Canadian (foreign buyer). Can I purchase property in Whistler?

Legal Info For any property purchase in British Columbia, a purchaser is required to retain the services of a lawyer or notary to perform the purchase conveyance. You should budget approximately $1,500 for this service.

Yes! A large percentage of our Whistler home buyers and investors live around the world. A real estate purchase by a non-resident can be simple and stress-free by using the services of a Canadian accountant or lawyer specializing in British Columbia real estate.

Insurance Purchasers are required to arrange insurance on a single-family residence. Banks in BC or lenders providing a mortgage on a property require this insurance on the completion date of purchase. The strata corporation insures strata titles (condo) properties. The Strata lot purchasers should consider obtaining liability and contents insurance.

Mortgage Lending Mortgage financing for all types of Whistler investments can be arranged quickly by phone or online through our affiliate mortgage broker. Conventional mortgages usually require a 25% down payment.

In some cases, high ratio financing requiring as little as 10% down is available. For most out-of-country buyers, a 40% down payment is required, but many of our clients have been approved for as little as 25% down. First time buyers may be eligible for a property purchase tax exemption.

Strata Titled Properties (Condominiums, Townhomes, Duplexes & Fractional Interests) Purchasers of strata titles homes are responsible for paying monthly maintenance charges. The strata corporation is also entitled to levy special assessments for extraordinary expenses should there not be sufficient money in the contingency reserve fund. Prior to committing to your purchase, strata minutes should be reviewed carefully to determine whether the strata corporation anticipates any extraordinary expenditure.

Property Transfer Tax (PTT) This provincial tax applies to all of the real estate and it is payable by the purchaser on the completion date. The tax is charged at a rate of: 1% on the first $200,000, 2% on the portion of the fair market value greater that $200,000 and up to and including $2,000,000, and 3% on the potion of the fair market value greater than $2,000,000.

I want to buy a chalet and rent it out for vacation rentals. Can I do that?

Property Taxes

Unless you purchase a house that is specifically zoned for nightly rentals TA (Tourist Accommodated) zoned, you cannot rent your chalet on a nightly or weekly basis. Most chalets, cabins and homes are in residential zones. You can only rent these on a monthly, seasonal or yearly basis. However there are a few areas in Whistler where homes are zoned for nightly rentals. You will find more condominiums that have TA zoning allowing for flexibility of nightly rentals.

Property Taxes and municipal utilities (water, sewer, etc.) are due on or about July 1st each year. The tax notice will be mailed to you in June at your address as it is shown on the title to the property.

GST (Goods and Services Tax) GST of 5% applies to certain real estate transactions. Condominium properties that are zoned for rentals on a nightly/weekly - basis are GST applicable In the sale of condominium properties of this type, the ITC (Input Tax Credit) rules apply to offset all or part of the GST that is payable by the buyer. However, if the sale results in a change of use from short term rental to personal use only, the full GST is payable by the buyer.

“Phase I” & “Phase II” Covenants These Covenants are only found in TA zoned areas and mainly found on condos. Properties covered by the “Phase One” convenant have the flexibility of being rented out as much or as little as the owner desires or you can live in these properties full time. “Phase Two” covenant restricts the owner’s personal use of the property to 28 days in the winter and defines how these periods may be booked. The property must be available for rent through a property manager for the remaining days of the year.

Tourism Whistler Fees Properties located on resort land (generally Tourist Zoned properties close to the mountains) are subject to a bed tax. This bed tax is a quarterly fee based on the number of bed units in the property (one bedroom equals two bedroom units). If the property is for personal use only and is not available for rent more than 14 days per year, you may file a Declaration with Tourism Whistler to pay a lower rate of fees.

This tax goes towards the budget of Tourism Whistler, which markets the resort around the globe.
