Homes in the Parkside phase of development at Royal Albert Wharf
A show home interior at the development
by Jon Massey
R
oyal Albert Wharf is, like many of east London’s new-build developments, well-located for public transport, replete with amenities and pleasantly situated amid the industrial infrastructure of a former age. But Notting Hill Genesis’ scheme, which occupies land at the eastern edge of Royal Docks, has something more to it. Perhaps that’s why it recently won Best New Development In The South at the First Time Buyer Readers’ Awards this month. The housing association’s wider scheme includes plans for just over 1,800 homes to be built on the site, with at least 40% designated as affordable housing. It’s currently marketing properties in the second phase of development – Parkside – which comprises 109 homes for affordable rent, 174 sold as shared ownership, 267 for private rent and 268 for private sale. This builds on the bustling neighbourhood created in the first phase of construction – Riverside, which in addition to many brick-clad blocks of apartments has seen the area welcome the Well Bean Cafe, which makes its own chocolate, and houses the forthcoming opening of chef Cyrus Todiwala’s relocated Cafe Spice Namaste as well as plans for a culinary academy. Having leased more than 9,500sq ft of space to Bow Arts, the area is also alive with creativity, with a multitude of artists studios at ground level and the emerging Art In The Docks collective, which has opened a multifunctional art gallery on-site. That means that alongside the residents there’s constant activity, the buzz of passers-by. “ oyal lbert Wharf offers good value for money – that’s where it starts,”said Notting Hill Genesis sales manager Philip Wellard-Hughes.
“It’s winning recognition because buyers get well equipped and finished units for the money they’re paying, which are close enough to central London allowing people to commute with ease. “There’s also the lifestyle people are getting. The properties appeal to purchasers who have a busy work life and want to de-compress in peace when they get home – that’s what Royal Albert Wharf gives you. “If you spend time down there you’ll see residents walking their dogs – it’s a lifestyle. Having Bow Arts on-site gives the scheme an identity and that’s a good partnership because it works both ways. You don’t get that if you just have a supermarket. “We have just got an agreement to start work to develop a river walk, which is part of our master plan.” The development’s location and resulting price difference to parts of east London that are closer to Canary Wharf and the City, are seen as key selling points, making it a hit with buyers, according to Notting Hill Genesis. “It’s been selling very well,” said Philip. “It’s been a challenging year, but Royal Albert Wharf has exceeded our expectations and that’s because it offers a nice slice of peace and quiet and has a good community feel. “Any buyer who comes to see a property is going to find they have enough space to live a proper adult life and to store their possessions in our properties. are a very good size, not shoe boxes. “You can get a three-bedroom home with parking for £600,000, which is great value. We’ve also got three-bed duplexes on the sixth and seventh floors that are 1,300sq ft, which is bigger than some houses, with beautiful views to the west or east. “We’re having monthly events at Royal Albert Wharf running over the next quarter or so and the apartments are selling well at the moment, so if people are thinking about purchasing and haven’t considered that area, they need to get down here and see what’s happening without delay. “If you’re a first-time buyer, we offer something better than renting. For those with a large deposit, Help To Buy is the best solution. We also offer shared ownership properties where buyers can increase their share and pay rent on the part they don’t own. “We have a scheme called Homes For Heroes, which gives critical workers such as teachers, those employed in health and social care or food production, the option to buy a shared ownership home and pay a discounted rent on the rest of the property. details are available online at nhgsales.com.” Notting Hill Genesis marketing manager, Sarah Andrews, added: “We offer a great customer experience at Royal Albert Wharf – we’ve got a really hi-tech marketing suite – visitors can see the model and we’ve got some really great show apartments. “First-time buyers can be a bit nervous, but they can come down a couple of times and what they really need to do is to take the time to explore. We pride ourselves on the fact that we give our customers a bit of time to consider what buying options suit them best.” Royal Albert Wharf is located within easy walking distance of Gallions Reach DLR for connections to Canary Wharf or Custom House for Crossrail. building the future by David Galman
T
he strategic importance of the housing market to the overall economy is often ignored. But its links to consumer spending are endless. Whether it is DIY stores, furnishing shops, garden centres or electrical retailers – not to mention cleaners, home helps and delivery drivers – nearly everything consumers buy is tied to the property they live in or own. Put simply, when house prices rise, homeowners become better off. As a consequence, consumer confidence soars and so does spending, which improves the overall health of the economy. Consequently, we need the Government to take the industry seriously. Firstly, they must put plans in place now for whatever will replace Help To Buy. Without that certainty, many markets will simply not survive. It would be interesting to know how well the Government has done from the scheme over the years. Secondly, there is a huge gap in the lending market for a specialist buy-to-let lender. The main banks are hampered by surveyors who won’t approve developments that have been heavily sold to investors. This makes no sense. It would seem banks and surveyors would rather lend to a homeowner who is borrowing 95% of the purchase price, rather than an investor who has to deposit 30-35%. That’s a crackers situation and needs a solution, otherwise developers will not be able to assist the Government in its promise to build, build, build. The importance of the Thirdly, stamp duty housing market to the must be reformed. We do not need to overall economy is penalise second home owners and foreign often ignored. We need buyers because it the Government to take makes the market a poorer place. the industry seriously Fourthly, to assist David Galman, Galliard Homes with new home start-up sites there also needs to be a correction in land values. Construction costs are increasing as a result of costs rising in materials, shortage of labour and the cartel of shipping companies charging treble or more for a container of goods. Landowners need to recognise this and act accordingly. Above all, locally we need a return to the office to support the east London housing market as well as the businesses that exist to serve those working in areas like Canary Wharf. Then we can start to address the structural shortage of property and homes and the fact that as we are all building more sustainably, better quality homes will come through – especially if ministers can finalise new building regulations. It’s no longer a case of build it and they will come. It’s a case of build the right property in the right location, provide the right infrastructure and we will go and get them. The number of homes U+I is set to build at Morden Wharf
how U+I’s plan will see a 19-acre site on the Thames change into a thriving mixed-use development
plan approved
by Jon Massey
O
ne of the last chunks of former industrial land along the Thames on Greenwich Peninsula is set to be transformed. Greenwich councillors have approved plans from developer U+I to build 1,500 homes in 12 buildings at Morden Wharf. The scheme, which will feature a tenure-blind approach, will see 35% of the properties built designated as affordable housing. The mixed-use development also includes more than six acres of public space including a four-acre park, opening up more than 275m of riverbank as well as a beach down to the water. The plans also provide for an upgrade to the Thames Path, widening it along the span of the scheme to six metres for pedestrians and cyclists. The site includes a large warehouse, currently occupied by theatre and art manufacturing business MDM Props, which will be refurbished as part of the works for its existing tenant. Also newly arrived in the same building is a taproom and brewery from Brew By Numbers. Located right on the river, the business has taken over a part of the site once occupied by The Sea Witch pub before it was destroyed by a bomb in the Second World War, making good on U+I’s promise to return social drinking to the area. A statement from the company said the whole development was expected to contribute around “£42million per year in socio-economic value to the local economy”. Part of that will come from a range of commercial, retail and community space provided for on site including flexible options for small and creative businesses. U+I said: “The proposals will
also deliver a mix of commercial and employment uses that will create around 700 new permanent jobs. Echoing its rich history as a place of industry, a series of maker spaces and light industrial units will sit on the part of the site designated as Strategic Industrial Land. More than 2,400 construction jobs will also be generated over the course of the development programme.” The designs for the planned towers – drawn up by Dutch firm ce or etropolitan Architecture – include several with green facades intended to provide natural screening and improve air quality locally. “The scheme’s landscape design is inspired by the site’s history as a marshland and will add a significant new ecological resource to the area,” said U+I. “ he par will lead directly off the existing Thames Path and will be fully accessible to the public. “The open spaces at Morden Wharf will include play and recreation space designed for all age groups, amounting roughly to three-and-a-half football pitches, helping to address the existing deficit of open space in the area. “A new public square that will host seasonal events and markets will be laid out where the Thames Path meets Sea Witch Lane, the main boulevard that runs east to west through the scheme. “Underground car parking facilities means the public space will cater almost exclusively for pedestrians and cyclists.” There are also plans to house the Queen’s barge Gloriana in a specially constructed boathouse on the site.

All of this can be found at Oxbow – East London, a landmark regeneration project in Poplar by EcoWorld London and Poplar Harca. Halfway through its 20-year timespan, the project is injecting a new soul into this London neighbourhood that borders Canary Wharf. The new development celebrates its strong industrial heritage while building on the wider transformation in East London over the past decade. When complete, Oxbow – East London will be a neighbourhood of more than 2,000 homes with new public areas and spaces dedicated to local businesses and communities. Homes are mixture of one- and two-bed apartments starting at £427,000. Help to Buy is available on all apartments up to £600,000.
Thanks to a successful business development scheme commissioned by EcoWorld London and Poplar Harca, this high street is being revitalized with a mix of businesses including arts collective The People Speak, Roots Barbers, Aberfeldy Boxing Club, More Life Home and The Tommy Flowers Pub, with more on the way.
All apartments have been designed with modern living in mind, with spacious open plan living areas, large windows and underfloor heating. The latest building to be ready for occupation is Gabriel Court, where people will soon be able to move in.
The next phase of the regeneration will unfold over the next 11 years with much more to come. 2022 will bring more homes, a new GP practice, shops and a wellness café.
Many people already call Oxbow – East London home, drawn to the wide mix of what the development offers – excellent transport connections, local shops and businesses, and access to the onsite gym, concierge, residents’ lounge, courtyard gardens and a new public park. At the heart of Oxbow – East London lies Aberfeldy Street, a traditional London high street that is now distinguished by huge colourful murals derived from fabrics donated by the Poplar community, celebrating the history of the local area.
Health, wellbeing and sustainability will be further embedded in the masterplan as development progresses, turning more streets green with walkways, cycle paths and walking routes that open up the area. Based on the concept of a ‘15-minute neighbourhood’, people who live at Oxbow – East London will be able to live, work, shop and enjoy the best of East London on their doorstep. Community has always been an essential part of this Poplar neighbourhood, with a diverse mix of communities old and new coming together to create a place that is uniquely East London. As the area continues to evolve and welcome new residents, this corner of London is quickly becoming established as a place to be.

“It’s OK not to be OK” How to support yourself, and colleagues, when burnout happens
Join us for our next Richard House Business E-Breakfast Thursday 23rd September 2021, 9:30-11:00am, Zoom As Covid-19 and the subsequent lockdowns have drastically affected our work-life balance and working environments, workplace burnout has become a common topic of webinars and training. However, whilst it is always best to prevent burnout as the outcome of long-term stress, what happens when preventative measures aren’t enough? According to a recent survey undertaken by Mental Health UK, 1 in 5 UK workers felt ‘unable’ to manage pressure and stress levels at work. Join us on 23rd September to hear from an expert panel on how to deal with burnout after it arises, both from an employee and employer perspective. The three questions we will be exploring are:
How can you create a culture of openness and no judgement, where it is ok to say you’re not ok?
What are the first steps to take when you’re experiencing burnout or someone tells you they’re feeling burnt out?
How can you use some of the aspects of transitioning back to pre-Covid working patterns to help avoid further burnout?
We will also be joined by Carol Butwell, Richard House STaR Team Manager. Carol will share the stressors our Care staff face and how the team have dealt with burnout, in supporting both staff and our families.
