n the wake of changing attitudes to property due to the pandemic, Canary Wharf Group has commissioned research into what buyers want from their homes. The study, conducted by Atomik Research, saw 2,005 people nationwide give their views on what buyers are looking for after a year of lockdowns and turmoil.

Much has been made in the press of people’s desire to flee urban areas for cheaper homes in the countryside with easier access to outdoor space.

But Atomik’s figures suggest there’s more on buyers’ minds than the idea that all problems exposed by the pandemic might be solved by relocation away from cities.

Just over half of respondents to its survey said residential buildings with amenities on-site were appealing to them while 50% said both proximity to private or shared green spaces and shops and cafes would be important to them if they were looking to move home.

A significant minority – 43% – said the ability to easily visit friends and family would also be a key factor, with respondents identifying this as the most important factor overall.

Most participants (52%) said it was quite or very important to live in a thriving neighbourhood close to shops, restaurants and cafes.

When asked what was most important for wellbeing when choosing where to live, top of the list was access to a private outdoor space (23%) with direct view onto water, green space or a skyline and an abundance of natural light also scoring highly at 13% and 15% respectively.

“As can be seen from the data, people want more from the places they live, both in the physical bricks and mortar as well as the immediate external surrounding.

“Things such as access to green space and amenities are now priorities in their search for a new home.

“It will be up to developers to truly adapt to these changing habits and wants with schemes that positively impact the communities around them.”

Canary Wharf Group is currently offering properties for sale at its Wood Wharf development as the estate expands dramatically to the east.

When complete, the project will see up to 3,600 new homes, around 2million sq ft of office space and 350,000sq ft of retail, housing both residents and businesses.

The plans include Harbour Quay – a dockside boardwalk around 350m long and nine acres of parks and open spaces.

Properties are available at both 10 Park Drive, designed by Stanton Williams and the development’s flagship building One Park Drive

by Herzog & de Meuron.

The former features apartments that have been laid out with the aim of maximising views of the surrounding area.

Amenities for residents include a private roof terrace on the 13th floor and access to private residential fitness club Third Space. Remaining apartments are available from £790,000.

he residential property market appears to be incredibly resilient – we should explore why.

The uncertainty caused by the referendum’s (at the time) surprising result leading to Brexit was a huge jolt, initially sending shockwaves through the stock market, devaluing our currency aligned with the overhyped suggestion that Canary Wharf and the City would be reminiscent of the Marie Celeste – emptying in favour of the grey and bureaucratic worlds of Frankfurt, Paris and Rome.

Brexit and the negativity portrayed by the mainstream media has had little effect on demand for property – in many cases the devalued pound has generated more international buyers, together with a continued supply shortage keeping them hungry.

Last year began with the property market and aligned business sectors hoping for a more settled outlook. The so called Boris Bounce appeared to be generating stability and anticipated growth.

Popular TV shows have names like Homes Under the Hammer and Location, Location Location. One day, hopefully soon, we will be able to host dinner parties again with or without masks and we all know one of the main topics of conversation.

fresh tranche of properties has gone on sale at Kidbrooke Village in Greenwich. Developer Berkeley has released properties at Waterlily Court, part of the scheme’s Nature Collection neighbourhood on the edge of South Cator Park, which has been extensively landscaped in collaboration with the London Wildlife Trust as part of the plans.

A range of one, two and three-bedroom homes, as well as some three-bedroom houses are available, with prices starting at £377,500.

Berkeley sales and marketing director Lyndon Nunn said: “The launch of Waterlily Court represents a brilliant opportunity to invest in a home that is located in a well-established community and set within green surroundings, without having to compromise on connectivity to central London.

“It ticks all the boxes – everything is within easy reach, from the on-site train station and Sainsbury’s Local in the nearby village centre, to ample outdoor space for exercise and socialising.”

already built, the scheme won the Sir David Attenborough Award For Enhancing Biodiversity and the Overall President’s Award at the Landscape Institute Awards in November last year.

But beyond its eco credentials, the case for investing in the development is made by estate agencies Savills and Knight Frank, which both predict house prices in the area are set to rise by 14% by 2024. Rental yields at Waterlily Court are estimated to be between 3.53% and 4.45%.

7% drop in Docklands Homes ‘For Sale’ in last 3 Months W ith most Docklands families home schooling their children in lockdown and the forthcoming Stamp Duty Holiday deadline on the 31st March 2021, less Docklands properties have been coming onto the Docklands property market since the new year.

This has prompted a 7% drop in the supply of Docklands homes for sale compared to November 2020.

For the past couple of decades, like clockwork, Docklands estate agents’ busiest times for putting property onto the market is the new year to Easter rush, with a smaller flurry of new properties coming onto the market in the mid/late summer.

Yet, since the ending of lockdown 1.0 in the late spring 2020, nothing has been normal about the Docklands property market.

Throughout the summer, the number of properties coming onto the market in Docklands steadily rose to its peak in November and the number of properties then becoming sold subject to contract (stc) rose even higher (and whilst statistics don’t exist for the properties sold stc, anecdotal evidence suggests there were just under 50% more Docklands properties sold stc in the last six months of 2020 compared to the same 6 months in 2019).

However, back to the number of properties for sale …

The peak of the number of Docklands properties on the market in autumn was 2,531 – that now stands at 2,342.

The first lockdown caused many Docklands homeowners to want to move with the need for extra space to work from home and in some cases larger gardens. This was further exacerbated by Docklands home movers also trying to take advantage of the Stamp Duty Holiday to save themselves money on this tax.

This meant many more Docklands properties came onto the market (more than a “normal” year) in the last 6 months of 2020. However, those Docklands home movers motivated to move for the extra space/save money on the tax, did so in the summer/autumn and have already placed their Docklands home on the market (and are probably by now sold stc rushing to get their house purchases through before the deadline on the tax savings).

So, how does Docklands compare to other property markets, and what does this decrease in Docklands properties on the market mean to Docklands homeowners and Docklands landlords?

There are 25% more properties on the market today in Docklands, compared to 12 months ago.

Interesting when comparing that to the London and national picture. There are 39.5% more properties for sale than a year ago in London, whilst nationally, according to Zoopla, there are 12% less properties on the market today (compared to a year ago). Yet, it gets a lot more interesting when you look at what type of property is on the market in London.

causing an oversupply of property for sale and hence house prices dropped.

The jump in London apartments for sale is being pushed by an upsurge of London up-sizers eager to trade their city living apartment up to suburban houses, and a small handful of panicky London buy to let investors who are wanting to exit the London property market following falling rents for apartments. Looking closer to home in Docklands, there are …

It was this increase in the level of property for sale in London that caused Docklands property prices to drop between 16% and 19% (depending on the type of property) in Docklands over the 12 to 14 months of the Credit Crunch. So, whilst the Docklands property market is slightly top heavy with terraced properties, as long there is no sudden change in the demand or supply of properties and interest rates remain at their current ultra-low level – the medium-term prospects for the Docklands property market look reasonably good.

115% more terraced homes for sale in Docklands than a year ago, and there are 25% more apartments.

So, whilst there are some differences between the supply of individual types of property in Docklands (e.g. terraced vs apartments houses), the overall reduction in the number (i.e. supply) of properties for sale can only mean one thing, when there is a reduction in the supply of anything and demand remains stable, this will mean continued upward pressure on Docklands house prices in the short term.

Will overall demand for Docklands property continue to be stable?

Lockdown 3.0 will probably cause another wave of Docklands people who want to move home (thus increasing demand).

The last property crash (the Credit Crunch in 2008/9) was caused by a huge increase in the supply of properties for sale in London when people lost their jobs and interest rates were much higher. People couldn’t afford their mortgages and so dumped their homes onto the market all at the same time –

The number of London properties for sale increased from 66,250 in early 2007 to 100,200 in May 2008, a rise of 51%.
