the Elizabeth Line is now fully up and running and it’s already spreading prosperity in London Finally, the Elizabeth Line’s complete complement of services went into operation last month, making good on Crossrail’s longawaited promise of connectivity from Abbey Wood and Shenfield in the east to Reading in the west.

While the line’s effects are doubtless being felt beyond London’s city limits, it is within the capital that the most profound change is being felt. Transportation links are the arteries of prosperity and, with the Elizabeth Line already the UK’s busiest railway, there was clearly no shortage of demand for its creation.

Perhaps its biggest impact will be on the property market – connecting areas of London that were previously considered suburban and far flung with the most prosperous, central areas of the city in a few minutes.

L

iving on the Isle Of Dogs has been transformed by the arrival of the Elizabeth Line in ways that will continue to unfold over the coming years.

While the area has been well connected since the arrival of the Jubilee line in 2000, the new railway removes so many psychological barriers to visiting parts of London which were accessible only via the city’s standard 45-minute Tube ride.

The new station puts places such as Liverpool Street, Farringdon, Tottenham Court Road, Oxford Street and Soho within less than 15 minutes.

That, of course, is just going west. The emerging might of Royal Docks is only three direct minutes away, with Woolwich and Abbey Wood similarly relocated in the mind.

That means, for residents of E14, a day spent at cultural powerhouse Woolwich Works might easily be topped off by a night in the West End or dinner in the City. And that’s before we even get to the less well-publicised benefits of the line such as its exits for the Barbican at Farringdon or direct connection to north-bound rail services at Moorgate. It’s likely Londoners will continue to discover unexpected routes and delights as the months roll by.

Now that the trains are running to their final timetable, it makes more sense than ever for buyers to look at properties near the Liz Line’s stations.

Prices at the 65-storey tower start at £555,000 with residents able to access on-site facilities such as a 63rd-floor Sky Lounge, private dining rooms, a business lounge, a screening room and a winter garden. There will also be a wellness suite featuring a steam room, sauna, pool and gym as well as a first floor family club with outdoor play area and games room.

The project also includes a 231-room, four-star Dorsett Hotel with a roof top bar on its 22nd floor and will see the on-site North Pole pub fully refurbished and brought back into use as a watering hole.

“The whole idea is that Consort Place is a new destination people come to – it encompasses many things with a hotel, affordable housing and the residential tower,” said Angela Walsh, FEC’s director of sales and marketing.

Take Woolwich, for example.

A great deal of regeneration had already taken place on land directly around the Liz Line’s local stop.

But increasingly developers are looking to the future – keen to tempt buyers to calmer areas that nevertheless also benefit from the railway’s rapid connections.

While prices and full details have yet to be released, those looking to get in on the ground at a new-build scheme should consider the forthcoming launch of Fairview New Homes’ Dock28 off Pier Way in SE28.

This development promises podium gardens, public green spaces and a residents’ roof terrace, all located within a three-minute walk of the Thames.

There’s water even closer too, with the scheme stretched out along Broadwater Dock – a lengthy strip of blue space plunging south towards Plumstead from the river. Residents will also easily be able to access Gallions Park and Lake St Nicholas – both located about a nine-minute walk from the scheme.

fter moving to London in November 2021, I started renting a room in a three-bedroom apartment in Marylebone for £1,600 – a 15-minute walk to my office in Fitzrovia,” said Piyush Poddar “Then I realised that a large proportion of my salary was going on rent for the Zone 1 property – money I could have been putting towards a mortgage.
