The view from one of The Liberty Building’s terraces looking across the Isle Of Dogs company’s operations, John created an individual training plan for every single employee so everyone working in the business would become familiar with a wide range of topics including bio-diversity, carbon management, economy, modern slavery and ethics. “Without a doubt it raises awareness and puts sustainability on the map,” said John. “Andrew and I both look at sustainability as a golden thread running throughout the business and the training programme very much wins hearts and minds. “We have a lot of regular one-toones with the departmental leaders, and we have to create a lot of argon-busters. “So having this training has demystified a lot of complicated technical stuff that we get involved with, such as carbon accounting and science-based targets.” Part of the reason for Telford’s increasingly energetic approach to sustainability is guided by the people it works with. “We regularly carry out interviews with our key stakeholders to understand what they perceive to be most important when it comes to material sustainability,” said John. “We’ve seen a real step-change in the type of issues breaking into the top 10. “Air uality is a really big issue now, whereas back in 2015, it didn’t actually feature. arbon, placemaking, climate change and community wellbeing are all being seen as of great importance to the business. “These are challenges and they also present themselves as opportunities. The smart business will be looking to engage and deal with these particular aspects in a holistic manner. “The Liberty Building in Limeharbour in the Isle f Dogs, for example is an example of high-density urban living and we’re targeting a 40% reduction in carbon emissions there, which is a very strong position. “About 24% of the revenue we spent there is dealing with modern ethical construction. “It’s important because it greatly reduces lorry movements at a local level and so the construction process doesn’t impact on air quality as much. “So it’s very much taking a holistic view, how we procure and construct our developments. “In addition to that, we’ve got an absolute raft of cycle spaces at The Liberty Building, so there’s a greater understanding that, not ust today’s generations, but future generations are becoming more demanding in terms of how they travel, the homes they live in and the quality of those homes. “I think it’s fair to say that the environment, sustainability and social inclusion are topics that have become much heightened recently, and we can see this in the new London Plan – there’s a lot more challenge and
complexity in how we respond to it. Our strategy is driving us towards future-proofing our business in readiness for those changes, so we can continue to grow and deliver the right homes and places that the capital needs. “Being a purpose-driven business is incredibly important and it informs how we respond to a greater and more diverse stakeholder group.” In terms of the future, Telford is determined to build on the base it has created, with goals to maintain or improve its performance over the next 12 months set out in its latest sustainability report. “We’ve got carbon reduction targets of 3%, which we achieved over the last year,” said Andrew. “We’ve pledged to reduce our use by the same percentage over the next 12 months as well, responding to the increasing awareness of climate change. “Just to put a cultural context to the various interrelated indicators and ob ectives, the work that we’ve undertaken comparing our performance, but also developing our ob ectives for next year has involved mapping them against the United Nations’ development goals “That’s really important, because this helps us to demystify some of the elements which, arguably, are still technically led. “So, for us, it’s still very much working with the range of ob ectives around creating great places and how we can demonstrate that. “We do have our short-term annual ob ectives which we’ve detailed in our report, but I think that we can’t lose track of the over-arching policy landscape as well,” said John. “The London Plan has a net-zero commitment by 2050, so we’ve constructed our ob ectives across our four pillars in line with that, but if we could do that a lot sooner, all the better.” Andrew added: “At a personal level, I would like to see more inter-generational accountability and responsibility undertaken on a daily basis – from plastic bottles, which we still use far too many of, to doing something different in the community where you live, such as picking up a piece of litter. “It could be some guerrilla gardening, through to oining a local group, or being involved with a local school. “If we can all make contributions, then we can all start to make a difference. ollowing its inaugural event in April, The Landlord Investor Club is set to hold a second evening of talks and networking this month. Landlords that register for the free event, which will be held on July 11 from 4pm-9pm at Loft Design Studio in Fitzrovia, can look forwards to four seminars on the night as well as complimentary food and drink. Sessions announced so far include one with Nova Financial Group’s Paul Mahoney, author of How To Retire Through Property and another led by legal firm Royds Withy King. The club was created by the same team that organises the National Landlord Investment Show. rguably the most dominant of the residential towers to the immediate south of Canary Wharf has also reached a significant construction milestone. Landmark Pinnacle, which dwarfs its sister blocks in Charlegrove Properties’ scheme, rose to its full height of 239m towards the end of June. When finished, the 75-storey tower will house 752 apartments, a double-height private roof terrace on top of the building – offering commanding views of its surroundings in all directions – and a garden level on its 27th floor. ei Huang has seen east London grow. He moved to the area as a student in 2001, completing a degree in town and country planning and then a masters in urban design, both at University College London. So, having seen Canary Wharf boom, perhaps it was natural that he’d pursue a career in property focused on the area directly surrounding the estate. And for the last 12 years he’s done just that, working at various agencies and rising to become sales manager at Chase Evans’ Pan Peninsula branch a little over three years ago. Consequently, he’s able to offer significant perspective and some positive news despite the ongoing Brexit uncertainty. “This year, we’ve seen quite a bit of a shift in terms of sales activity,” said Wei, who now lives over the Thames in Blackheath. “The first three uarters of 2018 were very, very quiet. There were not many people looking to buy, but it did start to get a bit different in the last quarter. “That has continued this year as well, so we have been doing pretty well since September. We are seeing a good number of sales, and are steadily achieving good figures in the E14 market. “Brexit was a shockwave to us. In the first year after the vote, everyone tried to adjust their minds. In the second year they waited around to see what would happen. “Now, in the third year, people were expecting it to be done by March 29 and it wasn’t. But people’s lives need to go on.”
Part of the growth in activity is due to overseas investors looking to snap up property in London, but the money isn’t flowing from Asia. Wei said: “We’re seeing more investment being poured into the area, but it is not the Chinese, it’s actually people from Europe. “We are getting a lot of clients from Italy, in particular, over the last two quarters, and we’re also getting quite a few people from France, Germany, Denmark and Spain as well. “They are looking to invest in the UK to take advantage of the weak pound. “The attraction of London is that it is still the number one city in the world – not only in the financial services sector, but it is leading the planet with technological innovation and education. There is so much going on at the same time in one city.” And those with cash to spend would do well to look to the east, especially E14. “If you compare the markets, Canary Wharf is still good value for money,” said Wei. “If we take Charing Cross station as the centre of London and we go the same distance by Tube to the west as Canary Wharf, say, then we get to Earl’s Court where prices are 20-25% greater. “If we go north then we’re talking about Hampstead, West Hampstead and Maida Vale where prices are 30% greater. “That’s why I say the property in east London has been undervalued for so many years. “Yes, we are seeing some new-builds that are starting to catch up with central and west London prices. “But it’s certainly the case there is a lot of value to be had locally. “There are two ways of looking at that, however,

It is human nature to try and get the best possible price. “I’m not saying that you’re going to get something dirt cheap at the moment but, at the same time, this is probably the first time in 10 years that sellers are so open to negotiation. “This is perhaps the best opportunity within the last decade for people to get onto the property ladder, with support from the Government on stamp duty and its Help To Buy scheme.” Wei said one of the reasons Chase Evans was performing well in the current climate was its approach to sales. He said: “I’m not going to talk down my competitors, but I’m going to tell you what our strengths are. “Think about the large rental portfolio that we hold. Many sellers don’t understand the strength of that, but a lot of the properties are designed for first-time buyers. “They are renting, so they are our tenants. So what we do is, when we take on any instructions, not only do we go to public portals like Rightmove and Zoopla, we actually market within to start with. “When a tenant moves into a hase Evans flat, they receive a questionnaire that asks if they want to receive property sales information in the future and about 65% say they do. So we have a large captive audience. “Very often I say to the sellers that if their apartment is a one-bedroom flat it’s ideal for people who work in Canary Wharf and who have started their careers here as they are natural first-time buyers.

“Those people working in the finance sector are too busy. They start at 7am and don’t finish until 8pm. “They don’t really have time to do their research, so we bring the property to them. While other agents are waiting to receive enquiries from the portals, we take our properties to our tenants and that makes quite a bit of difference. “With many other companies, their sales and lettings departments are quite separate, but we believe that by working together we can achieve better results. “It takes a lot of human resource to do it properly – we contact each tenant individually to make the approach more personalised. “I have sellers who want to use us and are initially surprised by the figure I uote – but a couple of months down the line they come back to us and then we’ll have sold their property within a matter of weeks.” Wei said investing in property locally was also wise, provided those with the cash weren’t looking to get rich quick. “If you are a medium-term investor – say seven-10 years – then I would say Canary Wharf is still a good place to go,” he said. “That’s because it produces a good mix of income and very good capital appreciation in that time frame – that’s how long a price cycle lasts. “It’s likely to go up about 0-40% within that period. I think the Wharf is a fantastic place to be. “A lot of people argue that there are still other choices, in particular, Battersea or Nine Elms. Some people talk about Stratford, but I think the elements are different there. “I was talking to someone recently, who asked me why I thought people would want to come to Canary Wharf, and my answer was that this is where the jobs are. When I talk to overseas investors I advise them to go and look at the commercial sector and to see what proportion has been rented out locally. “Then they will know how this area is doing, because, wherever there is a job, people will go there and they will want a place to live. “In some senses, dealing with property is not that di cult – it’s just about looking at the fundamentals.” Go to chasevans.co.uk or call 020 7536 7900 for more information

Believe it or not, the buy-to-let sector is probably more appealing now than ever. It is true that some have been scared off by having to pay an extra three per cent on stamp duty and the generally less hospitable tax environment. However, there are fantastic deals to be had for the canny investor who thoroughly researches the market and works with a local expert.
Over the last couple of years, the rental market in the UK has been levelling out. Whereas a few years ago, the best opportunities for landlords were in London other areas have started to see increasing rental yields as the number of people choosing to rent instead of buy continues to grow. In E14 the average yield across all property types is 4.5 per cent.
The rental market in E14 is very robust. Rising capital values have led to moderate yield compression but nothing which would lead a professional landlord to alter their strategy. In some areas, yields have strengthened as rents have outstripped price ination.
The rental market is only going to expand further here in the long term, with predictions suggesting it will grow by a third by 2030. All signs suggest that the only way is up.
