six-acre site, stretching along the River Roding in east London is set to be transformed. Developer Weston Homes has launched its Abbey Quay scheme in Barking, which will see 1,089 new homes built on disused land, albeit a plot with historical links as far back as the Romans. The development, which will include a mix of one, two and three-bedroom properties, also features more than 22,000sq ft of commercial and leisure space with plans for a pavilion restaurant, shops, cafés, a gym and a community hub for residents. Designed by architects Broadway Malyan, Abbey Quay boasts a series of blocks ranging from seven to 29 storeys in height and housing 737 apartments for private sale and 352 designated as affordable. These are available either to rent or purchase via a shared ownership scheme or Discount Market Sale – an initiative that enables people living or working in Barking And Dagenham to buy a one-bed there from £275,000 as opposed to the usual entry level price of £327,000. Weston Homes is currently offering first-time buyers the opportunity to reserve a home at Abbey Quay for £500 plus a 5% deposit on exchange with the price locked at the time the deal is signed. Those using the scheme would then apply for a mortgage six months prior to their home being finished and complete at the price

originally agreed irrespective of whether the property has risen in value during the intervening period. All properties at Abbey Quay boast open-plan living areas and outdoor space in the form of balconies or terraces. They’re also filled with tech including wiring for full fibre broadband and Oakwood kitchens with a wide range of integrated appliances, stainless steel sinks, hose-spray taps, instant boiling water taps and integrated soap dispensers. Bathrooms have Arctic white suites with walk-in Fascino smart showers or bathtubs, heated towel rails, vanity storage and mirrors with de-mist features all amid a choice of floor and wall tile colours and finishes. To help prospective buyers configure their future homes, the developer has unveiled a 6,000sq ft marketing suite with a fully dressed two-bedroom show apartment that mirrors the layout of one of the properties for sale, including its balcony. In addition, its History Suite displays artefacts from the Roman, Saxon and Medieval periods discovered during an archaeological dig at the site prior to construction starting. I

t’s one thing to stand over an architectural model, watching as it slides back to reveal amenity spaces loaded with tiny sculptures of gym equipment, its miniscule inhabitants going about their perfect little lives amid exactingly realised finishes and subtle, flattering lighting. Then there are the computer generated images, glossily produced to capture the epic effect of a sunset on a particular edifice coated in bespoke ceramic tiles or the majesty of an as-yet unbuilt entrance hall. Both are key weapons in a developer’s marketing arsenal, selling the dream before the reality exists and sometimes to jarring effect when years of work don’t measure up to expectations. Canary Wharf Group need have little worry on that score, though. The execution of One Park Drive, the flagship tower at Wood Wharf – the eastern extension to the original estate – is razor sharp. If one were able to overlay the CGI fantasy on its interiors and exteriors, it would be hard to spot the difference. Rising to 58 storeys and containing 468 homes, the cylindrical tower is the first residential project in the UK by Swiss architecture firm Herzog & de Meuron – responsible for the original conversion of Bankside Power Station to house Tate Modern and its more recent extension. Other blockbusters have included the Birds’ Nest Olympic stadium in Beijing and the towering crown of glass and steel that is the Elbphilharmonie concert hall in Hamburg located in an area that’s not so very far removed from the crisp regeneration of the Docklands as a whole. With about 200 properties sold and around 90 now occupied, the tower is in the vanguard of structures that together

make the Canary Wharf estate a place to live as well as work, joining neighbouring private sale building 10 Park Drive and Vertus’ growing rental portfolio of 8 Water Street, 10 George Street and harlequin-patterned giant Newfoundland to the west. Properties at One Park Drive are still available with prices starting at £840,000 for a one-bed, £1.55million for a two-bed and £1,675million for a three-bed. Now, however, prospective buyers can tour the actual spaces they’ll be living in, whether that’s taking advantage of the shared facilities, which include a library, lounge, cinema, 20m swimming pool and an extensive gym, or the homes themselves. Canary Wharf Group director of residential sales Brian De’ath said: “People who have moved in so far have been really surprised how similar the building is to the imagery they saw when

they were buying. It’s exactly how they expected it to be, and here they are, using the facilities. One of the most pleasing things to see has been the relationship they have with the concierge team, who are brilliant. “The next thing they will benefit from is the opening of the retail spaces and the commercial units at Wood Wharf. They can already experience the Canary Wharf lifestyle on the main estate but our focus is now on enlivening Wood Wharf. “It’s great that we already have Amazon Fresh here so people can pick up their groceries, but we want to offer them more than the cornershop experience.” To that end, several openings at Wood Wharf are already in the pipeline with floating barges set to house restaurants by steak specialists Hawksmoor and Dubaibased botanists The London Project.

Also coming will be a refined branch of stellar food court Mercato Metropolitano called MMy Canary Wharf and a branch of Emilia’s Crafted Pasta. “What we hear back from people who are making offers and those who are interested is that the benefit of buying from us is that there is a 15-minute walking circle whereby you can live, work and play locally and you do not have to leave the estate to access that,” said Brian. “Canary Wharf Group has a 35-year track record of creating the estate from scratch – it’s something we do celebrate. “We own this 128-acre site – from the moment you get off the Tube to your door at One Park Drive it’s a single landlord. Our offices are on the estate and we have personal investments here – you couldn’t find a company more invested in a place than us. That gave people a lot of faith that what we were going to deliver was what we promised and now they can see the reality. “If you look at buyer profiles across the last decade for new homes, 10 years ago most were investors – people who were buying for the rental yield and the long-term capital appreciation. “The change we’ve seen over the last 10 years is that more and more people are now buying for their own use. Central London is a place people wish to live, so the buyers who have been purchasing properties at Wood Wharf are going to do just that. “It makes the challenge of selling off-plan harder – there’s a different quality to the decision making. “But walking into One Park Drive, even before they get to the door of a property is amazing. s the phrase “location location location” still a thing? I guess in the main the answer is yes, however many young buyers these days are less fixated on address and more on affordability. The surge in working from home caused by the pandemic suggests a percentage of the population might plump for a tranquil location perhaps to improve their mental well-being. Will we see a long-term migration to the suburbs and away from city centres? After the novelty has worn off and the attractions of office culture return, it’s likely things will settle down.
