You can really imagine whoever ends up buying it really taking advantage of that – entertaining

and having parties. t s an amazing property.

“We always start with the buyer profile – someone who perhaps works in the City and maybe isn t using this as their primary residence. That s where the element of the lu ury hotel comes in, but it also has to feel like home – especially if someone s come back from travelling.

necdotal research shows that residential demand is incredibly strong and seemingly impervious to the realities of the economy, particularly in and around Canary Wharf.

Every flat that we have sold to investors has been rented within days of legal completion. Voids appear to be a distant memory.

Owner occupiers from the one-bedroom flat at £600,000 to the penthouse buyer at £2-3million are a decent mixture of local buyers from a 10-mile radius and those from further afield.

First-time buyers are taking advantage of stamp duty and Help To Buy incentives. Dinkys – those with double income and no kids – who want to live close to work or the amenities of the city as well as international buyers, will always see London, and Canary Wharf in particular, as a safe haven for their fortunes.

eveloper Berkeley East Thames has donated nearly £24,000 to Lewisham And Greenwich NHS Trust Charity. The company launched an online appeal following calls from Greenwich Council leaders through its Project Hope initiative to raise funds to help support healthcare staff coping with the Covid-19 pandemic.

Residents and local businesses came together to donate cash, which Berkeley matched to bring the total to £23,830.

The money will help the charity fund staff wellbeing initiatives, such as the provision of psychological support for NHS workers.

It will also be used to help the charity enhance staff areas including updating seating and providing better facilities such as lockers.

Over 1 in 5 Docklands properties being sold with no-chain ...So is it a good idea

to rent in between moving home, to be chain-free?

I started my property career working for an independent estate agent in the Wapping area. Since 1994 I have been based in and around East London. I started my own company in 1995 and it has grown from humble beginnings to become a well respected sales, lettings and property management agency operating in the Docklands and East London areas. Then in 2007, I opened my first branch in the Medway area. I am proud that we now have three branches in Kent.

As the owner of a growing residential and commercial property portfolio, I understand well the trials and tribulations that property owners go through. oving home is said to be the third most stressful thing you can do, so if you can do anything to reduce that stress, so much the better?

When buying your next Docklands home, being chain-free can certainly reduce your stress and offers many advantages over other buyers (and some disadvantages).

So, what is a chain? A property chain is made when there is a line of home buyers and home sellers linked through their property transactions e.g. a Docklands firsttime buyer purchases a property, the sellers of that property then buy another property, and those sellers then buy another property, so on and so forth. Each home sale and purchase are reliant upon the success of every property in the so called ‘chain’. This means if there is one hiccup on one of the properties, every sale and purchase along the whole chain would collapse. No wonder everyone is on tenterhooks when there is a long chain involved.

Yet Docklands buyers who sell their home before searching for a new Docklands home considerably reduce their stress levels because they are not needing all the ducks to ‘line up in a row’ on the sale of their home in order to buy their new Docklands home.

Being chain-free puts Docklands home buyers in an enhanced position to negotiate with home sellers and they in turn may be more enthusiastic to accepting a lower offer.

Sounds brilliant this chain-free life doesn’t it? Everyone is a chain-free buyer once … when they are a first-time buyer and if they are lucky enough to have an additional home to move into. The other option is selling your Docklands home and moving into rented accommodation, but that will end up costing quite a few thousand pounds (in what many perceive as wasted money) together with the added cost of employing the services of home removers twice (with all the hassle that entails doubled!). However, that is what many Docklands homeowners are doing.

20.6% of all the properties on the market today in Docklands are being sold without a chain.

I can’t disagree, moving home twice in a short period will be stressful and rent could be perceived as ‘wasted money’, but I have to recommend you look at the bigger picture. It is one of the sturdiest sellers’ markets in a generation, meaning you should get top dollar for your Docklands home, knowing that many buyers are keen to complete before the stamp duty holiday ends in the autumn.

Then by waiting for the return of stamp duty and for the full roll out on the immunisation programme to give more Docklands homeowners the peace of mind to place their Docklands home on to the property market, for Docklands house prices to cool and the number of properties for sale to increase. So, does the type of Docklands property that is being sold make any difference?

30.0% of semi-detached houses in Docklands are being sold chain-free

45.5% of town house/terraced houses in Docklands are being sold chain-free

· 19.5% of apartments/flats in Docklands are being sold chain-free Of course, these aren’t all Docklands homeowners going into rented accommodation hoping to bag a bargain next year.

There are Docklands landlords selling their Docklands buy-tolet rental investments.

And don’t get me wrong, there are also risks involved with this type of home buying strategy. Moving into rented accommodation means you are out of the Docklands property market. Property values could dip in the next 12 months, yet they still could continue to rise - you are taking a gamble on a dip in the market and it could go wrong.

Like most things in life, it depends on your own personal circumstances, where you are in your life, your attitude to risk and your belief on what will (or won’t) happen to property values in Docklands in the next 12 to 18 months.
