I will tell you about some of these helpful services that will make business for you much easier and professional in your quest for superior service to clients. My last "DON'T DO DAT" webinar for 11-29-21 @ 2 PM, speaks of these and I urge you to listen to this weekly presentation of about 30 minutes. I speak of things you should not do and also things that should be done.

I spoke of the wonderful LISTING PRESENTATION of 34 pages that has been set up for you. You could size it to fit the presentation that you want to make but using all of it, makes an unforgettable and winning presentation. It can be found on your DASHBOARD under "Quick Links" titled LISTING PRESENTATION! You could advertise some of the pages on your Facebook page to get some responses that will make new contacts for an appointment to review a possible client's needs. This presentation covers all facets of the sale of a property.

Then, of course, you need to check for other real estate services in the commercial field that your clients may need for their business, their employees may need housing such as rentals etc. Do they have a business to sell or relocate? Do they need property management?

You need to know who you could work with on a referral basis that have commercial real estate services as their main line of business. Go to www.westusacommercial. com, click on AGENTS at the top of the page and you will be presented with pictures of agents of that department and their specialties. Just click on their picture and they will tell you what they do. I did and I found out that one of them is also a lawyer and is a co-author of a book on a senior housing guide that I mentioned in a recent DON'T DO DAT! The agents in this department know a lot of things such as 1031 Exchanges, Capitalization Rate, Cash on Cash Return, Environmental Phase 1, 2 and 3. Green building incentives, Zoning issues, Business Evaluation and many more items. Ask them work with your clients on a REFERRAL BASIS and then make this agreement in writing and turn in to your office.

• Speak to them every month about everything OTHER than real estate – This will let them know you care about things other than just selling homes.

• Take great notes about your conversation in their CRM record, review it prior to the next call… like major life events, new job/loss of job, promotion, pregnancy/birth, illness, graduation, achievements, interests, needs, desires, etc.

2022 Calendar • Start with Time Off to Rejuvenate the soul - Consider taking one 3-day long weekend every month.

- Schedule alone/personal time every day, this is just for you alone. Maybe its to read, or to self-reflect, or take a bath and have a glass of wine… whatever is desirable to you.

• Vacation – Where would you like to go and when is the best time to go there – if money was no object (within reason) enter it into your calendar.

• Health – Schedule your favorite workouts – If aerobics is at 3:30pm Tuesdays and Thursdays schedule it on your calendar like a customer appointment – and treat is a such – Don’t cancel them.

• Family/Friends – Schedule time to see your family and friends – Schedule as far in advance as possible and do not cancel – kids sports games, camping, activities, community service.

• The remainder of the time is ‘work time’. You will see there is still plenty of work time.

Following these things will give you more energy, more stamina, more happiness, more friends, more activities, more referrals, more income. You will become charismatic, you will have a smile on your face, you will see other aspects of life through a new lens, you will be more positive, you will have a better self-esteem, and you will be the person everyone wants to associate with.

Remember life is a work in progress. You give yourself the option to modify anything above at any time to make it better for you… new hobbies, interests, desires, etc.
