A MESSAGE FROM WEA So many questions Not an hour goes by without one of my agents, clients or friends asking how the new tax bill will affect the residential real estate world. Unlike commercial real estate, which remains unchanged or improved due to the tax bill, the residential market has changed as of 1/1/18. The two most important changes are:

1. You can only write off $750K of your mortgage interest from your income, as opposed to the prior $1.1M.

2. More critical for high-end homes, you can only deduct $10K of your property taxes from your gross income. This change is a big one. As an example, if you purchased a $5M home, the estimated property tax would be $62,500 annually. With the most recent tax changes, you can only deduct $10K of that $62.5K, leaving $52.5K non-deductible. If your combined tax bracket is 40%, this means you will pay an additional $21K in tax ($1750 per month). As you extrapolate up in price, this amount increases dramatically.

So how will these changes affect our market? If you are stretching to purchase a home, these additional costs may mean that you’re unable to pay as much for a house. These tax changes might drive up lower-priced homes. In the stratospheric price range, we are usually dealing with buyers who want what they want and are willing to absorb these extra costs. At the end of the day, our market remains strong and I expect it to continue this way. Who doesn’t want to live where we have amazing weather, proximity to the ocean, mountains, desert, and more? All of those people currently freezing on the East Coast and Mid-West watch the Rose Bowl and dream of living here. This will continue to drive our market. In 1998, Stephen Shapiro and Kurt Rappaport were two of the most well-known, highly compensated realtors in Los Angeles. In the words of Stephen Shapiro, “Negotiations conducted with intelligence and integrity result in what we call the ‘triple win.’ Great results for the buyer, the seller, and WEA.” In 1999, Shapiro and Rappaport opened Westside Estate Agency with a focus on the most expensive and prestigious homes and estates in the prime Westside areas of Los Angeles. In 2007, WEA opened its Malibu office to service that world famous community. Today, WEA has a clientele without parallel, at the pinnacle of the business, financial, technology and entertainment industries generating billions in sales and the highest average price per sale in the industry. The company added its Miami, Florida location in early 2015. Working hand-in-hand with their commitment to tailored service has been the agency’s industry leading application of technology. WEA has been at the forefront in the category for its technology use, from being the first to implement a fully integrated network computing system to

the first to use scanning technology, cloud technology, e-signatures and paperless filing to provide better service to clients.
