BOZEMAN YELLOWSTONE INTERNATIONAL AIRPORT Bozeman Yellowstone International (BZN) sits just 16.5 miles from the ranch, a drive of roughly 20 to 25 minutes, and it has grown into one of the busiest and best-connected airports in the Mountain West. Nonstop commercial service reaches major hubs across the country, with easy same-plane or one-stop connections to most of the U.S. For private arrivals, BZN is just as capable. W AT E R : T H E R A N C H ’ S D E E P E S T A S S E T In the Gallatin Valley, water is everything — and at Yonder Ridge Ranch, it arrives from nearly every direction nature offers. Snowmelt gathered high in the peaks of the Gallatin Range works its way down through rivers, creeks, and gulches, threading across the property by way of three creeks, multiple ditches, and a historic canal. Few properties in the valley are woven together by water quite like this one.
West Gallatin Canal Company Stock: A Rare and Flexible Holding Separate from its land-based water rights, Yonder Ridge Ranch holds stock in the West Gallatin Canal Company—a three-quarter share, and a genuinely rare asset in this market. Much like a share of stock or a bond, canal company stock can be bought, sold, or traded. But it offers something a financial asset can’t: the water it represents can also be leased to other users, and it isn’t tied to this property the way an adjudicated Montana water right is. That water can be put to use anywhere on Yonder Ridge Ranch, or anywhere within the canal’s 25,600± acre service area, for irrigation and other beneficial purposes. The West Gallatin Canal Company originally issued 40 shares. Today, there are 68 shareholders, reflecting some historical share splits, with a minimum holding of a 1/4 share. Shares transfer freely in increments as small as 1/4 share, and they can be leased seasonally to any property within the service area — stockholder or not. Shareholders can also exchange water use among themselves to irrigate land within the district. The result is a holding with real usability, real flexibility, and real income potential. What makes this share exceptional is what stands behind it: the West Gallatin Canal Company holds a single decreed right for 75 CFS and 3,000 acre-feet, carrying a senior priority date of April 15, 1883. A canal company share lets its holder divert water directly from the canal for use anywhere in the service area — untethered to a fixed diversion point, place of use, or flow rate. In a dry year, that kind of flexibility is worth more than almost anything else on a Montana ranch. It’s also precisely what makes the share valuable as an asset in its own right, tradeable independent of the land it serves.

State of Montana DNRC Water Rights Rounding out the water portfolio, Yonder Ridge Ranch carries four State of Montana DNRC-recorded water rights — two for irrigation, one for livestock, and one for domestic well use — with irrigation priority dates spanning from 1867 to 1909. These water rights are tied to use on the ranch, unlike the West Gallatin Canal shares discussed above.

R A N C H O P E R AT I O N S Yonder Ridge Ranch has been farmed and ranched for over a century. Of the 282± acres, roughly 140± are in production across three fields, and 142± are used for grazing, with West Gallatin Canal Company stock share rights allowing irrigation across the entire property and additionally two creek water rights. The grazing lands of the property are owner-rated for 42± cow-calf pairs or 252 AUMs across a 6-month grazing season. On top of the grazing potential, the ranch carries a productive farming rotation that contributes additional income for the operation. The cropland breaks down into three distinct fields, each with its own character and water source. The north field, about 60± acres adjacent to Wortman Creek, is irrigated via pump and wheel line, and grew alfalfa in 2025 and wheat in 2024. The southeast field, roughly 44± acres below Yonder Ridge and east of Trail Creek, is partially flood-irrigated from the Woodworth Ditch; the southwest field, about 36± acres, is dry-farmed. Alfalfa yields one and a half to three tons per acre on the first cutting and a half to one and a half tons on the second, with a third cutting often possible. Grain yields have run roughly 60 bushels per acre for winter wheat, 95 for spring wheat, and 75 for barley.
The remaining 142± acres of grazing pasture are watered seasonally by Trail Creek, Yonder Creek, and the Woodworth Ditch. Also, the creek bottom grazing pasture offers year-round stock water from Wortman Creek. The farmed land is currently sharecropped under a year-to-year agreement, and the next owner can expect a pro rata share of the crop, which provides modest income for the property. Irrigation equipment, including a new 2024 pump, main lines, and wheel line, conveys with the property.

WILDLIFE Yonder Ridge Ranch sits along a natural wildlife corridor between the Gallatin Range and the valley floor, drawing an abundance of game to its fields, creeks, and grasslands. Elk are the signature species. Large herds migrate to the property as the weather cools each fall, overwintering on the ranch and the surrounding agricultural holdings. Through the spring and cold months, they become a daily presence, with hundreds moving down from the high country to feed along Yonder Ridge. Sheltered by Yonder Ridge to the south and Harry’s Hill to the east, the 282± acre property is not subject to a conservation easement and offers wildlife a quiet, protected refuge. Mule deer and white-tailed deer live here year-round, feeding on the ranch’s grasses and bedding in the cover of trees and brush along the Trail Creek and Yonder Creek gulches. All purchase offers must be in writing and specify an earnest money amount equal to no less than 5.00% of the Buyer’s offering price. With over 20 years of experience as a ranch broker, Jim Toth knows that land is worth more than just its physical assets. Montana law requires real estate licensees who are acting as agents of sellers or buyers of real property to advise the potential sellers or buyers with whom they work of the nature of their agency relationship.
SELLER’S AGENTS
A seller’s agent, under a listing agreement with the seller, acts solely on behalf of the seller. A seller can authorize a seller’s agent to work with subagents, buyer’s agents and/or transaction coordinators. A subagent of the seller is one who has agreed to work with the listing agent and who, like the listing agent, acts solely on behalf of the seller. Seller’s agents and their subagents will disclose to the seller known information about the buyer which may be used to the benefit of the seller. Individual services may be waived by the seller through execution of a limited service agreement.
BUYER’S AGENTS
A buyer’s agent, under a buyer’s agency agreement with the buyer, acts solely on behalf of the buyer. DUAL AGENTS A real estate licensee can be the agent of both the seller and the buyer in a transaction, but only with the knowledge and informed consent, in writing, of both the seller and the buyer. In such a dual agency situation, the licensee will not be able to disclose all known information to either the seller or the buyer. As a dual agent, the licensee will not be able to provide the full range of fiduciary duties to the seller or buyer. The obligations of a dual agent are subject to any specific provisions set forth in any agreement between the dual agent, the seller and the buyer.
