The Three Forks River Ranch is 5 parcels totaling approximately 373± acres of lush riparian bottomland with towering cottonwoods, two irrigation pivots and nearly a mile of both sides of the Jefferson River. The river offers many types of water from shallow riffles and shoals to deeper pools and several braided streams that weave their way through the river basin. Bisected by I-90, the ranch’s accessibility is a definite plus. The property is bordered on the north with over ½ mile of frontage on county paved Old Town Rd and the well-known Old Town Bridge, and to the south with direct access to Main Street, a.k.a Hwy 2, only half-mile walk to the famed Sacajawea Hotel. Hunting on the ranch is phenomenal due to the extensive riparian habitat the river provides. Good cover, endless fresh water, and multiple food sources are the keys to holding so many of Montana’s wildlife species in the area. Moose frequent the banks of the river and its tributaries along with an abundance of White-tailed deer. On any given day multiple species of ducks, geese and cranes can be seen enjoying the prevalent water across the ranch. A mature forest of cottonwoods provides a safe haven in which turkey often roosts and upland birds vanish into cover. Fishing the Jefferson River is quickly becoming popular again due to the extensive efforts of Montana Fish, Wildlife and Parks. Along with restocking, a high priority has been placed on the protection of habitat in the smaller creeks and streams that feed into the Jefferson where trout go to spawn. Thus, healthy populations of several species have made a strong comeback, most notably Browns and Rainbows. In fact, the Jefferson River is building a reputation as the go-to river for “big Browns.” There are two pivot irrigated fields, one on each side of the interstate. One is about 25± acres and the other is 40± acres. These fields lie above the floodplain and provide useful crops of hay or grains that bring in additional income and provide supplemental feed for cattle during the winter months as well as creating an enticing food source for a variety of wildlife. One of the most important contributing factors to the value of the Three Forks River Ranch is its location. Lying adjacent to the authentic western town of Three Forks, Montana, the ranch offers excellent proximity to all the basic amenities needed on a day to day basis. THE LANDSCAPE

The Three Forks River Ranch straddles the line of Broadwater and Gallatin counties with approximately 110± acres lying in Broadwater and the remaining 263± acres in Gallatin county. The elevation on the ranch is just above 4,000 feet with some slight rolling hills and shallow draws dropping into numerous waterways or ponds. Tree cover is good across the ranch with the exception of the clean pivot irrigated land totaling approximately 65 acres, which are above the floodplain level. The remainder of the ranch is native ground with cottonwoods as the predominant species along with other native types such as cedar, spruce and willow, along with a variety of ground cover and brush species. The ranch is perimeter fenced and is in good condition with some interior fencing as well.

IMPROVEMENTS Improvements on the ranch consist of two, multi-tower pivots which irrigate approximately 25 and 40 acres respectively. There is one well on the property that is reported to be 100ft deep and yields 9 GPM.

Three Forks, with a population of about 2,000± offers small town hospitality and a friendly nature that can be hard to find these days. Three Forks got its name from the Lewis and Clark expedition as it traveled up the Missouri River to find three rivers coming together to form the headwaters of the Missouri River. They named these rivers after the political leaders of the time—President Thomas Jefferson, Secretary of State James Madison and Treasury Secretary Albert Gallatin. The headwaters is located about four miles from the present day town of Three Forks, Montana. Three Forks River Ranch is just west of Bozeman, Montana, cited as the fastest growing micropolitan statistical area in the U.S. for the last three years. The city, once considered a cow town, is home to the state’s largest university, Montana State, and numerous upscale restaurants, hotels and shopping experiences.
