e finished 2021 strong with a record-breaking sales year, and when this magazine is distributed, our first quarter of 2022 will be in the rearview mirror as well. We started this year off with the sale of the beautiful Key to the Hills Farm in Kendall County, and the incredible Frio Town Ranch, a largeacre property in Frio County. We also made national news with the listing of the Pecan Ranch in Williamson County. We were elated to be chosen to represent the sellers on this incredible piece of land. We have several properties under contract, and are continuing to work hard in order to bring the best new properties to market this year.

Our first issue of Coordinates Land was a long-awaited dream that we got to see come alive. The response has been tremendous and we want to thank everyone who perused through the pages, and to the many who reached out with compliments.

The iconic main lodge overlooks Biel Lake, a 300-acre cultural reservoir that is believed to be the largest privately owned lake in South Texas. WILDLIFE The Covenant Ranch is located in the heart of Texas’ famed south Texas brush country in northeast Webb County, only a few miles from the home of the famed Muy Grande deer contest in Freer, Texas. The whitetail deer have been actively and intensely managed for over twenty years and currently under TPWD’s Managed Land Deer Program. The intense deer management of genetic breeding utilizing their 5 DMP pens, selective harvest, maintaining adequate age structure and doe per buck ratios, coupled with excellent high protein brush has created some of the best trophy hunting in the state. As a supplement to the excellent browse available, whole cottonseed is distributed throughout the ranch. Proper habitat management has also provided outstanding populations of bobwhite quail, scaled quail, mourning dove, javelina, hogs, coyotes, bobcats, and many resident and migrating non-game species. The lakes on the property attract migrating waterfowl, providing occasional waterfowl hunting as well. Besides the excellent hunting available, several of the smaller tanks provide fishing opportunities.

TERRAIN Being in the heart of south Texas, The Covenant Ranch boasts some of the greatest diversity of high protein brush available providing all the essential browse to grow large trophy whitetail deer. Examples of this brush diversity include mesquite, black brush, guajillo, guayacan, granjeno, twisted acacia, brazil, persimmon, kidneywood, coma, four-winged saltbush, cenizo, white brush, prickly pear and many more. Topography of the ranch is deemed flat to undulating offering excellent views throughout the ranch. Diverse soils range from clay to sandy clay to fine sandy loam which also increases diversity of brush, forbs, and grasses. While Buffel grass dominates some of the improved areas, native grasses and forbs thrive throughout. Brush management on the ranch has been an integral aspect of improving the wildlife habitat on the ranch. Selective clearing, food plots, and brush sculpting in strips and mosaic patterns provide greater edge effect, allowing for increased forb and grass production which has enriched the deer herd and all the native wildlife on the ranch. These brush strips and clearings provide prime quail habitat and optimal quail hunting locations. There are countless miles of wide roads, senderos, and clearings. Prescribed burning and shredding help maintain these areas. Additionally, there are 10+ fallow food plots and/or fenced fields that can be revitalized and planted as food plots for livestock or wildlife.

IMPROVEMENTS The main lodge is 6,400 sf and has 10 bedrooms, 9.5 bathrooms, a large dining hall, a game room, and a commercial style kitchen, all designed with entertainment in mind. The main lodge overlooks Biel Lake and creates a picturesque setting for guests of the ranch.The Covenant has 10,000 square feet of ranch headquarters, that includes a 3-bedroom, 2-bathroom apartment, a ranch-operations office, a well-designed, game cleaning room complete with a walk-in cooler and freezer, and plenty of large equipment storage with five overhead doors. There is also a helicopter bay and an equipment maintenance shop on site. The Covenant also has an 1,800-sf house near the ranch’s headquarters that would make for a great guest or foreman’s house.Other improvements on the ranch include two additional storage barns, a horse barn, and covered dog kennels. The helicopter pad and an older 4,000 ft paved runway provide easy access to the ranch. The ranch is entirely high-fenced and there is a 1,500-acre pasture near the front that is separately high-fenced, that was used for bow hunting only. There are five DMP pens scattered throughout the ranch, for the purpose of natural deer breeding. The ranch is being sold as is.

WATER Aside from the 300-acre Biel Lake, which is the largest water feature on the property, there is a second lake that is approximately 50 acres in size. In addition to the lakes, there are 26 ponds on the ranch that are filled by rainwater or drainage. Black Creek, along with numerous other wet-weather creek drainages, traverse the ranch. The water is treated by a state-of-the-art Culligan water treatment system and then stored in a 50,000-gallon tank. One of the large equipment barns is set up for rainwater harvesting. It has storage and a distribution system. In addition, there are 19 water troughs located in the main pasture areas.

Finding a Passion for the Outdoors in an Unconventional Way Lila Joines Written by Christina Locke There are many young girls who love to hunt, fish, or spend time outdoors.

For Lila Joines, a ten-year-old girl from Southeast Texas, spending time outdoors was most fun when she was cheerleading, playing sports, or running- and the faster the better! In the fall of 2017, Lila’s foot started hurting. After weeks of pain and Drs visits to try and determine what was wrong with a foot and ankle that looked ok on the exterior but was tender to the touch, it was eventually determined that Lila’s ankle was simply sprained. Unbeknownst to anyone, it was much worse, and Lila was eventually diagnosed with Osteomyelitis, a bone infection that was caused by a staph infection. Lila spent thirty-two long and excruciating days in the hospital and underwent five extensive surgeries at just six years old.

Ashley Joines, Lila’s mother remembers what life was like before, and describes what life is like now. “There is a Lila before the disease and one after. The little girl before wanted to run everywhere. I can still remember the way her feet pat across the floor when she was running. It is a sound I will always remember. I will never hear it again except in my memories. I also remember the sound of a walker clanking across the floor for months. I wondered if that was the new normal at one point. Now, we have the one foot that slaps the floor, followed by a light tap of the second foot. Taking care of Texas landowners Texas Wildlife Association (TWA) was started in San Antonio, TX in 1985 by two wildlife biologists and a landowner that stood up for private landowners and hunters when they needed it. Thirty-seven years later, TWA is still standing up for the rights of private landowners and hunters. We are also working to create connections to the land and an appreciation for the people that care for it.

TWA accomplishes our mission through a three-pronged approach of advocacy, hunting heritage and conservation education. Below are a few TWA resources that may be of particular interest to new landowners.

Advocacy TWA maintains an important presence at the Texas legislature to fight for and against legislation that affects private landowners and hunters. Take for example Proposition 11 that was overwhelmingly passed by Texas voters in 1995 to expand Ag Valuation to include wildlife management. TWA helped lead the charge for this important tool that is used by a growing number of Texas landowners today. With more and more people moving to Texas every day, the demand for land, energy and natural resources is greater than ever. The increased development and demand for resources that come with so many new residents can also mean new infrastructure like pipelines and transmission lines. Eminent domain is the government power to take private property for a public use and it often comes into play in the construction of these large infrastructure projects. While the use of eminent domain may be appropriate in some cases, TWA believes strongly that private landowners should always be treated and compensated fairly in the condemnation process. Eminent domain reform has been and will continue to be one of our primary advocacy efforts.

Hunting Heritage Hunters are the original conservationists, putting their money and passion into managing habitat for the species they love. TWA partners with Texas Parks and Wildlife Department to provide multiple hunting programs designed to recruit and retain the next generation of hunter conservationists.

Texas Youth Hunting Program – formed in 1996, this program takes over one thousand youth on safe and educational hunts on private land each year.

Texas Big Game Awards – formed in 1991, this hunter and landowner recognition program celebrates the connection between well-managed wildlife habitat and exceptional big game animals.

Adult Mentored Hunting Program – launched in 2019, this program provides an opportunity for inexperienced adults with an interest in hunting to learn from experienced mentors in a safe and educational environment.

Conservation Legacy TWA works with a number of conservation partners to provide educational programs that expose Texans of all ages to the outdoors. In doing so, we aim to instill an appreciation of wild things, wild places, and the stewards who take care of them. Along with a variety of in-class, field and distance learning programs for youth, our education staff provide the latest in wildlife and land management information for Texas landowners, no matter their experience level. Programs like Small Acreage Big Opportunity, Women of the Land, Quail Masters and the Trans-Pecos Wildlife Conference are just a few examples of programs designed for the Texas landowner looking to take the next step in their land management knowledge.

The wild turkey is a popular game bird throughout the United States. For many sportsmen in Texas, hunting this large game bird is an especially sought-after spring pursuit. Deer season is a couple months past, summer days with vacations and fishing trips are being planned, so spring turkey hunting is WKH SHUIHFW WUDQVLWLRQDO ILHOG VSRUW ¬$UULYLQJ EHIRUH GDZQ SRVLWLRQLQJ RQHVHOI near a river or creek, hooting on an owl call, listening for the response of an irritated gobbler as he answers the hoot only speeds up the adrenalin and increases the enthusiasm of the upcoming mornings hunt. Dressed in full camouflage with your back against a tree or brush pile; imitating the sound of a receptive female with a box, mouth, or slate call, hoping to entice old long beard within shotgun range challenges the most skilled hunter or outdoorsman.

The Rio Grande turkey is one of three turkey subspecies found in Texas, easily recognized by its large size, bald bluish head, dark brown to bronze feathers, and appearance like its domestic counterpart. With an average size of about 16-18 pounds, it’s no wonder turkey prefer walking on the ground than flying. However, don’t be fooled, they fly very well when escaping potential danger. The other two Texas subspecies include the Merriam’s turkey found in the Guadalupe mountains of the northern Trans-Pecos region and the Eastern WXUNH\ IRXQG LQ HDVW 7H[DV $IWHU EHLQJ H[WLUSDWHG IURP WKH VWDWH WKURXJK intensive restocking efforts, conservation, and great management the Eastern turkey has been restored and is a genuine wildlife success story.

The Rio Grande turkey is the most numerous and widely distributed turkey found throughout central, south, and north Texas extending from the Gulf Coast to the Red River. Nevertheless, they have not always been this plentiful in Texas. By the end of the 19th century, turkey had been almost exterminated, so in 1897

trapping turkey was outlawed for five months, and a 25-bird bag limit, five-month season, was established. It was almost twenty years; however, that the Texas legislature finally reduced the limit to three bearded gobblers per season and the turkey population began to rebound. Additionally, the first time Game Wardens were being hired and landowners began protecting the birds. Since the 1920’s Texas Parks and Wildlife has trapped and restocked tens of thousands of turkeys throughout their historic range until the stocking efforts were officially terminated in As a state wildlife biologist during the 1990’s, I was fortunate to have been involved in many years of these turkey trapping and restocking efforts. Using a rocket net capture system, an unsuspecting flock was enhanced to bait distributed adjacent to the net, whereupon detonation, five small cannisters shot the net over the birds, many caught in mid-air as they tried to escape capture. Once caught and floundering around under the net, we would take them out, putting them in cardboard boxes for transportation to their new home.

Turkey requires the essential elements of food, water, and cover and prefer a diversity of habitat types including roosting trees, adequate ground cover for

nesting, escape cover, loafing areas, and screening areas. They eat a variety of seasonal foods including succulent grasses and forbs, fruits, browse, mast and insects.

Berries and mast include acorns, prickly pear tunas, tasajillo fruit, mesquite beans, agarita berries, hackberry and persimmon fruits.

Insects are highly favored when available especially for young, growing poults.

Free standing water is an important component of turkey habitat used for drinking, food production, and nesting which is why most plentiful turkey populations are located near creeks and rivers. Turkey roost in large trees at night to escape danger from predators, and if unavailable, been known to roost on telephone poles or artificial roosts. In the morning they’ll fly down into a nearby opening before beginning their morning forage. And it is when dawn is breaking when they fly down that the hunter must be prepared.

Spring hunting season usually begins during or the later part of the breeding season from mid-March to mid-April, depending on the hunting zone. During breeding season, gobblers find open areas and begin the display by vocalizing a gobbling sound and strutting with their tails fanned out and primary feathers dragging the ground in a

Gobblers are polygamous and may attract several receptive females. Once a turkey hen has been bred, she finds a nesting site in low growing vegetation such as tall grass and lays an egg a day until an average clutch of 10 or 11 eggs has been laid. Following a 28-day incubation period, the young are hatched and fairly active, even taking short flights within ten days. Since gobblers are polygamous, most hens are bred by the opening of the spring hunting season, therefore excess gobblers can be harvested with adversely affecting the population.

Landowners can and should monitor the turkey population through roost sites and/or feeder observations and mobile counts and limit the harvest to a maximum of 20% of the gobblers to be harvested. Turkey populations will fluctuate especially in drier areas of Texas where precipitation is sporadic and droughts frequent, thus landowners and managers should adjust their harvest during these cycles.

While some landowners allow turkey hunting during the fall deer season and spring season, many hunting leases are unoccupied during the spring. Depending on the location and amenities offered, turkey hunting can bring 250-500 dollars per day in added income to the landowner. Serious turkey hunters prefer to call gobblers within range themselves, while many novices appreciate the expert assistance of a hunting guide. A 12-gauge shotgun with #4 or greater shot is the preferred gun of choice for most turkey hunters. In Texas, there is a four-turkey bag limit per license year for all seasons combined.

Even though turkey numbers in Texas are plentiful, turkey hunting continues to be a relatively untapped resource. Spring turkey hunting provides an exciting recreational activity for sportsmen and increased revenue for the landowner. If looking for a place to hunt, prospective turkey hunters should ask the lessor/landowner to include the spring season, contact the local Chamber of Commerce, look in outdoor magazines, newspapers classified, or consult outfitters.

If you’ve never been spring turkey hunting, you’re in for a treat, but beware! You may become addicted and throw the deer rifle away.
