FIRST-TIME BUYERS RETURN GOVERNMENT SCHEME PROMPTS A BOOST The number of first home buyers in the market has hit its highest level since December 2009, according to official data out last week.

The Australian Bureau of Statistics (ABS) Lending Indicators for January 2020 saw the number of loan commitments to first-time owner occupiers surge 3.2 per cent in one month to reach the highest level in more than a decade.

“THE NUMBER OF FIRST HOME BUYERS HAS BEEN GROWING FOR THE PAST YEAR”

“Prospective property owners were aware they needed to move quickly if they were going to have any chance of securing one of the deposit scheme’s limited allocations from the start of the year.”

In January, 9945 loan commitments were recorded for first home buyer owner occupiers in seasonally adjusted terms, according to the ABS. The ABS also reported that the number of first home buyer loan commitments for investment purposes accounted for 4.7 per cent of all first home buyer commitments.

Ms Sanghera said that while the lending environment was less restrictive than a few years ago, first home buyers still need to prepare themselves early to secure a loan.

“First home buyers, more than anyone, need professional advice to understand the ins and outs of the lending space,” Ms Sanghera said.

“Long before they decide to buy property, first-time buyers should seek expert advice and instigate a number of budgeting and saving strategies to improve their borrowing capacity.”

Zippy Financial Director and Principal Broker Louisa Sanghera (pictured) said it was clear eligible first- time buyers had been

making the most of the Federal Government’s First Home Loan Deposit Scheme in January.

“The number of first home

buyers has been growing for the past year, but the past month saw enquiries to our office strengthen considerably,” Ms Sanghera said.

HELP FOR BUSINESS VIRUS WILL HIT ECONOMY HARD

turnover of less than $50 million that employ staff, between January 1, 2020, and June 30, 2020.

The payment will be tax free. This measure will benefit approximately 690,000 businesses employing around 7.8 million people. Businesses will receive payments of 50 per cent of their Business Activity Statements or Instalment Activity Statement from April 28, with refunds to then be paid within 14 days.

While this funding will be welcomed by all qualifying SMEs, it may still take time to secure – in some cases too late to pay wages, suppliers or purchase necessary stock.

An option for businesses in this situation is to obtain finance to help cover cash flow issues.

You can apply for unsecured short- term business loans from $5,000 up to $400,000 and terms of up to 24 months. There are other business finance options for equipment finance, especially now the government has increased write off from $30,000 to $150,000 until June 30, 2020.

Mark’s shout: Now is the time to act as June 30 will be upon us in no time, particularly as asset funders get busier. If you run a business with cash flow concerns, get funds now and then repay once you receive the government funding.

And don’t forget there are also ongoing facilities such as business overdrafts and line of credit. Talk to an experienced finance broker.

After the bushfire crisis, Australia is now grappling with the global spread of Coronavirus (COVID-19), the respiratory illness first reported in December 2019, in Wuhan City in China and now declared a pandemic by the World Health Organisation.

If I had to pick just one vegetable I couldn’t be without, it would have to be garlic. Luckily for fellow garlic enthusiasts, growing this flavoursome delight is pretty straightforward. Now is the perfect time to plant garlic with fresh bulbs available in garden centres.

Originating from central Asia, garlic loves a sunny location in fertile, free- draining soil. You can improve your soil by digging in plenty of well-rotted organic matter, such as garden compost before planting.

To avoid diseases, make sure you plant garlic that is meant for growing in a home garden, rather than supermarket produce. Begin planting by carefully breaking apart the bulb to separate the indi-

vidual cloves. Plant them pointy end up, about 15cm apart, leaving 30cm between rows. Cover them with soil so that the tips of the cloves are only just below the surface.

Garlic needs very little attention.

Water if the weather is dry and weed between rows to prevent plants from getting swamped.

Occasional mulching during the growing season helps feed the plants, while keeping the ground cool and moist.

You can also grow garlic in containers.

Choose pots that are at least 20cm wide, with adequate drainage holes in the base. Plant the cloves so they are 10 to 15cm apart in each direction. Cover them with more potting soil then move to a sunny spot.

Your garlic is ready to lift when the leaves have begun to turn yellow or die down. Use a fork or trowel to ease the bulbs from the ground then dry them out somewhere warm and airy. Once dry, brush off any remaining soil, cut off the leaves, then store in a cool, dry place with good airflow.

As we move into autumn and the cooler months, now is a good time to change things up in certain areas in the home.

We all tend to spend more time at home in autumn and winter, so surround yourself with things that make you feel warm and cosy because you know what they say, a change is as good as a holiday!

This can be done with the change of any season but for practical reasons, we suggest changing it twice a year.

A simple way to change the look of a room is to change items such as artwork, soft furnishings and decorations in the room.

Obviously, it would be expensive and impractical to change things such as sofas, so we suggest you start with neutral tones for the larger items and then change up cushions, vases, lamps and throws.

Each time you change it back, it feels like you have a fresh new look all over again!

In the wintertime, we can use heavier knitted throws and fluffy cushions in the bedrooms and living areas.

Using warm colours such as burnt orange, mustard yellows and tan leathers can make the space look cosy, warm and inviting as well as being on trend.

Just like we change our wardrobe from summer to winter, we can also change our bed linen for a fresh new look.

This doesnâ&#x20AC;&#x2122;t have to be an expensive exercise and changing a few items can make a big difference to the space.
