ave you ever spent hours cleaning your home before a rental property inspection only to be let down by some negative feedback from your property manager or landlord?

Rental property inspections can be stressful for tenants, but it doesn’t have to be that way, according to landlord insurer Terri Scheer Insurance.

Terri Scheer Insurance Executive Manager, Carolyn Parrella said the purpose of an inspection is to ensure the tenant is taking reasonable care of the premises, keeping it clean and ensuring it remains in the same condition as the start of tenancy.

“Regular property inspections are important as they’re an opportunity for the tenant to raise any maintenance issues and for the landlord to have peace of mind

that their property is being cared for,” she said.

“While rules differ from state to state, generally routine inspections are held quarterly with the landlord or property manager required to give written notice ahead of inspection.”

However, Ms Parrella said some household items and areas are often overlooked when the tenant prepares for the inspection.

“If the landlord or property manager identifies any issues, they must serve the tenant with a ‘Notice to Remedy’ that outlines the problem and by when it must be rectified,” she said.

“As a tenant, walking through your home prior to each inspection and viewing it from the landlord or property manager’s perspective will better prepare you at inspection time and help you to tick all the boxes.”

Number one on the list of overlooked items are exhaust fans.

“Exhaust fans are a common case of out-of-sight and out-ofmind,” Ms Parrella said.

“From our experience, tenants sometimes overlook the cleanliness of their exhaust fans which are prone to attracting lint and dust in bathrooms and oil and grease in kitchens.”

Something most people can forget to check is the oven.

“It can be easy to forget that ovens are a fixture of the property and belong to the landlord, not the tenant,” Ms Parrella said.

Other items forgotten about before an inspection include pets, mould, gardening and walls.

Ms Parrella advised to buy a good quality vacuum, regularly thoroughly scrub shower screens, and generally try to keep properties in good condition.

The Broker’s View “Paying weekly or fortnightly saves you interest”

W

hen do home loan repayments start?

In most instances your repayments will start one ‘chosen payment cycle’ AFTER you settle on the loan.

So if your loan settles on the 5th of the month and you choose fortnightly repayments, the first repayment will be one fortnight after settlement.

But I said in most instances, right? Sometimes you can nominate the day and date you prefer for your repayments, matching your pay cycle usually, which is really handy, and sometimes the lender requires the repayments to be on a particular day – for example the 1st of the month.

This is typically for an interest only loan (which can only be paid monthly). If this happens you may find yourself making one odd short payment which covers the

part of the month from settlement till repayment date, and then the normal cycle kicks in.

But when SHOULD you make repayments?

I think the word is out there enough that paying weekly and fortnightly saves you interest so you might be considering paying weekly even if you are paid monthly or fortnightly.

In my opinion that means you’re holding back money to meet the off-sync pay cycle and making life difficult for yourself. Without giving you personal advice, because of course this is education, not a strategy meeting; in this instance I would probably recommend you match your pay cycle for simplicity, and use an offset account for interest savings for the rest of the time.

If you’re truly concerned you can add 1/12th of a monthly payment to your monthly repay-

ment and use the offset and that would pretty effectively match the savings made from weekly / fortnightly payments.

So the good news, you don’t actually start paying the loan until AFTER it has settled – not immediately when it’s approved.

Further the interest is always calculated on the outstanding balance and once the interest is covered anything else you’ve contributed comes straight off the principle.

Although it needs to be avoided the first repayment is often mixed up so don’t panic if it is missed.

Interest rates stay on hold T

uesday’s Reserve Bank Board meeting came and went without any surprises, with the official interest rate kept on hold at 1.5 per cent.

Almost every economist predicted the RBA to hold rates, even though most expect there will be an increase at some stage this year.

Graham Cooke, Insights Manager at finder.com.au, said the cash rate level is likely to remain relatively consistent before starting to rise.

“With moderate improvement to the exchange rate and economic growth, the Reserve Bank has no urgent motivation to adjust rates just yet,” he said.

“From a macroeconomic

perspective, things are ticking along well.

“Don’t wait with bated breath, as we’re likely to see a period of stability with the cash rate before it potentially starts rising either later this year or in 2018.”

Mortgage Choice Chief Executive Officer, John Flavell, said the decision on Tuesday was “expected”.

“In recent weeks, the Reserve Bank of Australia’s governor, Philip Lowe, has made it clear that future cuts to the cash rate are now more unlikely than likely,” he said.

“In his opening statement to the House of Representatives Standing Committee on Economics, Mr Lowe suggested that the current monetary policy setting remained appropriate for achieving sustainable growth in the economy.

“And he certainly seems to be right, with recent data suggesting the Australian economy is tracking along quite well.”

While an interest rate rise in April is possible, most seem to be predicting an increase in the second half of the year.

It is unlikely there will be any cuts to the historic low rate this year.
