“With house prices increasing in many parts of the country, more and more Australians are turning to properties that need a modern update and renovating them to turn a profit in the real estate market. However, there are a few things to remember before investing in purchasing a property, renovating or redeveloping it and trying to sell it for a profit,” said Matt McCann, CEO of LocalAgentFinder.

So, before jumping in with

two feet, LocalAgentFinder has revealed its top tips for flippers this season: 1. Set the flip budget. Housing flipping is risky and requires budgeting and planning.

2. Find the right skill set. Professionals need to undertake renovations. Hired professionals will ensure the renovations meet safety standards and council requirements.

3. Location, location, location.

The location of the house will be a major selling point when it’s time to put the updated property on the market.

4. What to look for in a property.

When purchasing a property to flip, the willing buyer needs to look beyond the eyesores such as old carpet, tattered wallpaper or run-down kitchens, and look at the condition of the house overall.

5. Know the market. Researching the market is key to finding a property with a good return on investment. To hunt down a bargain, buyers must become experts on the cluster of suburbs they are looking to make their purchase in, and know how much a renovated property in the area sells for.

6. Always keep the ideal buyer in mind. House flipping isn’t about building the owner’s dream home, it’s about building the buyer’s dream home; the ideal buyer must always remain front of mind.

7. Accomplishing cost-effective renovations. Beginner flippers should start off with small improvements rather than a complete renovation.

After the property’s curb appeal, the main focus points are the kitchen and bathroom.

How do equity home loans work?

W

hen we talk about an equity home loan today, we are referring to a line of credit, or a loan where you can easily access money right up to its limit – and repayments are made on an interest only basis on the outstanding balance only.

Brilliant for serious investors who wish to have ready access to enough cash to grab an opportunity and manage their cash flow at the same time, this is generally the borrower who takes up this type of loan.

What I mean is they allow you to write a cheque from the account that could cover an investment property deposit, without you having to seek approval from your current lender – and while you’re waiting on the opportunity it isn’t costing you interest, as interest is charged only on the outstanding balance.

Think of this as resembling a giant credit card as it has very similar attributes, including usually attracting a premium interest rate.

Because you are not obliged to make principle repayments, it’s not usually ideal for someone who is looking to pay off their loan quickly or at all, as such very few lines of credit facilities are offered to home owners other than as a secondary split for other purposes.

In the past we have seen schemes arise where equity loans or lines of credit were used to reduce home loans quickly – by crediting all income into this account and using a credit card system to leave the income in the account longer – automatically paying the credit card at the end of the month.

While this actually works well in theory, the falling down is often in the understanding that to pay off

the loan you need to actually leave the money in there – permanently.

That’s not to say you can’t pay your bills, but you need to commit a component to pay off the principle of the loan balance.

These were popular back in the early 2000s, the era of the giant, expensive home theatre systems and what commonly happened, and I am speaking from experience, is the home owner would see there was an available balance in the account and simply spend it, never actually getting ahead in their loan.

Paint aplenty A new splash of paint can bring a tired and bland wall to life but did you know that there are plenty of other ways to use paint around your house?

You won’t believe just how good your paved areas or bricks look once you’ve given them a good once over. Do this 2-3 times a year and you will notice a huge difference.

Don’t forget: It can be very easy to forget about your backyard during winter.

But to avoid more work when it warms up again, make sure you keep up the maintenance of things like your BBQ and outdoor setting.

While a new coat of paint can bring life to tired walls, there’s plenty of other creative ways to use paint around the home.

For a simpler option try spray chalk paint which can be used on grass and concrete to create games of hopscotch or snakes and ladders. When you’re done it’s as simple as washing the chalk away with water.

Clean the pool: If you have a pool, keep an eye on it during the winter months and don’t let it get dirty or out of control. It can be hard to find the energy to clean the pool during winter given you won’t be using it, but it’s really important to keep the water healthy.

Window cleaning: Have you looked at your windows lately? Get some old newspaper (not the Weekender though, of course) and some window cleaner and get to work. Your windows will sparkle and you’ll be able to see outside into the yard very clearly. Be patient, it can be hard work!
