hile houses are selling well in the current market, according to local real estate agents, an exceptional selling price is difficult to come by without the help of a professional.

Home sellers have the option of privately selling their properties or employing the assistance of a

real estate agency, with the latter of the two traditionally being the more popular.

Darren Latty of PRDnationwide Penrith (pictured) said that it is with good reason that the second option is more popular, as in most cases real estate agents have knowledge and equipment that can get the seller a higher price.

“In the current market you could easily sell your house by putting up a sign out the front but you might be sacrificing the best price.

We have been able to get vendors $150,000 to $200,000 over their expected price,” Mr Latty said.

He said that real estate agents have the means to attract the interest of larger numbers of people, which allows for tighter competition and as a result, higher offers.

“It is not unusual for us to get 40 to 50 groups of people through a house. For example, we recently sold a home in Edith Street at Kingswood. The owner was hoping for just $400,000 but we had 35 people through the home and ended up selling it for $450,000. That’s $50,000 more than the owner was expecting,” Mr Latty said.

“The competition is the only way that you get above market value for a property.”

He said that the high numbers of interested people come as a result of lots of industry contacts and years of experience in advertising homes.

“If you are a private seller, all you can hope to do is put an ad in the local paper or on Gumtree but you are only reaching a limited number of potential buyers,” he added.

“At the moment, 60 to 70 per cent of potential buyers that we see are coming from out of the area. There is no way they would know that your property is for sale if you can’t reach them.”

Mr Latty said that while a large part of selling a home is the advertisement, a lot goes on “behind the scenes”.

“We have 45 different actions that we take from day one in order to get the best price for the seller.

One of those tasks is to identify and contact likely buyers on our database,” he said.

record number of consumers and traders learned about their rights and responsibilities last year with over 55,000 people participating in NSW Fair Trading’s community education programs, NSW Minister for Fair Trading, Matthew Mason-Cox (pictured) said this week.

Mr Mason-Cox said he was very pleased with the results.

“The My Place program continues to be immensely successful with NSW Fair Trading hosting seminars on a range of issues such as tenancy advice and scam warnings, as well as education on new laws to residents around the State,” Mr Mason-Cox said.

“More than 55,000 consumers and traders took part in 1700 community education events last year. This marks a 75 per cent increase in the number of people attending education seminars and a 44 per cent increase in events compared to 2013.”

Such events will continue this year.

“NSW Fair Trading officers will be visiting a broad range of communities across the State in 2015 to ensure consumers and traders are aware of their rights and responsibilities under the Australian Consumer Law,” he said.

“In the coming weeks My Place sessions are planned for areas including Batemans Bay, Bourke,

“NSW Fair Trading will continue to run proactive compliance checks in the communities we visit, including with motor dealers and repairers, builders and real estate agents.”

Bits&Pieces Council has teamed up with the Rural Fire Service to revise the Bushfire Prone Land map that covers the whole Penrith LGA. The revision comes with new requirements to acknowledge grassland areas and their capabilities of carrying fires into residential areas. The revision affects land owners that wish to lodge a development application on their property, who will now have to undergo a property risk assessment on land that is mapped as bush fire prone.

“Instead it’s time to recognise the role the NSW Government is playing in driving up the prices for consumers.

“Business owners are given little choice; they must increase their prices to pay their land tax bill.

“Let there be no mistake, the people who pay land tax are not the landlord, are not the tenant, but are NSW consumers paying increased prices for their coffee and other consumables.”
