ouses in Penrith are among some of the hottest property in Australia according to BOQ’s Spring Buyer’s Guide.

The Guide – powered by RP Data – has revealed houses in Werrington on average spent just 19 days on the market before they’re snapped up.

Surrounding suburbs of South Penrith and Valley Heights also performed well; both averaged just 21 days on the market before buyers handed over their deposits.

These clearance times are much faster than the New South Wales average for houses of 81 days on the market and makes houses in these suburbs among the fastest moving property in the state.

BOQ Penrith Owner Manager Anthony Walker (pictured) said the figures were good news for both buyers and sellers.

“When you see houses spending only 20 days on the market on average it tells you a couple of things,” he said.

“Firstly, there’s obviously solid demand for houses in the area.

“But it also means that in general houses in these suburbs have been priced at the right level – that’s why deals are getting done so quickly.

“That trend is also showing up in the extremely low vendor discounts we’re seeing in Werrington, where on average houses are selling for just 2.9 per cent below their list price, which again compares favourably against the state average where houses have been selling for 5.5 per cent below their list price.”

Mr Walker said it was important for both owner occupiers and investors to do their homework before entering the market.

“Whether you’re buying your own home, investing or even re-financing, understanding the market is absolutely critical.”

Builders benefit from housing demand L

ocal builders are seeing an increase in housing demand, with record low interest rates and an undersupply of housing tipped as key drivers behind the rise.

The Housing Industry Association (HIA) estimated that there has been a 20 per cent increase in builds this year, increasing the number of dwelling commencements to 48,500, and the forecast is looking good.

This increase is reflected in the records of local builders, like David Hogan from G.J Gardner Homes Sydney West, who has already recorded 24 new home sales this year.

“Attractive interest rates, poor housing affordability and a huge undersupply of homes across the state have meant more people are opting out of buying a house in favour of building one, which has resulted in huge pent-up demand for me locally,” he said.

With the demand for new homes coming from a range of different people, builders are being forced to develop new home designs, like G.J. Gardner Homes NSW, which has released a series of contemporary designs to satisfy the needs of the current trend in buyers.

“People are much more informed about home designs seeking inspiration from a variety of outlets such as reality TV shows, the Internet and friends, so a lot of research has been done

to reflect the aspirations of a new home buyer,” Mr Hogan said.

“Our new designs balance elegance and contemporary design to deliver a sleek finish but all designs consider affordability and functionality in order to accommodate everyone from couples to large families.

“We have a variety of facades to choose from and interior designs offer a range of stylish but practical options for kitchen and living areas through to bedrooms ensuring a flow from the front door right throughout the house.”

But the local builder said that despite the fact that building is the go-to option for many families, the investment should be considered carefully.

“Planning the type and style of the home needed and budgeting are the two key areas where most time should be spent in consideration, because changing plans once the project is underway can result in big additional costs,” Mr Hogan said.

“Choosing a builder that is transparent with fixed prices and a home design that meets developer guidelines to simplify the council approval process will also ensure the home build is seamless.”

Queensland Premier Campbell Newman has launched stage two of the landmark historic $2.9 billion Brisbane Showgrounds regeneration project which includes construction of the vibrant King Street precinct, a four star international hotel, 40 retail and food outlets and 408 new residences. Currently under construction, and due for completion in 2016, the 300 metre King Street will link St Paul’s Terrace and Gregory Terrace with Brisbane’s newest inner city hub. Premier Newman said more than 1,400 jobs would be created by stage two with the project generating more than $300 million a year for the Queensland economy.

New research released by the Housing Industry Association (HIA) confirms that restricting access to negative gearing for residential property would reduce investment in housing, erode housing affordability and put upward pressure on rents.

It also concluded that abolishing stamp duty on conveyances should be the top priority for housing tax reform, making housing more affordable for both renters and owneroccupiers.

“Discounting residential negative gearing in isolation is a retrograde step for tax reform, in terms of both efficiency and equity,” said HIA Managing Director Shane Goodwin.

“New housing is one of the most highly taxed sectors in the economy, and the removal of negative gearing would only make that situation worse and discourage investment. This would in turn reduce housing supply and increase the cost of renting.”

Styling makes a difference A

survey of LJ Hooker’s top 50 sales agents showed more than half believe thoughtful styling can improve a home’s sale price by up to five per cent.

Almost all respondents believed styling increased the sale price, while 92 per cent believed it influenced a quicker sale, and 88 per cent believed it triggered multiple offers through private treaty and more bidders on auction day.

The importance of styling comes to the fore in the spring selling season, according to LJ Hooker

Regional Manager Dave Colman.

Styling can include anything which makes existing living spaces more attractive, such as fresh paint, de-cluttering and trimming gardens “Half of our top 50 agents believed styling has the potential to add up to five per cent to the sale price,’’ Mr Colman said.

“Respondents said clearing up cluttered spaces and removing unwanted smells from properties were the most important things for sellers. Some agents said clutter made already small rooms appear even smaller, while signs of indoor pets were a turn-off.”

And while unwanted smells needed to be masked, introducing what may be considered alluring smell, can likewise be off-putting, Mr Colman said.

“Our styling partner and ‘The Block’ judge, Darren Palmer (pictured), believes disguising a seller’s attachment to a house is important in attracting a suitable buyer,” Mr Colman said.

“Sellers might think putting out freshly baked bread or brewed coffee gives a feeling of warmth at a home inspection, but it only re-enforces the fact that the property belongs to someone else.’’

The first step is to create a neutral base on which to build up layers of colour and pattern. James recommends using organic, earthy tones in items such as couches, occasional chairs and coffee tables.

Once you’ve created the foundation for the room you can start to add some patterned items, picking out designs that suit your individual style. The patterns can contrast or cross-reference

each other so don’t be afraid to be bold. A mix of plain items and patterned items will help to tie the look together.

In terms of colour, James recommends creating cohesion by picking out one or two accent colours to be the focus of the room. By repeating these colours you can add splashes of other shades while still allowing the room to work as one.

When it comes to interior decorating open space is just as important as what items you put in the room. Incorporating blank space helps to prevent the pattern and colour heavy Tribal trend from becoming too overwhelming.

Hanging a picture Don’t ‘eyeball’ it: If you are hanging multiple pieces of artwork, don’t just trust your eyes when it comes to them working together. Sketch out the idea first, perhaps creating true-scale templates so you have a really good idea of what it’s going to look like.

Don’t use nails: Yes, it can be done, you can just hang a picture using one simple nail, but it’s not the best idea.

A single nail hammered into drywall does not support a lot of weight and you could be creating the potential for big problems down the track.

Think before you act: Too often the excitement of hanging your new artwork or memorabilia will result in you making a mistake. Give some serious thought to exactly where you want to hang the item in question, otherwise you could end up with an unwanted hole in the wall!

Measure! If you require multiple hooks to hang the one item, make sure you measure it out correctly. Don’t just guess... you’ll probably be wrong and it will create a lot of stress.
