lthough the housing boom is reportedly slowing, estate development in western Sydney paints a very different picture. Another 500 new lots will be available to investors and home buyers, at the brand new centrallylocated Caddens Hill. As the name suggests, Caddens Hill is nestled on a hill in the east of Caddens, directly between M4 accessible roads, The Northern Road and new Werrington Arterial Road. Matthew Hyder, CEO of developer, Legacy Property, said the new estate will provide further opportunity for those looking to capitalise on a growing western Sydney.

“We believe areas in the greater west, located in the Parramatta to Penrith corridor have a high level of growth potential,” he said. “The Government is looking to the west in terms of the infrastructure, jobs and housing growth that Sydney needs to make it a world class city.” The 28.5 hectare site will be right next door to existing infrastructure including Western Sydney University, and a short drive to the future western Sydney airport at Badgerys Creek. And Mr Hyder said the west will promise a lifestyle many people want – to live closer to work. “There are a tremendous amount of future employment opportunities in western Sydney,” Mr Hyder said.

“This will eventually allow local residents to live much closer to where they work.” The masterplanned community will offer lots from 300 to 600 square metres to capture a broad spectrum of the market, and will include a hilltop park and sporting fields on behalf of Penrith Council. Both land, and house and land packages are available from leading Australian builders such as Wisdom, Masterton, Rawson and Eden Brae, some with views to the Blue Mountains. n the local post code 2750 alone there is $22,359,274 of missing superannuation! Nationally that figure sits at approximately $15 billion. These figures indicate that many Australians don’t pay superannuation the same attention we do to the rest of our money. The fact that we are unable to access our superannuation until we retire leads to many of us being apathetic in relation to our superannuation. This is a mistake, it is real money, and the amount we are able to accumulate will determine the lifestyle we have once we finish work. 43 per cent of Australians have more than one super account, with approximately three quarters of those with more than one account having no strategic reason for multiple accounts. This makes it more difficult to track and manage superannuation.

Multiple accounts can lead to increased fees and in some cases holding multiple insurance policies that may not be required. The ATO have a lost super tracking system that can assist in locating lost superannuation accounts. The system locates funds that are now with the ATO as well as accounts with the superannuation providers. If you have been a little lax in tracking your superannuation it may be worth conducting an ATO super search, it is free. If you do have multiple funds it may be worth consolidating them into a single fund, unless of course you have a strategic reason for multiple accounts. When consolidating it is worth getting advice on appropriate funds, superannuation funds have improved significantly over the years, so an old fund may not be best for your needs.

By holding a single appropriate fund it is likely to improve the ease of managing your super, be cost efficient and allow you to have an appropriate investment and insurance strategy attached to your fund. The sooner you start treating your superannuation like real money, the better your chances of building wealth for the retirement your envisage.

Budget is key to your kitchen renovation You want to renovate your kitchen, but you don’t know where to start. Lending Manager at BOQ Penrith, Drew Clegg, has the answer, and it’s to make sure you know how much money you need to put aside. “Getting quotes will give you a price of the project before you start so you are very clear on what the total cost will be,” he said. Once you have a quote for what you want, Mr Clegg said there are several ways you can finance your project, such as credit cards, personal loans and home loans. “By far the cheapest rate you can get is on a home loan, by either increasing your current home loan to cover the costs of the kitchen renovations, or taking out a separate loan,” he said. Home loans can be taken out over five years with a four per cent interest rate, instead of a 14 per cent interest rate common on personal loans. He suggested for larger projects, you can look at construction loans. “With a construction loan, the bank will take all the plans and quotes for

here’s a basic process that all lenders follow in assessing your application, understanding this can get you in a better position for an approval. The three C’s of credit sit behind every approval decision. Capacity: Your ability to repay the loan based on your income and non-negotiable expenses like other repayments, food and transport. Lenders are looking for consistent ongoing income on at least a monthly basis. A portion of income like overtime and bonuses that are paid regularly can be included, but if your bonus is paid annually the lender will be less comfortable. Higher duties allowances or income which isn’t expected to be ongoing also are excluded. To improve your capacity reduce credit card limits, pay off small debts and gather evidence of your allowances and

overtime being consistently paid for a period of time. Oh hey, could you ask for a raise too? Collateral: How much cash you have up front. Otherwise known as hurt money, skin in the game… technical speak. Basically the deposit you have towards a property purchase or the equity you have in the home. All aimed to reduce the risk to the lender. Collateral also covers the type of property that you want to buy, and its ability to be readily sold if it comes to that. Unusual properties or those negative features impact a lender’s ability to quickly sell the home if you default. By the way, I’m aware none of us ever intend to default but the lenders have to treat everyone based on the potential that this could occur. Finally, Character: you. A stable history in your home and job is desirable. As is a good credit history of course. If your expenses

outweigh your assets or you’re not in a suitable position relative to your age it raises questions. Behind, or should I say underlying all of this is a credit scoring system which is computer automated and adds points for key criteria, not every lender uses this system though and there are good borrowers who can benefit from a broker knowing which lenders look at a loan for its merits.
