s a landlord, you wouldn’t think your entire kitchen would be stolen by your tenant, but revelations made

by Terri Scheer Insurance tell a different story.

The frequency of theft claims received by Terri Scheer Insurance increased by 20 per cent from the 2014/15 to the 2015/16 financial year, with landlords urged to protect their investment properties from theft with a valid insurance policy.

As well as the common stolen items, one of the most unusual theft claims occurred when a tenant stole an entire kitchen from the rental property they were leasing, including the cabinetry, cooktop and sink.

Terri Scheer Insurance Executive Manager, Carolyn Parrella, said stealing when it comes to

rental properties is more common than landlords realise.

“They say ‘everything but the kitchen sink’, but in this instance they stole that too,” Ms Parrella said.

“Until then I’d never heard of a tenant liking a kitchen so much they decided to take it with them when they leave.

“From my experience, theft from investment properties is more common than landlords realise.”

Ms Parrella said theft was becoming a more common type of claim for landlord insurance policies.

“Theft can be a particularly common issue for rental properties that are leased to tenants fully or partly furnished,” she said.

“This can be very costly for landlords and leave them out-ofpocket.”

Record an inventory of all items in the property before it is leased to tenants, including make and model numbers, condition and value.

Keep photographs, video and purchase receipts as proof of ownership for valuables.

Appoint a property manager who can check the rental history of tenants.

Conduct regular property inspections, particularly before and after a tenant moves in or vacates the property.

ho would have thought that a trendy breakfast would be the topic of so many finance related articles and I am going to add one more to the list!

Many readers would be aware of the article in The Australian insinuating that youngsters would be able to afford a house if they would forego some luxuries, namely the $22 smashed avocado.

This trivialises the very real issue of the cost of housing, it is more difficult to enter the housing market than ever.

It also initiates another interesting conversation, are we wasting our money on things like smashed avo at the expense of our future?

Regular spending on things like a daily coffee, gym memberships and dare I say it smashed avo breakfasts all add up.

Spending $4.50 on a coffee each

day equates to $1638pa, whilst a weekly $22 smashed avo ends up costing $1144pa. If we think about all our regular treats all of a sudden we start to see where our money goes!

Spending money on small luxuries is not necessarily a problem holding back our financial future, but if not managed can certainly become one quickly.

A key element to building financial security is being aware of spending habits, knowing exactly where our money is going and making conscious decisions on what is important to us.

If going out for breakfast with your friends is an experience that you really enjoy, then the $22 smashed avo is probably money well spent.

On the other hand if you are forking out $22 because you couldn’t be bothered making breakfast and get no real satisfaction from

the overall experience, it could well be a waste of money. All spending is a matter of perspective and priority.

If you know where your money is going, and are able to prioritise the things that are most important to you, it becomes easier to identify the areas of spending you are able to cut out and sacrifices you are prepared to make in order to build wealth.

We have a number of tools that help with this process.

It is OK to spend money on things we enjoy, including smashed avo, but limiting our discretionary spending to the things most important to us is likely to see us achieve our financial goals.

The Broker’s View “It’s all about you, but you’re not required to attend”

hen you buy a property, or complete a refinance, the final step is called ‘settlement’ and resembles something like a stock room floor with lots of yelling and milling around tables where cheques and certificates are exchanged. It’s all about you, but you’re not required to attend.

Settlement is quite literally when your purchase and your loan “settles”, that is the transfer into your name happens, or the switch of lenders.

At settlement of your home purchase your solicitor sends someone in with any cheques that they need to give from your deposit, your bank is there too, the solicitor for the seller is there and their bank is also there to be paid out and to hand over the certificate of title.

They all meet, check their lists,

hand over bits and pieces and depart.

At settlement anyone selling a home is required to pay for the rates for the rest of the year, and the water bill, payout their lender and then provide a list of how they want the rest of their money spent – which may be their solicitor, real estate agent, a bit to themselves and a bit to Uncle Bill – if they so desire. Basically they can spend the money exactly as they like and you’re obliged to give them bank cheques for all of it (well in regards the rates they pay the full year and you have to pay them back for the portion of the year that you’re going to take it over for). The hardest bit is that these figures generally aren’t available until the day before, and even sometimes the actual day of settlement. You could get a call on the afternoon of the day before with a list of bank cheques you have to organise and

get back to your solicitor before 9am. Unfortunately it’s out of their hands.

A better way, if you can, is to put your extra cash into an account with your new lender and give them authority to add it to the loan they have for you, or, send it to your solicitor’s trust account for them to work with.
