esearch conducted by Terri Scheer Insurance has found that 70 per cent of the state’s landlords invest in New South Wales, despite the rising house prices.

More than a fifth or 22.7 per cent of landlords in New South Wales invest in properties in Queensland, with Victoria the next most common interstate investment location with 3.3 per cent of New South Wales landlords owning property across the border.

Terri Scheer Insurance Executive Manager, Carolyn Parrella (pictured), said the insurer’s research provided an interesting insight into investment philosophies of landlords across New South Wales.

“When we looked at our policy holder data over the past year, some interesting trends emerged,” Ms Parrella said.

“Our analysis shows that even when investing outside their borders, landlords in New South Wales show partiality to investing in neighbouring states.”

Northern Territory, Tasmania and Western Australia rental properties account for just 0.4 per cent, 0.5 per cent and 0.8 per cent of New South Wales landlords’ interstate investment respectively.

Ms Parrella said regardless of where landlords were investing, appointing a locally-based property manager for your investment portfolio can be a beneficial strategy.

“While self-managing an investment property may appeal to some landlords as a way of reducing costs, it can require significant resources and time commitment,” she said.

“Self-managing landlords will need to find the time to screen tenants, conduct regular property inspections, ensure rent is being paid on time and be on call.”

Planning For The Future “The secret to turning dreams into goals is in the details”

O

ften when financial planners speak to clients about goals, the focus is all on the big stuff. Buying houses and retirement are usually top of the list, but there are lots of other things we all want in life that should not be forgotten.

Many of our short term goals, things like a new lounge suite or an annual holiday are usually funded through our ongoing cash flow, perhaps with the use of credit, and can be achieved with limited planning.

The goals that often remain unachieved are those that are too expensive to be funded by ongoing cash flow, yet seem too minor to include in financial plans.

These mid-range goals are things like an overseas holiday, private education or adding a pool to your home. Most of us have these sorts of desires but fail to put a plan

together to achieve them.

The first step in achieving these goals (from a financial point of view) is to work out how much they will cost. We don’t want guess work here, we need research, to identify exactly what it is that you hope to achieve and determine the cost. If we are talking about a holiday, find out the places you want to go, for how long, what things you want to see, what sort of accommodation and all the specifics. For education identify exactly what school, from which age.

Once you identify exactly what you would like to achieve and determine how much it will cost, a time frame needs to be established. Again be specific, the secret to turning dreams into goals is in the details, they turn vague dreams into actionable goals.

If we know the cost and the time

frame, it is simple to establish how much needs to be saved in order to achieve the goals. If it is going to cost $10,000 in two years, we know we need to save $100 a week (approximately) to achieve the goal.

The key to achieving this saving is the development of a savings plan, or modifying your existing plan and allocating the necessary savings to the plan. This is likely going to require identifying areas within your discretionary spending you are prepared to sacrifice.

If it is not possible to save enough to fund your goal in the required time frame, which could be likely, it may be necessary to compromise on either time frame, or other elements of the goal to reduce the cost.

Theses medium sized goals are important, and putting together an actionable plan will lead to you achieving them.

The Broker’s View “The more tax you pay, the more you’ve kept”

T

he number one reason I hear for not investing in property is ‘I don’t want to pay capital gains tax’, so I want to explain a little more about how capital gains tax works in Australia right now.

I want you to understand that the more tax you pay, the more you’ve kept, OK? Keep this in mind.

So very simply, let’s have a rough example – and by no means is this conclusive or tax or personal advice.

If you buy an investment property and some years later you sell it and make a profit – let’s say you make $200,000 AFTER all of the costs (legal fees, agents fees etc) just to use round numbers, which was easily done in the last couple of years in Sydney.

So, you made $200,000 and if you’ve held the place for more than 12 months then currently

(April 2016), in Australia, you get a 50 per cent discount on your profit before capital gains tax is applied.

So half of that profit is tax free, that’s $100,000 tax free. Then the other $100,000 is added to your current annual income.

Even if this puts you in the top tax bracket for that $100,000, and you pay 48 cents in the dollar tax, then you’re essentially paying $48,000 tax to keep $152,000 that you didn’t have to go out and earn.

Are you happy to pay $48,000 in tax in order to keep $152,000?

Now see how it’s actually no big deal at all? I say pay MORE because you’ve kept MORE. Imagine yourself taking a cheque in and paying $152,000 off of your home loan in one go – how does that feel?

Beats working for it right? What does that mean in terms of interest savings? What does it do to your monthly expenses? What

does this mean you can now afford for your family?

Of course this is simplification for the purposes of our exercise, and there are no guarantees you will make this kind of profit from your property but I hope it has changed your opinion on capital gains tax as it relates to your ambitions in property investing.
