Pets vs Home: real estate agents take note In addition to Australia facing soaring housing prices and rising rent making it difficult to look for a place to live, it has been revealed Australians are still willing to factor in one other priority – their pets. The survey released by petsitting community Pawshake, has found that 87.5 per cent of Australians wouldn’t rent or buy their dream home if it didn’t allow their beloved pets. Pet vs Family: watch out kids Revealing Australia’s love for our furry friends, the survey also looks into the habits of pet owners in the context of family life at home. Surprisingly, two thirds

(67 per cent) of Australians would choose a pet over a child if they could only afford one or the other. Australians also seem to be more forgiving of their pet than their child, with 77.5 per cent admitting they would be more angry at their child than their pet for ruining a piece of furniture at home. More than half (59 per cent) also admitted they would feel guiltier if they forgot to feed their pet than their child. Pets vs Neighbours: knock knock, who’s there? The love for pets doesn’t stop there with 74.9 per cent of Australians saying they would recognise a neighbour’s pet before they would their neighbour and seven in 10 (70.3 per cent) going on to say there are pets in their neighbourhood whose name they know and whose owner’s name they don’t know. Not only are pets included as part of the neighbourhood, they’re also included in life’s milestones,

with 67.7 per cent of pet owners signing greeting cards on behalf of their pet and over half (57.7 per cent) going as far as imagining their dog’s voice! Pets vs Health: are you calling my pet fat? It seems that pet owners care for their pets so much that almost nine in 10 (87.7 per cent) take their pet to the vet more than they would take themselves to the doctor. This care for their pets’ wellbeing is further evident when it comes to how their pets look, with half (50.5 per cent) of pet owners admitting they are sensitive to any comments other people make about the weight of their pet. Pets vs Social Life: it’s not you, it’s my dog The influence of one’s pet is also prevalent in pet owners’ social lives with almost all (95.9 per cent) willing to sacrifice treating themselves in favour of treating their pets.

Planning For The Future “The contribution limits will be reduced for the next financial year”

T

his year’s Budget included changes to the superannuation system; after some amendments were negotiated the Bill was passed last week. Many of us will be affected by the changes. The contribution limits will be reduced for the next financial year. The Concessional (pre-tax) Cap has been reduced to $25,000. Currently this is $30,000 and for those over 55 the cap is $35,000. There are catch-up provisions for those with balances below $500,000. The Non-concessional (post tax) Cap has reduced to $100,000, down from $180,000. The bring forward provisions remain, allowing you to bring forward two years non-concessional contributions. The initial budget proposed a life time limit for non-concessional

contributions of $500,000, this was not introduced when the Bill passed last week. A $1.6 million transfer cap has been introduced. This is now the maximum that can be transferred to pension phase (a tax free environment). If a client is able to accumulate more than $1.6 million in superannuation the remainder can be maintained in the super system. A tax deduction will now be able to be claimed for personal contributions regardless of whether you are self-employed. The tax treatment of transition to retirement pensions has changed. The earnings are no longer tax exempt and will be treated the same as superannuation earnings. This will reduce the effectiveness of the transition to retirement strategy. The income threshold for the

spouse tax offset has increased from $10,800 to $37,200 making this strategy available to more people. The threshold for the division 293 tax has reduced from $300,000 to $250,000. Anyone earning over $250,000 will now have to pay an additional 15 per cent tax on superannuation contributions. These changes will make it difficult to “catch up” in the last few years before retirement, and puts a greater emphasis on planning for retirement as early as possible. The new superannuation rules will influence a number of financial planning strategies; it would be prudent to contact your financial advisor to make sure that your current plan is still appropriate. retty much the first question I always get asked is ‘how much will the banks lend me’ – to which I add, how much do you want your repayments to be? The answer varies between lenders. Online calculators are not terribly accurate so I would advise you to seek proper preapproval before you go looking. In order to maximise your potential remember all credit facilities reduce your borrowing capacity. Cut credit card limits and pay out and close personal loans, car loans, and interest free facilities. How much deposit do I need? With the exception of where you have parents offering a guarantee – let’s come back to this – you typically need a minimum of around nine per cent of the value of the property to buy your own home

– five per cent to go towards your deposit itself and the rest to cover your costs. If you’re buying land and building you usually only pay stamp duty on the land and not the whole value. There’s also the potential for the first home owners grant to help you. Most lenders also have rules around looking for a minimum of five per cent of the property value showing your history and ability to save. The more deposit the better, and with a 20 per cent deposit + enough to cover your costs you can also avoid some other fees (lenders mortgage insurance). This can also be avoided in our guarantee scenario where your parents offer their home as additional security for a limited portion of your loan – then you don’t generally need any savings

at all to get started on the home ownership journey. What is lenders mortgage insurance (LMI)? LMI is an insurance policy that is taken out by the bank whenever you borrow more than 80 per cent of the value of the home to protect THEM should you stop making your repayments. The cost of the LMI is added to your loan. Consider LMI as a tool and consider protecting your income so you never have to hear more about it. What other costs are involved in buying a home? • Stamp duty • Legal fees • LMI (if you need it) • Loan application fees • Pest and building inspections or strata reports • Connections to power, phone, Internet etc • Insurance
