hile the Christmas and New Year period is already a busy and stressful time for most people, unsuspecting landlords may find it extremely difficult if their tenants throw a New Year’s Eve party.

While tenants should be responsible for the rental property, invited party guests, who often have no attachment to the property, may not treat it with the same respect as they would their own home.

Terri Scheer Insurance Executive Manager, Carolyn Parrella, has offered some ways landlords can ‘New Year’s Eve proof’ their rental homes.

“New Year’s Eve parties that get out of hand can leave landlords susceptible to costly damage and clean up bills, but it doesn’t have to be that way,” she said.

Ms Parrella said screening tenants is one way to go about proofing your home.

“Prevention is often better than the cure,” she said.

“Including lifestyle questions on the lease application can help to identify and minimise future issues – does the applicant have regular visitors or guests? What type of activities will be undertaken at the rental property?”

Using a lease agreement is another way to provide peace of mind during the festive season.

“Setting the ground rules up front and in writing can help avoid future headaches,” Ms Parrella said.

“A rental agreement may allow landlords to enforce noise restrictions, such as no loud music after 10pm, and a maximum number of guests at the property at any one time.”

Maintaining relationships and communication with the tenant can lead to a respect for you, keeping your house in safe hands.

“Maintaining a positive, open and transparent relationship with tenants will help put landlords in good stead ahead of New Year’s Eve festivities,” Ms Parrella said.

“Responding quickly to queries and concerns can help build a good rapport with tenants, making them more inclined to treat the property as though it were their own.”

Ms Parrella also added that reviewing your insurance coverage and conducting regular property inspections can help with the situation for the landlord.

“Property inspections should be non-negotiable and should be scheduled both before and after the holiday season,” Ms Parrella said.

n an ideal world this would be a one sentence article.

Don’t spend too much money at Christmas. As we all know though, the world is never that simple, and Christmas is going to be more expensive than other parts of the year.

If like most people, the holiday season is going to be more expensive for you than the rest of the year, we need to develop a strategy to allow for the extra costs over this period.

The best option is to be already prepared. Factor in increased costs for the silly season, and adjust the budget accordingly and already have Christmas savings.

Lots of people have Christmas savers and alike that really assist with this strategy.

Some people do this without even realising.

Buying presents throughout the year, taking out lay-buys

and initiatives like the Chrisco hampers saving plan are all methods of spreading the Christmas cost throughout the year.

Given we are in December for many readers this may be a strategy for next year!

The most common way that the average person deals with the increased spending this time of year is through credit, almost always a credit card.

Although not desirable this may be necessary for many people, and if that is the case for you, all our plans need to be about paying the credit card off as quickly as possible.

The interest rates on credit cards are typically very high, in most cases in the high teens up to the early 20 per cent mark.

The interest costs on even relatively small debts add up quickly making it difficult to repay.

If you have accumulated credit

debt over Christmas, you need to allocate funds from your budget to pay it down ASAP. This may involve making some short term sacrifices in the budget to get back on track.

Ideally once you have paid off this year’s festivities, it is time to start saving for next year’s Christmas to avoid being in the same position next year.

Introducing a vegetable garden into your backyard is another way to help the environment, while saving money on your grocery costs.

When choosing what to grow consider the herbs and vegetables you use most often and what is in season.

W

hen CBD prices surge it’s tempting to look at alternative locations to get into the property market, and I totally agree with looking at your options – go in with eyes open, a real plan or strategy, and make educated decisions.

I’ve seen a number of first home buyers who have been advised (not by me) to purchase properties in other locations with a view to growing their deposit. What I say about this is know what you’re getting out of it. You need to know your exit strategy, the reason you’re doing it — are you expecting growth and to cash it out or saving the extra rent to further your deposit?

Also consider the costs in doing so – you’ll pay stamp duty and legal and loan fees to buy the property and agents fees, legals and sundries to get out.

That’s a lot to make up from the growth or rent bonus you received.

And remember nothing is guaranteed, you could effectively lock yourself out of the local market while you’re holding the other place and you may not get the return you hope.

Be particularly wary of those country towns where prices are so cheap your deposit goes further, it looks like it makes sense.

It can be hard to borrow in these locations – you might need more deposit, but even if you need an extra five or 10 per cent, it’s of a smaller amount – and it can be hard to sell in a short time frame if you need to.

Rather, if you can find a location which has a balanced and diverse economy and where they are building new infrastructure – this could be a more sound investment to suit your goals.

If new infrastructure is being built then likely the big boys with the big money to spend on research have done the work for you and found this to be a growing location.

It may not even be another location you consider, it could be a different property type.

YOUR SPIDER IDENTIFICATION CHART ARMED DEADLY AND DANGEROUS These spiders can be deadly or lead to severe illness In case of bite Sydney Funnel-Web Spider Male up to 25mm (long spinnerets) Ground dwelling so watch for males active in summer and autumn. Venom is highly toxic. Wear shoes in the yard and gloves when gardening. Stand clear.

Apply a pressure bandage, immobilise and get to a hospital fast. Treatment includes antivenom, admission to a critical care area and monitoring for 12-24 hours until all evidence of envenoming has resolved.

Female to 14mm. Male to 3mm.

Builds a web often found under outdoor furniture, logs and rubbish. Look first and wear gloves. Stay clear.

Female to 20mm. Male to 12mm.

Ground dwelling and active in the garden, under bark, rocks but will wander indoors. Can get caught in unattended bedding, clothes or shoes. Look first.

Stand clear.

Pressure bandaging is contraindicated in Red-back spider bites and get to a hospital fast. Treatment may include antivenom depending on severity.

Bites cause pain, and some bites will leave a persistent red mark, associated itchiness and pain or lump lasting up to a week. Current evidence suggests that spider bites are very unlikely to cause necrotic lesions as commonly believed and such cases presenting as suspected spider bites should be thoroughly investigated for other causes.

Play it safe and get to hospital.

POISONOUS AND PAINFUL These spiders can be dangerous, best to avoid contact Mouse Spider

Male to 15mm. Normally not aggressive, ground dwelling spider. Watch for wandering males, which will bite if provoked. Toxic venom and painful bite.

Builds a web and seen commonly around doors, window frames, eves and awnings. Timid but has painful bite, swelling and nausea. Use vacuum to remove and dispose of in plastic bag using gloves.

Pain of discomfort occurs in all spider bites. Rest and elevation. Local application of ice packs and lotions.

Simple analgesics and antihistamines.

In some patients, anaphylactic reactions may occur after insect bites and these may be life threatening.

Get to a hospital fast.

Not aggressive, ground dwelling and often found in the garden
