s a landlord, deciding whether or not to allow your tenants to have pets in your property can be a real worry.

As a landlord, you are in complete control of what animals are allowed to be housed at the property, and your decision can be made on a case-by-case basis.

Terri Scheer Insurance Executive Manager, Carolyn Parrella, said there are both positives and negatives to allowing a pet to be housed in your rental property.

“Making your property petfriendly can have many benefits like improving the profitability of your investment, but it can also be a serious risk to landlords,” she said.

“Pet damage can include soiled carpet, claw marks on walls and damage to exterior fences.”

There are many factors to

consider before accepting the request of the tenant to have a pet, and considering these will help to minimise the impact of potential damage to the property.

Ms Parrella said enforcing a pet policy is a good start.

“Before allowing pets at your property, it’s a good idea to establish a pet agreement between you and your tenant,” she said.

“This is a good risk management strategy where you can outline specific guidelines you would like your tenant to follow.”

Examples of the above include requesting that the pet is housed outside and for the tenant to keep the property free from animal odours, hair and pet waste.

Another point to tick off the list before allowing pets is to include the consequences if a tenant fails to meet their obligations.

Affordability issues in Sydney and Melbourne are creating stresses for homeowners considering an upgrade to a larger family home, according to Angus Raine, Executive Chairman, Raine & Horne. “The national debate seems to be all about first home buyers, and with good reason given climbing real estate values coupled with ongoing housing shortages,” said Mr Raine. “The trouble is that upgrading to a bigger home is not a simple or straightforward transaction either, especially with more empty-nesters in Sydney’s northern and eastern suburbs and Melbourne’s southern and eastern suburbs sitting on larger family homes.” He said empty-nesters are hindering the second home buyer markets in our major capital cities because the costs for them to downsize either to a smaller property or a different location are too prohibitive.

Minister for Innovation and Better Regulation Victor Dominello has announced a public consultation on the use of sunset clauses in off the plan property contracts.

Mr Dominello said the NSW Government was considering reforms to the Conveyancing Act 1919 including: • Allowing only the purchaser to rescind off the plan contracts; and • Requiring a vendor who terminates a contract under a sunset clause, and resells the same unit, to pay damages to the purchaser equal to the difference on the sale price between the two contracts.

“There is growing concern about the way sunset clauses are being used to rescind off the plan contracts,” he said.

Sunset clauses allow either the buyer or the developer to rescind a contract after a certain date.
