With an average kitchen renovation now costing between $18,000 and $25,000, G.J. Gardner Sydney West owner David Hogan said new home builders could save themselves thousands by learning from others’ mistakes and building bigger kitchens.

Research with over 1000 Australians who had built a home in the past 10 years revealed 27.1 per cent wished they’d built a bigger kitchen.

“Kitchens are now considered the hub of the home,” Mr Hogan said.

“If the kitchen is too small, the layout is poorly designed and has a lack of storage space and substandard fittings, this can greatly reduce the number of people who will consider a prop-

erty when it comes time to sell.

The style and functionality of a kitchen set the benchmark for the rest of the property.”

Mr Hogan added that one of the key considerations in kitchen design was maximising its functionality by limiting the amount of walking and reaching you need to do between the cooktop, the sink and the refrigerator.

“This is what kitchen experts refer to as the work triangle,” he said.

“By optimising the work triangle, you create an aesthetically pleasing layout and make the experience in the kitchen much more enjoyable.”

Adequate storage space is critical in a kitchen and one of the hot ticket items in modern kitchens was a butler’s pantry, Mr Hogan advised.

“Including a butler’s pantry

to the side of the kitchen will maximise storage space and help hide bulky appliances like dishwashers,” he said.

“This results in a clutter-free kitchen, which is really important in the open-plan house design that is so popular these days.”

Well-designed cooking appliances are also part of the resale equation with customers wanting state-of-the-art appliances in their new kitchens.

“Shows like ‘MasterChef’ and ‘My Kitchen Rules’ have spawned a movement in at-home cooking that demands good quality products,” Mr Hogan said.

Mr Hogan added at least 10 per cent of the building budget should be dedicated to the kitchen to maximise overall house value.

So if you’re thinking of building, don’t forget to prioritise the kitchen design!

Planning For The Future “Market volatility increases around these events”

T

he financial markets are notoriously difficult to predict in the short term.

One of the reasons for this is that markets often react irrationally to world events and send the market shooting either up or down based almost purely on emotion.

Over the last 12 months we have had some huge world events, many of which were unexpected; President Trump, Brexit and the atrocities in Syria headline an interesting year.

Although this past year was more eventful than most, history has shown that we can expect the unexpected, and there will in most likelihood be a number of significant events in 2017 as well.

When each of these events has occurred we usually see the market move dramatically.

Sometimes it crashes, other times it surges.

Either way the market volatility increases around these events.

If we sit back and take emotion out of the process it is clear that the market has overreacted in a lot of circumstances.

When Brexit occurred, we saw initially the Australian markets fall dramatically, about three per cent from memory. A week or so later the markets returned to roughly where they were prior to the referendum.

If you look at shares as what they are and investment in the underlying company and assess the effect of the event on that company, is for example the Commonwealth bank immediately worth three per cent less because of the Brexit vote? Probably not.

The fact that the markets returned to their previous position so quickly confirms that the initial sell off was an emotion based reaction.

The fact that the market fell three per cent and returned almost immediately means that investors who sold their shares or managed funds (possibly by switching to a safer option) at that time have in effect sold for three per cent less than they could have received a week or so either side of when they sold. If they buy back into the market once they have cooled down, they have turned what would have been a paper neutral position into a cash flow loss.

The key to successful investing is buy a diversified portfolio of quality shares based on their long term ability to turn a profit and ignore the ups and downs of the share market.

When investing in the share market it is important to stick to your long term strategy and be aware that there will be a number of peaks and troughs.

The Broker’s View “You’ll need a holding deposit to secure the block”

B

uying land and building a home in NSW follows the following rough schedule and here’s what you can expect to pay as you’re building.

Let’s start with when you find the right block for you: • Holding deposit to secure the block, either a flat fee – say $1000, or 0.25 per cent of the purchase price. Once you’ve paid this get the contract over to a broker and they’ll get full approval in place before you pay anything else.

• Balance of the five or 10 per cent deposit and what we call “exchange”, generally five to 10 days after you sign the contract – and not before you have full loan approval!

• Builder initial deposit (usually $500) to create initial tender and may also cover a site inspection – fixed price

site costs and tender are very important!

• Further deposit. Up to $5,000 to have the contract drawn up and professional plans done.

• Council fees can crop up, DA (development approval) inspection and lodgement fees etc. These shouldn’t be more than $1,000 in total but can vary from council to council and your builder will have a really good idea of what you’re in for here if they’re building a lot in the area.

• Knock down and rebuild can incur extra fees – let’s talk about this separately, stuff like disconnecting gas mains etc. Just allow maybe an extra $1,000 – $3,000, if you don’t need to spend it – well and good.

• Balance of the five per cent build deposit when you accept the contract.

And then we move over onto the regular progress payment schedule as per the contract.

Once you settle on the land you’ll start paying interest only repayments for any loan you have for the land.

You’ll also be responsible for any land rates as they come due.

Once you start the build you may have to pay for temporary power and water to be connected, in most cases this isn’t a lot and in new estates the builder will probably have it in their tender.

Interest on progress payments on the building loan. Like the land loan you start making ‘interest only’ payments on the outstanding balance as you make each progress payment on the loan – progress payments are invoices the builder sends at each stage of the build – the interest bill grows as the build progresses until you’re all finished.

Kitchen tips and tricks No egg shells! Cracking an egg and getting too much of the shell in the bowl? Struggling to get the shell out?

Try wetting your hands with water first, and then try to get the bits of shell out. You’ll be amazed at how well the shell sticks to your wet fingers.

Peel a garlic easier: Peeling a garlic isn’t fun, but there’s a simpler way! Get two bowls the same size, put your head of garlic in one of the bowls, then put the other bowl on top to create a closed container. Shake the bowls really hard for 30 seconds, open them up, and see the amazing results!

Get those jars undone: Struggling to get the lid off a jar? If you don’t have one of those nifty products that gets the lid off, try using a bottle opener instead. As you use the bottle opener, you’ll hear a ‘pop’ and will then be able to remove the lid easier.

A great choice when it comes to ground cover is carpobrotus glaucescens, a succulent with a striking pink flower similar to a daisy.

If you’d prefer a more structured look to your garden try bottlebrushes as a screen.

To finish off your native garden consider ajuga australis for a ground cover.

It’s dense-growing, highly durable, can be found in most Australian states and has a pretty deep blue or purple flower during the warmer months.

Use dental floss to cut cakes: Yep, you read it right.

If you want to cut a cake into perfect slices and find a knife is just too messy, try using dental floss. You’ll be amazed at how well it cuts through.

Egg check: Put an egg in a bowl of water before you crack it. If it floats, the egg is off. Don’t eat it!
