eveloper Legacy Property kick-started activity in the local property market last weekend with the release of 55 lots in the new community at Caddens Hill. land packages, including double storey, four and five bedroom homes priced from $835,925. “The market continues to tell us that most buyers just want land, but we’ve included some house and land packages for people who need the certainty of an ‘all-in cost’.” For these buyers, Legacy Property has partnered with some of Australia’s leading builders including Burbank, Bellriver, Eden Brae, Icon and Rawson Homes. “One of the things that makes Caddens Hill so appealing is that it’s surrounded by existing infrastructure, housing and services, including several well established schools – you just don’t get that in a lot of new communities,” Mr Hyder said. Caddens Hill is part of the Penrith Local Government Area

and its elevated site offers views to the Blue Mountains. The new community is adjacent to the Western Sydney University and TAFE, close to the Nepean Health Precinct and just a sevenminute drive from Penrith’s city centre. It is also well placed to take advantage of the future Western Sydney Employment Lands and Western Sydney Airport, Mr Hyder said. “We also know that the Federal Government is investing heavily in Sydney’s west,” he said. “This will mean improved infrastructure and transport links, more services and job opportunities.” Caddens Hill will be delivered over six stages and is due to be completed by late 2019. A

s far as I’m concerned, the aim of building wealth is to be able to provide us with a lifestyle that we choose both now and into the future. The recent property boom has seen many everyday people accumulate significant wealth. Unfortunately this is not transferring to an increase in lifestyle opportunities. I met with a client this week that had benefitted from the recent property boom and had managed to accumulate approximately $1 million in equity in her investment properties. She also owned her own place unencumbered. Despite building enough wealth to easily meet all her financial goals, she was living very miserly and was unable to do a number of things due to lack of cash flow. In fact she was living week to week and was feeling some financial stress.

Furthermore even minor events, such as maintenance to any property, an interest rate rise or a week or so without rent would place the client into a position that they would have insufficient funds to meet even basic living requirements. This served as a reminder that the aim of financial planning isn’t to make as much money as you can, it is to utilise your income and assets in an effective way to achieve your financial goals. This client, despite being a millionaire, was not able to maintain a lifestyle that befitted this wealth. The client was certainly well placed to have sufficient wealth to meet her goals in retirement; in fact calculations indicated that she would likely have enough funds to have more than twice the income she had now. This is an imbalance that makes little sense. By releasing some equity in

her properties she was able to significantly improve her current disposable income, and would in all likelihood have more than enough to maintain her lifestyle in retirement. Retaining all the investment properties would most likely result in making her more money over the next 15 years; however it would also result in the client barely making ends meet and unable to afford many of her goals, despite having substantial wealth. The balancing of the financial needs of today and tomorrow is a common conversation in financial planning. Most times it is encouraging our clients to have an eye to the future not just the here and now. In the case of the asset rich like this client, we had the reverse conversation, we were prepared for the future, but at the expense of their current lifestyle.

The Broker’s View “Most lenders will still lend you up to 90 to 95 per cent of the value”

L

enders use a term called LVR – loan to value ratio – which represents your loan as a percentage of the security property value. We’re usually familiar with the rule that a 20 per cent deposit (or an 80 per cent loan) is preferred – there’s a nice buffer in there for the bank should anything go wrong and in most cases under 80 per cent we don’t have to ‘mortgage insure’ the loans. Remember mortgage insurance is a policy that is taken out by the lender to protect THEM if you are unable to make your repayments, even though you pay for the insurance. Most lenders will still lend you up to 90 – 95 per cent of the value of most securities (with a hefty mortgage insurance premium). But there are instances when they won’t, for example if the property is a little unusual, or

overly large, or in a location where property doesn’t sell as quickly. The driver behind all of it is “prudent lending”, ie a property which both you or they could sell very quickly if it ever becomes an issue. So that really unusual home may not be as favourable to a lender as it is to you. Where this also comes into play, as per the above, is regional or country locations where property is always slower to move, or very large lots or very expensive homes – again because there are fewer buyers who are able / want to buy those properties. A reduced pool of potential future purchasers creates an obvious issue. Inner city locations and high rise buildings can be an issue because really any time you drive past these really large developments there’s always a number of prop-

erties for sale within them, and this means more competition and extended selling time for either you or the lender. Some lenders are now also imposing new ratios in particular metro suburbs which we haven’t seen before. This reflects sometimes issues that they are having in that suburb – or potential over exposure – the lender already has too many loans in that suburb or that development. What does this mean for you? For one thing it’s ideal to have as much deposit together as you possibly can; for your own home you may still consider the location you absolutely have your heart set on – but for an investment perhaps it’s a little bit of wisdom that can help you with your investment strategy.
