Last week we started looking at commercial/industrial properties, which can be a great way to diversify your investments. Compared to residential properties though, banks and other lenders will generally provide a lower amount of finance secured by this type of property – the all-important Loan to Valuation Ratio (LVR). For the majority of residential properties, a bank will be prepared to provide a loan of 80 per cent of the value of the property (without any Lender’s Mortgage Insurance). Generally, for commercial/industrial properties that are considered standard, lenders will provide up to 70 per cent of the value of the property being purchased. This is a very general statement though as there are many factors which will determine the LVR. Specialised properties that have been designed and built for a specific purpose to suit only a limited number of tenants are likely to be provided with a lower LVR. That means the owner needs to provide a higher contribution towards the property purchase – effectively taking more of the risk. For example, Stacey is considering buying an industrial unit in a busy complex for $500,000. The

complex is in a well sought-after area and the unit itself is a standard concrete slab building which would be suitable for many types of business. The bank considers this to be a standard property and agrees to lend $350,000 to Stacey to buy the unit – a 70 per cent LVR. Stacey would need to provide $150,000 towards the purchase

While stamp duty costs will be the same as for a residential property (about $18,000), the other costs could be over $5,000. Some costs will be high, but you need to consider the length of the investment.
