igh-rise residential and retail precinct Thornton Central’s current stages are sold out.

Planning For The Future “Not surprisingly, most new year’s resolutions fail”

W

ith the new year upon us, millions of people around the world make their resolutions, and hope and plan to stick with them throughout the year.

A recent survey indicated that 15 per cent of new year’s resolutions are financial goals.

Not surprisingly, most resolutions fail.

Two key reasons for this are, we often set ourselves overly optimistic goals that are in reality difficult to achieve and, often our goals are vague with no plan on how to achieve them.

The top three financial new year’s resolutions set in Australia are; saving more, spending less, and reducing debt. While these are great in theory, they are too broad and don’t focus on the small and simple ways to achieve these goals.

Turning vague broad concepts into SMART goals will significantly increase the chance of being successful. SMART goals are Specific, Measurable, Achievable, Relevant and Timely. Instead of saving more, a SMART goal would be to save $100 per week.

These goals are further enhanced if we can identify why we are saving the money. Is it for a house deposit, a holiday, kid’s education or retirement?

There are some excellent habits that assist in achieving these goals.

Keep a track of your spending That way you are able decipher between your essential and discretionary monthly expenses and pinpoint areas where you can reduce spending, increase savings or decrease debt.

Save First Once you have identified how much you can save, put that

money aside. Better still, also separate out all non-discretionary spending (money for bills), the remainder is for you to spend.

Pay off your credit card debt Credit card debt is a millstone around our neck.

Interest rates are very high, normally around 20 per cent.

If you have any additional funds, they should initially be used to repay credit card debt.

You won’t receive a return anywhere near 20 per cent without significant risk. Once you have paid off your credit card you will significantly increase your disposable income.

The new year is a great time to reassess your financial situation.

When you do so, go one step further than a vague resolution, create a SMART goal and put a plan in place to achieve it.

Based on dwelling prices during November 2016, the typical Stamp Duty bill nationally is $19,975 which is an increase of 7.4 per cent on a year earlier.

The average Stamp Duty bill is currently highest in Victoria ($28,538), followed by NSW ($24,965) and the Northern Territory in third place ($20,805).

The Stamp Duty bill on the purchase of a median-priced home is $17,960 in the ACT, $15,830 in South Australia and $15,390 in Western Australia. Queensland remains the state with the lowest Stamp Duty for a typical purchase ($6,825).

he latest edition of the HIA Stamp Duty Watch report has revealed that Stamp Duty is now costing the typical Australian family over $1,200 in additional mortgage repayments each year – $100 every month.

“The burden of Stamp Duty has grown much heavier during 2016, with strong dwelling price growth translating into disproportionately larger hikes in the Stamp Duty bill for homebuyers,” explained HIA Senior Economist, Shane Garrett.

“Stamp Duty is now setting ordinary homebuyers back by an average of $19,975. This eats up home purchase deposits and forces families to take on much larger mortgages, with total loan

What is negative and positive gearing?

Q

uite simply, negative gearing is when the costs of your investment exceed the income in that financial year – when talking about property what this means is the rent, rates, management fees, repairs and maintenance, insurance and any other costs of owning the property are more than the rent you’ve received in that year.

Under current tax legislation you’re allowed to claim this shortfall against your income to receive a tax break – but keep in mind, you only get back the tax on that dollar spent, not the whole dollar, so ideally we would prefer a situation where the property doesn’t cost us anything at all, negative gearing is just a small benefit to help you grow your wealth and fund affordable housing for those who want or need to rent.

Most investors who take on

negatively geared property do so in the hope that the growth in value will make up for their losses along the way.

What is positive gearing?

Positive gearing is the opposite state, so simply the rent exceeds the costs of running the property.

Where interest rates are low and rents are high positively geared properties – which used to be hard to find – are much more common now.

Any rent you receive after your costs is of course taxable income and goes onto your tax return – but remember you still keep more than you pay out in tax so it’s still a win.

Right in the middle is neutral gearing, where the costs and the income are more or less equal.

But have you heard of negatively geared, positive cashflow property? It exists. Typically a property which makes a loss in

terms of real costs (expenses out vs income in) and after tax breaks actually returns income.

A perfect example is a new property where we are able to claim depreciation which provides additional tax breaks and puts money back in our pockets.

Or where there’s a government incentive for buying that type of property like the affordable housing schemes.
