Students could I be the answer

f you’re looking for a unique and lucrative investment opportunity, Terri Scheer Insurance suggests attracting international students to be your tenants.

Executive Manager, Carolyn Parrella (pictured), said apartments, in particular those close to universities, public transport and amenities, were highly sought after by international students.

“This can present a unique opportunity for property investors with international students driving demand for affordable student accommodation,” she said.

“Landlords will often rent each room in the rental property to a student tenant.

“For example, if the property has four bedrooms and you rent each room out for $200, you’re then looking at $800 in rental income per week for one investment property.”

There are a number of things to consider when targeting international students as tenants.

These things include furnishing your property, carefully considering the length of the lease agreement, and making a clear rental agreement and insurance policy.

“International students travel a long way from home to carry out their university studies and want somewhere to live that is equipped to suit their needs,” Ms Parrella said in terms of furnishing your property.

“Landlords should also carefully consider the length of the lease they offer tenants as international students may only require accommodation during the university calendar year with semester breaks in between.”

Ms Parrella said the rental agreement should clearly state all the inclusions and set out how disputes relating to those inclusions will be resolved.

Planning For The Future “SMART goals are the most effective blueprint to financial success”

A

t the beginning of the new year it is a tradition to set out a list of new year’s resolutions that although well intentioned are normally forgotten by February, amongst these resolutions many people include quite a few financial goals.

My experience is that many of these financial aspirations fall over as they remain abstract and vague. I’ve constantly heard people say things like ‘I’m going to be better with my money’ or ‘I’m going to get ahead financially’.

Although these goals make sense, they amount to not much more than rhetoric, they don’t aim to achieve anything specific, nor do they have an end point.

Many of you may have heard of SMART goals (Specific, Measurable, Achievable, Realistic and Timely), and these SMART goals are also the most effective blueprint to financial success.

The core of Financial Planning is assisting a client develop these goals and set an action plan to achieve these goals, all the technical and strategic tools we use are nothing more than tools to assist in the client efficiently achieving these goals.

The identifying of goals is in many ways the most interesting part of the job, and achieving a client’s goal is the most rewarding.

We normally break down the goals into short and long term, as well as broad and specific, creating four quadrants for the goals to sit.

A specific goal might be something like save $40,000 for a deposit for a house over the next five years, or a more immediate goal of pay off my credit card over the next six months. A broad goal might be something like save $5000 a year to build wealth for the long term.

These more specific goals with time frames are far easier to develop and action plans that are designed to bring these goals into fruition. The example above saving for the house deposit, forgetting investment returns, if we save $8000 a year for the next five years we have sufficient funds to achieve this goal. This equates to $160 a week, if we are able to identify where this money can be saved or redirected, and instead allocate this money to the specific goal. Once we put this savings plan into place, we can then track the progress and work towards achieving this goal.

In the case above the strategy is simple, but the success is driven by identifying what the client wants to achieve and putting steps in place to achieve it.

The next step is to look at those new year’s resolutions and turn them into SMART goals and put a plan in place to achieve them!

“It’s the ideal time to start planning new produce to grow and

sow seeds to keep a fresh supply of delicious veggies and herbs at your fingertips, whether you grow them on a balcony or large outdoor space,” Ms Thomas said.

“If you’re taking a trip over the summer, help keep flowers blooming and fruit and veggies healthy by applying mulch on top of pots and garden beds to reduce moisture loss from the soil.”

Ms Thomas has suggestions for veggies and herbs as well as fruit and citrus plants.

“If you’re growing tomatoes, sow further crops to extend the fruiting season well into autumn,” she said.

“Any tall seedlings are fine to plant in a deep hole, leaving the top 20 to 25 centimetres out of the soil.”

Ms Thomas suggests to add quick growing silverbeet to your veggie patch to produce a vitamin rich leafy green that’s the perfect home-grown addition to salads.

“With fruit and citrus plants, don’t forget to remove any fallen fruit to deter fruit fly infestations,” she said.

“Also, to promote flowering and delicious juicy fruit, mulch strawberries and other berries with sugar cane or pea straw to keep roots cool during summer and ensure a steady supply of water.”

If you’re looking to strike cuttings, summer is the perfect time to do so.
