he number of ‘knock down rebuilds’ in western Sydney is expected to soar ahead of the development of a new airport.

Jeff Dennis, from Penrith based Better Built Homes, said the new airport at Badgerys Creek and surrounding infrastructure will encourage people to seek quality long-term homes in the area.

“The enormous amount of new infrastructure associated with the development of the new airport and overall planning for western Sydney is going to see increased demand for quality housing,” he said.

“Knock down rebuild (KDR) projects are going to play an important part in meeting that demand.”

He said KDRs are a great solution for families who like living where they are, but renovating their

home is seen as an ad hoc solution.

“Many of the older homes in Sydney’s west are in well established suburbs close to schools, shops, transport, parks and other amenities and you may have a network of friends and neighbours close by. So replacing the old home with a new one makes a lot of sense,” he said.

“There are also home buyers who want to live in a particular area to be close to relatives or their work place, who will look for an older house to buy with the idea of replacing it with a new one.”

Older homes will also be knocked down to make way for apartment buildings, as investors begin to take advantage of western Sydney’s future potential.

In Penrith Council’s 2016 End of Term report, Council’s General Manager Alan Stoneham said more than $1 billion of investment

was made in the Penrith area over just 12 months.

“A marked upswing in applications for apartments, units and town houses reflects a growing demand for inner-city style living and mirrors Council’s commitment to providing housing diversity for our current and future residents... Penrith is evolving...” he said.

Mr Dennis added that for knockdown rebuilds to be successful and approved by Council, they require a team of highly-skilled builders.

“Because you are normally tackling a KDR in an established area, there are issues such as access, shadowing and privacy that must be addressed and it is important to get it right when dealing with councils,” he said.

First of all, he said it’s crucial to make sure you properly visualise what you want.

“Everyone works differently in the kitchen, so it’s important you know how to use your kitchen,” he said.

While sticking within your budget, he recommended to get the best quality items you can.

“While appliances are personal preferences, good quality appliances can make the use of your kitchen that much easier and satisfying once completed,” he said.

“Good quality hardware such as drawer runners and hinges are also extremely important, as they’re used every single moment you use your kitchen.”

The winner will be announced at the J&L Kitchens showroom on Tuesday, November 22 at 6pm and will be featured on the front page of The Western Weekender on Friday, November 25.

But overall, he said most importantly, a good kitchen designer will help you work through all the confusion.

ome of my proudest moments are when the conversation starts with “I don’t think I can do anything at all” and with our guidance, they do.

I preface this by saying I can’t fix everything but there are circumstances where access to multiple lenders and knowledge of a variety of credit policies gives a much greater chance of success.

To illustrate I have a whole section on my blog titled, “You have almost no chance of being approved if you walk in the door of your local bank”.

Example one: A lovely young professional lady starts the conversation with, “I’ve had credit issues in the past”, 10 years ago she got in trouble with a credit card – she paid it off and didn’t take the advice to “just go bankrupt” (please be aware that bankruptcy will affect you potentially for the rest of your life).

Today, with good history, a great asset position, strong and stable employment and a really good story put together to explain the hiccup, she was approved.

I have no doubt if she had walked in off the street without the professional backing she would have walked away unhappy, bank staff are often under resourced with high targets, it’s not their fault they don’t have time to fully investigate a solution.

Example 2: A lovely bachelor has been caring for an ailing parent. This one has to do with income and assets (what we call a balance sheet), this absolutely gorgeous gent has spent considerable time looking after his dad instead of building his assets and has reduced hours and income. Doing online calculators which use average income and expenses can be disheartening.

Knowing which lenders will allow him to sensibly stretch his income and particularly the shift allowances which make up a bulk of his income, and mindful of the repayments which will be cheaper than any rent he could pay, we have an approval which allows him to buy his family home where he has lived for 20+ years.
