ohnson Property Group has received DA approval for the upgrade of Punt Road and associated boat trailer parking facilities on the boundary of its Vermont Estate in Pitt Town, approximately 30 minutes north of Penrith.

“We expect the upgrade to Punt Road and the associated car parking facilities to be completed by late 2016.”

It is expected that the upgrade will attract significant interest in Vermont’s fourth stage which comprises four unique, elevated lots, ranging in size from 7,578 to 30,800sqm.

Planning For The Future “The TTR is still an effective strategy, but has been somewhat limited”

T

he Federal Budget included significant changes to the superannuation system.

Here are some of the more publicised changes and the possible implications.

Limit of contribution levels A life-time Non-Concessional contribution (after tax) limit of $500,000 has been introduced; this includes all contributions made since July 1, 2007. This replaces the current yearly limit of $180,000 per annum that also allowed for a two year “bring forward” provision. This will reduce the capacity to build assets outside the superannuation system and make contributions once nearing retirement.

The concessional limit has been capped at $25,000 per annum; currently the limit is $30,000 and $35,000 for those over 50. This will affect those nearing retire-

ment trying to accelerate savings by contributing heavily. It also limits the extent we can use the TTR strategy.

These limits are further complicated, unused contribution cap can be used in later years for those with superannuation balances under $500,000. It seems that the unused caps will be measured on a rolling five year basis.

These limits are indexed, and the life-time limit will be measured as a percentage.

High earners increase in contribution tax Those earning more than $250,000 per annum will pay 30 per cent contributions tax, instead of 15 per cent. This was previously for those earning more than $300,000.

Removal of work test The work test will no longer be relevant for contributions, those under age 75 will be able to make

contributions whether or not they are working. This allows greater flexibility in making contributions to super.

Taxation of TTR (NCAP) Pensions Currently earnings on Transition to Retirement Pensions are tax free, they will now be taxed the same as superannuation savings; 10 per cent of Capital gains or 15 per cent on income.

This reduces the attractiveness of Transition to Retirement strategies. The income swap strategy benefit is now limited to the tax savings from increased concessional contributions. The TTR is still an effective strategy, but has been somewhat limited with these changes.

Other changes There are also some other changes in relation to spouse contributions and personal deductions for the self-employed.

How do I qualify for a home loan?

hile lending is a fast pace, rapidly changing world with new policies and products released constantly the basics remain the same – lenders are looking for character, capacity and collateral.

Character Your lender is looking for a good credit history, in Australia we are moving from a “negative reporting” regime, where you are reported for negative behaviour only – to a regime where positive repayment history is also reported, and negative behaviour in far greater detail.

he right rug can really make a room. Rugs come in all shapes and sizes and colour choice is almost endless. Different fabrics are also used, which when you consider all these factors, a rug can really personalise your space or give it a distinct theme or feel.

And they don’t have to just go on the floor!

Use rugs to complement seasonality Using rugs in particular colour and texture combinations can help give a room a definite seasonal feel. Warm, inviting, thick rugs for the cooler months or light, pastel or perhaps floral patterned for a spring/summer feel.

Use rugs to define areas Use a rug to define or separate areas, such as seating or dining areas, and foyers. This is especially useful in studio apartments,

or larger rooms that need definition.

Create variety You can use rugs to create variety in a space. When you use two rugs in a room, be aware that same sized rugs can visually cut the room in two. Use different sized rugs to create a sense of variety.

Get ideas for a colour scheme Use a favourite rug as the basis of the colour scheme in a room. On the other hand, if you add it after you have your furniture in place, you can use the rug to accent or tie in your existing colours.

Control the volume Use a rug to visually quieten a room or turn up the volume as needed. If your upholstery or wallpaper has an ornate pattern, choose a rug that is more subtle.

Dress up a wall Use a rug as a wall hanging for another way to display a rug, or to create a focal point.

Play around with shapes Don’t assume that a rug has to be a rectangle. Let the way you group your furniture dictate the shape of your rug. Try figuring out which shape would look best, and then go with a square, round or oval shape if that seems to complement your furniture arrangement better than a rectangular one.

Make sure to get the right size When you buy a room size rug, leave about a metre from the length and width of the room.

Leaving the floor bare at the edges makes the room look a little larger.

When laying a rug under your dining table, leave at least 60cms of rug from the edge of the table out on all sides. This is the best option taking chairs into account.

Is it time to renovate your bathroom?

hen taking on a project like a bathroom renovation you can generally

go two ways.

You can renovate yourself or hire a professional to do all the work.

When doing the renovation yourself some of the things you should take into consideration are: Room design – decide where you want to place your items, remembering that the toilet is the most costly to relocate if needed.

Walls – is there asbestos involved? If so, you will need a professional to remove it.

Bricks may require wall chasing, if you are changing things around.

What’s behind the walls are the pipes, galvanized steel, copper or one of the many plastics available now.

Are the electrical cables to the correct standard?

Has the timber started to rot out?

Have you another toilet or shower you can use, if not you may need to look at hiring a portable shower/toilet.

Then of course you need to pick your tiles, toilets, basins and tap ware.

When ordering your toilet make sure the outlet will line up with your existing drainage.

Otherwise you will have to divert the drainage which can be quite costly especially if the tiling has been completed.

You can do some of the physical work yourself except where it comes to plumbing, electrical or major structural work where you will need to hire the appropriate tradesperson.

In doing so firstly check their licenses on the fair trading website at www.fairtrading.nsw.gov.au.

Otherwise you can hire a bathroom renovation company that

takes care of the lot. And then you don’t have to lift a finger!

See how long they have been trading for and if they are local, have they done any bathrooms in the area.

A good company will be able to provide all the trades required for your bathroom renovation.

Of course check their license and try to get at least two quotes.

Make sure you explain exactly what you want, even a sketch of what you would like, with some brochures of bathroom fixtures to help to stop any confusion Renovating a bathroom is no easy task but given we spend so much time in there, it’s always a good idea.

Make sure you do your research and answer all the questions you need to before you begin.

So many options when it comes to painting

ince there is so much to choose from when it comes to painting, it could be quite difficult for you to come up with ideas on how you could creatively paint your house. Considering that, here are some tips and details you might consider taking a look at when tackling that next painting project.

Think of a theme One approach that you could take when painting your house is to think of a theme, which if you like it, you can have all walls and colours in your house jive together.

However, you have to be careful when doing this. Having too many colours that are either too bright or too dark could be stressful, and could look ugly too. When doing this, it is advised that you seek the help of an expert.

Artwork on the walls If you really want, you can actually have creative designs on your wall. If you are the artsy type, you can do this yourself but if you are not, some professional painters and interior designers would actually offer this service. Just be careful not to overdo it.
