Planning For The Future “This is the answer for many people who simply can’t afford insurance”

n my experience a lot of people acknowledge that income protection and life insurance are important, but many simply do not have the cash flow to pay for the premiums. One option to get around this is to use superannuation to fund the cost of insurance.

The superannuation rules allow for insurance premiums to be paid from your superannuation funds and in fact many funds offer a level of cover as a standard feature. This is the answer for many people who would like life and income protection insurance, but simply can’t afford it.

Recent developments have seen you able to tailor your insurance cover to your needs, with the insurance provider suited to your situation and simply using a super rollover to pay for the cover, without having to change your superannuation fund. This has really opened the door to have both the

appropriate super and insurance without having the choice of one affect the other.

Paying premiums through super for life insurance and TPD also has the benefit of being tax deductible.

There are some consequences of having your cover through superannuation. Most notably the insurance cover must be in line with SIS act rules of release; these are stricter than most insurance policies for TPD and income protection. There are also taxation issues, especially if the beneficiary is not a dependant according to the SIS act.

There are some options in relation the rules of release, where most insurance companies offer options to pay a percentage of the premium outside super in order to get all the benefits of the insurance policy and not be restricted by the SIS rules.

Although there are some added

complexities with holding insurances inside super and having premiums paid with superannuation funds, an advisor can help you understand these and tailor your cover to suit , and it in many cases will allow many to have the insurance cover they require, that otherwise would not be possible.

The big question: Keep or sell?

o, you have outgrown your lovely home and you’re ready to upgrade to the new mansion.

There is an overriding rule in property, “never, never sell”, and if you look back on any property you’ve owned you’ll see why, but does it make sense in your current circumstances? What should you do – sell or keep your first home?

The answer lies in a number of factors and carefully talking through your options with your advisers, as the answer is different for each person.

If you have worked hard to pay off the loan on your old home – and you need to borrow to buy your new home – your new home loan will obviously be larger, as will your new repayments. Of course, you’ll also have a rental income from the old home which is probably subject to tax. It’s not a complicated exercise to work out the numbers in this scenario

and in most instances I find that it’s cheaper per month to sell your home and reduce your home loan – and even consider investing elsewhere. But do the math.

You may not want to sell, however, for a number of reasons – sentimental or financial. Is the area growing? An area you would want to return to? A great rental return? Potential for future development?

Capital gains tax may also be a consideration – your family home is usually not subject to capital gains tax, but once it’s an investment property the rules change.

If you do plan on keeping the home make sure you discuss and record its current value with your accountant so that the growth that is subject to capital gains tax is quarantined from any price increase that occurred while you still lived there.

Your final consideration will be the raw numbers – can you afford

to manage the repayments now and if you have no tenant for a while or if interest rates increase?

There is no point in crippling your lifestyle and risking the lot, especially if the reasons are mainly sentimental.
