reparing to build a house is never easy, particularly when it comes to selecting the land.

The kind of land you purchase can make a big difference to the overall cost of building your home, as well as the design.

Location is definitely important and one thing that people think most about, but Better Built Homes Sales Manager, Jeff Dennis, says there’s more to it.

“The first thing we advise people of is to look for land that is as flat as possible with a minimum slope to avoid extra site costs,” he said.

“If you’re not sure, ask for the slope measurement. Also, the clearer the land, the better.

“Look for land that is as clear as possible – free from rocks, trees and scrub.”

The better blocks might be more expensive but the cheaper blocks could cost you more in the long run due to site costs, Mr Dennis advised.

“If your land requires clearing, requires Council approval to remove trees, has difficult access or lack of services it will cause delays which can be very expensive,” he said.

“Always check what services are available – it’s important that water is connected and that other services are connected or at least nearby.”

Mr Dennis added not to overlook your land contract.

“It’s also important to go through the land contract carefully and be aware of the applying conditions,” he said.

“Also check for easements; these

are usually for drainage, power or telephone connections and have to be kept clear.”

It’s important not to get overwhelmed when looking for your dream piece of land, Mr Dennis said.

“It’s a lot to check before you buy your land but it could easily save you a lot of time, money and heartache in the long run,” he said.

Mr Dennis says you should make use of your network.

“Use the expertise of your solicitor and conveyancer to make sure the land is not going to cause you or your builder trouble when you go to build the home of your choice,” he said.

Planning For The Future “The first step is to identify the cost of your home”

P

urchasing your first home can seem so far away, but a financial planner can help you achieve your goal by establishing processes to keep you disciplined and consistent and work towards your goal.

The first step is to identify the cost of your home, it is important not to over extend. It is best to identify what you would like to pay in repayments each month and work backwards to determine how much that repayment translates to in total borrowings; this should be your upper limit.

Once you have identified what your mortgage payment will be each month, we compare this to your current housing costs; this should be less than your repayments for your home.

Future Financial Services call this difference the mortgage savings gap.

This mortgage savings gap is used to save for your deposit and legal costs.

The theory behind this is clear, if you want a home, you will have to be making these payments shortly, so if you can’t afford to put this money aside now, you won’t be able to when you purchase your home.

The plan is simple, set up a low risk investment, ideally a cash management trust or another fixed interest investment and each month contribute the mortgage savings gap into this investment. This will create the habit of making the mortgage payment once you buy your home, and will show excellent savings history to the lenders when you are trying to get finance and most importantly build funds for your deposit and legal costs.

In addition to the mortgage savings gap, many couples are

able and prepared to make some short term changes to their lifestyle to save for a house, changes they are happy to make for the short term to achieve their goal, but not for the length of the loan.

Some people are willing to sacrifice the occasional dinner at a restaurant or their annual holiday.

We call these fast track savings, the amount people will be able to fast track is harder to pinpoint.

Some people have lots of “fat” in the budget they are prepared to temporarily cut out, others do not.

The final area for saving is the “ongoing surplus”, the money that will be left over after a client makes their mortgage payment (or current housing costs plus the mortgage savings gap) with their normal lifestyle.

Not everyone has this gap, but we encourage clients to save these excess funds as well.

opefully you had a blissful festive season enjoying time with family and friends and your favourite activities.

I’ve been in Melbourne which, as many know, is the self proclaimed good capital of Australia and I can assure you I’m feeling the after effects of every single fantastic meal my kids and I enjoyed while in town.

For you, I’m hoping you have the same kind of ‘hangover’ and not a financial one.

Did you manage to score a necessary bargain in the January sales – or did you avoid them altogether?

If you do find; when the credit card statement rolls in, that you have overspent – what are you planning to do about it?

Do you have reserves put aside to cover?

Will you tighten the belt and knock it down?

Can you have a bit of a cathartic clean up and sell a thing or two on eBay or gumtree?

I think this option is great for the wallet and great for the soul too, I know it’s all over my Facebook feed as many of my friends do just this.

Failing this, of course, I implore you to not let it get on top of you, if you need help doing a financial review or a refinance there are loads of great brokers locally (ahem) who can help you get this sorted out and will give you a structured goal to knock it down faster than you can at a 17 per cent pa interest rate.

The next thing to do of course is set some new financial goals and set them in motion.

This could be a savings plan for next Christmas, a holiday or something bigger.

Starting sooner while we’re all refreshed and bright and full of determination for the year is absolutely the best time to start – right?

We’re seeing popular trends from the tail end of 2016 continue with building a new home being top of the list in our office, and plenty of people upgrading and investing.

And of course the end of year run out sales on cars are attracting people to refinance and upgrade their car too.

Everyone has some sort of financial goal that they set for the year ahead, but a lot of the time it makes sense to speak to an expert so you can make sure you’re on the right track to achieving them.

So on that note it’s business as usual and I look forward to sharing many more financial tips and educational pieces with you in the coming weeks.

YOUR SPIDER IDENTIFICATION CHART ARMED DEADLY AND DANGEROUS These spiders can be deadly or lead to severe illness In case of bite Sydney Funnel-Web Spider Male up to 25mm (long spinnerets) Ground dwelling so watch for males active in summer and autumn. Venom is highly toxic. Wear shoes in the yard and gloves when gardening. Stand clear.

Apply a pressure bandage, immobilise and get to a hospital fast. Treatment includes antivenom, admission to a critical care area and monitoring for 12-24 hours until all evidence of envenoming has resolved.

Red-Back Spider

In case of bite

Female to 14mm. Male to 3mm.

Builds a web often found under outdoor furniture, logs and rubbish. Look first and wear gloves. Stay clear.

Pressure bandaging is contraindicated in Red-back spider bites and get to a hospital fast. Treatment may include antivenom depending on severity.

White-Tail Spider

In case of bite

Female to 20mm. Male to 12mm.

Ground dwelling and active in the garden, under bark, rocks but will wander indoors. Can get caught in unattended bedding, clothes or shoes. Look first.

Stand clear.

Bites cause pain, and some bites will leave a persistent red mark, associated itchiness and pain or lump lasting up to a week. Current evidence suggests that spider bites are very unlikely to cause necrotic lesions as commonly believed and such cases presenting as suspected spider bites should be thoroughly investigated for other causes.

Play it safe and get to hospital.

POISONOUS AND PAINFUL These spiders can be dangerous, best to avoid contact Mouse Spider Male to 15mm. Normally not aggressive, ground dwelling spider. Watch for wandering males, which will bite if provoked. Toxic venom and painful bite.

Stand clear.

Black House Spider Female up to 18mm. Male up to 9mm.

Builds a web and seen commonly around doors, window frames, eves and awnings. Timid but has painful bite, swelling and nausea. Use vacuum to remove and dispose of in plastic bag using gloves.

In case of bite Pain of discomfort occurs in all spider bites. Rest and elevation. Local application of ice packs and lotions.

Simple analgesics and antihistamines.

In some patients, anaphylactic reactions may occur after insect bites and these may be life threatening.

Get to a hospital fast.

Wolf Spider Female up to 35mm. Male up to 20mm.

Not aggressive, ground dwelling and often found in the garden
