here is a growing trend among home-owners in western Sydney to group properties together to maximise both the land area and the sale price according to Matrix Property, Sydney’s prominent residential development site specialist.

“Home owners can effectively almost double the value of their land by joining with a few neighbours to create a larger site. Larger sites catch the eyes of developers who are all competing to buy land to build townhouse and apartment complexes on,” said Brian Crawford, of Matrix Property, also a long-term resident of western Sydney.

Mr Crawford said home owners are in the box seat, with investors desperate to find locations.

“It is becoming increasingly difficult for developers to find well-located sites in growth areas across Sydney and many are seeking land in western Sydney,

due to affordability and forecast population growth,” he said.

“But there can be pitfalls to site amalgamation also, and it is important land owners seek professional advice to ensure their strategy is on the right track and their pricing is to market values.

Developers are expert negotiators and many home-owners could wind up achieving less than they should if they do not have the right advice.”

Matrix Property is currently marketing two such sites in western Sydney that have been amalgamated by private land owners, seeking to capitalise on this trend and achieve the highest possible price for their land.

The first site at 22-26 Pioneer Street in Seven Hills (artist’s impression pictured) offers a site area of over 2,000 square metres and could potentially accommodate 40 two-bedroom apartments, subject to Council approval.

Another at 51-53 Kildare Road and 16 Allawah Street in Blacktown has a DA approval for 46 residential apartments.

It offers two premium street frontages and is close to many schools, TAFE and Blacktown Hospital.

“Both of these are generating strong interest due to their proximity to M2, M4 and M7 and the surrounding well-established social infrastructure,” Mr Crawford said.

“Developers see the growth potential in western Sydney and are keen to acquire as much land as possible.”

Planning For The Future “People often start with an unrealistic view of current spending”

T

he most common financial planning mistake is people vastly underestimating their spending habits. Only a small percentage of people record and track expenditure and those who don’t, rarely have complete understanding of their expenditure.

The best way to work out what you actually spend, is to look at your net income for the year and subtract what you saved; the rest is your spending. When most people look at that number they are shocked.

There will be extraordinary expenditure in that spending, but it is likely there will be next year as well!

Underestimating expenditure is a big problem for retirees and pre-retirees as all our planning centres on generating enough income to meet expenditure. If the expenditure is wrong, we

will incorrectly calculate the sum required to retire and how long retirement savings will last.

Underestimating expenditure also has consequences for wealth accumulators. It can lead to us believing we can afford higher loan repayments and over commit, we can be overly optimistic with our savings goals or be underinsured.

You are much more likely to achieve your financial goals if first of all you are aware of your spending habits and secondly in control of them. In the last few years there are a number of software programs that help to identify and track how much you spend and what you spend your money on.

Once you have identified what you are spending your money on, you are in a better position to determine what aspects of your spending you would like to continue and those you’d like

to reduce and develop a realistic budget.

One of the main reasons that budgets are so hard for many people is that they start with an unrealistic view of current spending; if you are starting position is more realistic, you are able to set more realistic goals.

Quite often it’s a simple as this and you’re no longer juggling an overcrowded, broken, or just plain ugly home. I want you to think about it because I’ve been there, a few years ago I did the new kitchen – can I tell you what the difference was for me?

My kitchen was horrendous; I went from a tiny, dingy, dark, timber monstrosity with holes worn through the benchtop; most of which were hidden because the cupboard layout was so poor that there was virtually no storage and everything had to live in the open.

The oven door opened across the doorway and the whole thing was foul. Did I enjoy this space or even want to be in there let alone cook?

Not a bit.

After the renovation I have a gorgeous white galley kitchen I adore, it’s efficient and organised, there’s masses of bench and storage and of course those clean sleek modern lines.

I love working in it.

My kitchen came as part of a whole renovation so I can’t tell you specifically what the kitchen added in real dollar value, but the whole renovation delivered immeasurable value as an occupant.

Back to that $40 a week for your new kitchen. Where does that come from? If you’re adding $30,000 to the average home loan, that’s roughly all it will add to the weekly repayments. Better yet, if you’ve been in your loan

for a little while its probable you can get a better interest rate and the savings might even cover the difference! I see so many of these as a broker where I can actually save you money and you get your beautiful new space too.
