he Australian Bureau of Meteorology is predicting a mild June, July and August thanks to building El Niño conditions, yet many Australians can still expect a fair serve of cold and blustery days this winter, which will add to the wear and tear on homes.

“The health insurance websites bombard us with tips for beating the winter blues, however it’s just as important to carry out a winter health check on your home before the mercury takes a tumble,” says Angus Raine, Chairman/CEO of leading property group, Raine and Horne.

The exterior of the home, focussing on gutters and downpipes, is often the first place to start according to Mr Raine.

“During autumn, leaves and other debris choke up the gutters and downpipes. This can lead to leaks, so it’s important that gutters and downpipes are cleared every 12 months,” says Mr Raine.

“When checking the drains, it’s also a good opportunity to look out for slipped or broken tiles, which will allow wet weather to seep into the ceilings and your home’s interior.

“To commission a roofing specialist to check drains, pipes and tiles, expect to pay a few hundred dollars, which will be money well spent, as complications on the roof have the potential to be very awkward and therefore costly to repair.”

Mr Raine advises that ignoring exterior paintwork, especially the eaves at the bottom edge of the roof, can also prove an expensive oversight.

“To ensure that exterior woodwork stands up to the rigours of winter – and summer for that matter – it’s critical that you apply a fresh coat of paint at least every four to five years, and more regularly if a property is close to the ocean,” says Mr Raine.

“If you take a DIY approach,

then it will cost only your time and a few tins of paint, although a professional house painter is also likely to uncover any potential problems that are not always apparent to the amateur tradesperson.”

The warmer winter weather will no doubt impact the sale of firewood this year, however if you’re using a wood fire, then a visit from a chimney sweep is a must.

“If you’re using a wood fire, then you should arrange to have the chimney swept at least once a year to ensure the chimney is not blocked and there is no soot build-up,” says Gerard Horton, Principal of the Sydney Chimney Sweep Company.

“For gas fires, make sure the flue outlet is not blocked or obstructed as this can prevent dangerous carbon monoxide from escaping your home.”

Mr Horton says depending on where you live, you can expect to pay $220 for a professional sweep.

More support for first home owners M

ore land is being released and rezoned for thousands of new homes in Western Sydney, as new figures show 100,000 homes have now been built since the election of the NSW Coalition Government.

And the NSW Government has announced measures to help even more families get into the housing market – with the threshold for the First Home Owner Grant for new homes boosted to $750,000.

“In western Sydney there is a massive housing boom occurring and the unlocking of up to 6,600 new housing lots at three sites will boost housing supply and make homes more affordable,” NSW Premier Mike Baird said.

“The NSW Liberals and Nationals Government is fast-tracking the release and rezoning of land for housing in western Sydney, while delivering the critical infrastructure needed to support these new homes.

“We are seeing fields in western Sydney transformed into vibrant new suburbs, which in addition to boosting housing supply is also creating thousands of jobs for tradies and builders.

“The NSW Government is ensuring these new homes are delivered close to local jobs, with strong public transport and road links.

“That is why we’re getting on with the job of building the North West Rail Link, the South West Rail Link, WestConnex, and upgrading roads including Schofields Road and Camden Valley Way.” The sites being rezoned or released are: • Marsden Park North: Release of land for up to 4,000 homes close to the new Cudgegong Road Station being constructed as part of the North West Rail Link and close to Schofields and Riverstone stations on the Western Line. “We are getting on with the job of freeing up land supply while ensuring the financial support is in place for young families entering the market.

The Australian Competition and Consumer Commission (ACCC) is proposing to allow the brick and block manufacturing industry to continue charging a levy on the sale of clay brick and concrete masonry products.

The Australian Brick and Blocklaying Training Foundation, Think Brick Australia and the Concrete Masonry Association of Australia are seeking to apply the levy to fund programs to address a shortage of trained bricklayers.

Think Brick Australia and the Concrete Masonry Association of Australia will match the funds raised.

The levy adds around $15 to the cost of building the average house. It will be used to continue to fund programs run by the ABBTF to promote bricklaying apprenticeships to school leavers and bricklayers and to assist apprentices in completing their training.

“The programs funded by the levy help address the problem of a shortage of bricklayers, by making it easier to take on an apprentice, which will encourage more bricklayers to do so,” ACCC Commissioner Dr Jill Walker said.

“Having enough apprentices means construction is less likely to be held up due to labour shortages, which reduces the cost of building.”

The new 4K home cinema projector has been introduced to expand Sony’s 4K home cinema range. It will sit alongside the VPL-VW1000ES, the world’s first 4K native home cinema projector, launched in January 2012.

The 4K offers DCI based 4096 x 2160 resolution, delivering the very highest quality content.

The 4K experience is created using native 4K SXRD panels that utilise Sony’s 4K expertise from the professional digital cinema

market. In addition, the projector has the latest HDMI standard, which allows action to appear smoother, without the need for the electronic enhancement of pixels.

The latest 4K projector also features an exclusive Super Resolution 4K upscaler called Reality Creation.

This dramatically enhances high definition content, allowing viewers to enjoy 4K images with their existing Blu-ray Discs, even in 3D. Furthermore, it has an original 4K up-scaling algorithm designed for “Mastered in 4K” Blu-ray Discs from Sony Picture Entertainment, which enable the viewer to enjoy more accurate 4K native picture quality.
