There are places you visit, and places you choose. Marbella belongs to the second category. Not because of the sun alone, although the Costa del Sol delivers it generously. Marbella works because life here continues beyond summer: international schools stay open, restaurants remain full, golf courses stay busy, and the sea forms part of the daily routine rather than the holiday backdrop. For those relocating, the appeal is practical as much as emotional: established residential communities, private healthcare, international education, airport access, year-round services and one of Europe’s most mature international property markets. A morning walk by the sea. An afternoon on the golf course or in the hills. Dinner outside in October. That is not a holiday in Marbella. That is a Tuesday.

Get your NIE, TIE and local registration

Check your nationality route Your passport determines your starting point. EU, EEA and Swiss citizens do not need a visa to live in Spain, but must register as residents if staying longer than three months and obtain the EU Registration Certificate, which includes the NIE. Non-EU citizens need a visa or residence authorisation. British citizens arriving after Brexit are treated as non-EU nationals, and tourist stays are usually limited by the Schengen 90/180-day rule. Property purchase and residency are separate: Spain’s real-estate Golden Visa closed in April 2025.

The NIE is your foreigner identification number and is needed for banking, property purchases, utilities, tax, vehicles and most official procedures. EU citizens usually obtain it through the EU Registration Certificate. Non-EU citizens are normally assigned a NIE during the visa or residence process and, once in Spain, must apply for the TIE, the physical Foreigner Identity Card proving legal residence.

Choose the right visa

For non-EU nationals, the main relocation routes are usually the Non-Lucrative Visa and the Digital Nomad Visa. The Non-Lucrative Visa suits retirees or people living from savings or passive income, but it does not allow work in Spain or abroad. The Digital Nomad Visa is for remote workers serving employers or clients mainly outside Spain; Spanish clients cannot exceed 20% of business income. Applicants must prove income, insurance, clean records and professional background. Other routes exist for employees, entrepreneurs, students and EU family members.

After securing an address in Marbella, register on the padrón at the Town Hall, as it is required for schools, residence procedures and local services.

Arrange healthcare and insurance

Plan tax before arrival

Most international residents in Marbella use private healthcare, at least at the beginning. The area has a strong private medical network, including Quirónsalud Marbella, HM Marbella and Hospiten Estepona. NonEU applicants for a Non-Lucrative Visa need private health insurance with full coverage in Spain.

Tax planning should be done before moving to Spain. You may become tax resident if you spend more than 183 days in Spain in a calendar year, or if your main economic interests or close family are based there. Tax residents are generally taxed on worldwide income; non-residents only on Spanishsource income and assets.

Digital Nomad applicants must confirm whether they require Spanish Social Security, a certificate of coverage from another country or qualifying private insurance. EU pensioners should not rely on the EHIC for permanent residence; the usual route is the S1 form.

Qualifying new arrivals, including some Digital Nomad Visa holders, may benefit from the Beckham Law special regime. Foreign asset reporting, crypto declarations, Wealth Tax and the solidarity tax should also be reviewed.

Open a Spanish bank account

Marbella is not one single market. The Golden Mile, Puerto Banús, Nueva Andalucía, San Pedro, Elviria, Sierra Blanca, La Zagaleta, La Quinta and El Madroñal offer different lifestyles, prices and investment profiles.

A Spanish bank account makes everyday life easier. Utilities, community fees, insurance, taxes and many official payments are still simpler with a local Spanish IBAN. Sabadell, CaixaBank, Santander and BBVA are commonly used by international residents in Marbella and across Spain.

Buy with the right structure, using an experienced estate agent and a Spanish lawyer from the start. Due diligence should cover title, charges, licences, taxes, community debts, utilities and rental restrictions. Also plan purchase taxes, non-resident seller withholding, and a Spanish Will to simplify future inheritance procedures.

Wise and Revolut can be useful during the transition, especially for currency exchange and international transfers, but they do not replace a Spanish banking relationship for every administrative need. Opening the account early can also help when arranging housing, insurance and tax payments.
